PROJECT BRIEF
Layorean Residences is a 10-storey fully-furnished
student dormitory located at 930 AH Lacson Ave,
Sampaloc, Manila, developed
by Layorean Enterprises. The building is surrounded by
various commercial establishments and it is just behind
a well-known university. It is located near a national
road and has a diverse mode of transportation along
Lacson Avenue.

Façade Description

• Front Elevation
At the ground floor located is the vehicular entrance, a wrought iron
accordion door provided with complete locking mechanisms. There
are also two jalousie windows and a fixed window beside the
entrance. For the second floor up to the tenth floor, on each level,
there are four casement windows and a jalousie high window at the
center. The wall at the ground floor has a concrete groove finish
with a laid hollow blocks pattern. The rest of the front elevation is
finished with a 1-feet concrete groove. There are also pre-cast
exterior moldings between each floor and concrete railings at the
roof deck. A multi-purpose hall stands on the roof deck.
Façade Description

• Rear Elevation
A perimeter wall makes up the ground floor up to the mezzanine
floor. For the second floor up to the tenth floor, on each level,
there are four casement windows and an awning with a fixed
window at the center. The whole rear elevation has a plain
cement painted finish.
