Influence of technological factors and homeownership through mortgage financing in Kenya

The uptake of mortgage just like any other business today is being affected by technological fact... more The uptake of mortgage just like any other business today is being affected by technological factors. The purpose of this study was to establish the influence of technological factors on the growth of home ownership through mortgage financing in Nairobi County, Kenya. A descriptive survey of 92 credit managers in 43 mortgage banks and 393 mortgage customers selected from a population 24,000 employees of three parastatals was conducted. Secondary data was collected from published financial statements of CBK, mortgage lenders, and Kenya National Bureau Statistics (KNBS) for the period of 30 years. The study established that technological factors had a statistically significantly influence on the growth of homeownership through mortgage financing in Kenya ( = 0.439, t = 13.412, p &lt;0.05). The study also determined that decisions by mortgage customers are strongly influenced by the rapid changes that new technologies offer. The study concluded that while the technological drivers for change are often perceived as disruptive, they are neither sudden nor random and thus appropriate positioning will help mortgage firms to gain more customers and also continue attracting more clients. The study recommends that the mortgage industry players need to consider the technological factors in the policy making process which can enhance the mortgage uptake in Kenya. The study also recommends that lenders must have a technology that is capable enough to get homebuyers into their dream homes faster, customize engagement with their unique customers, stay in contact throughout the process and respond to homebuyers needs on their terms.

For businesses seeking successful and long term participation in market, it’s expedient that they choose clear marketing strategies. The study therefore sought to assess the influence of marketing strategies on performance of the water and sewerage companies in Kenya (A case of Nairobi City Water and Sewerage Company). Since provision of water and sewerage services in Nairobi city and it’s environ in Kenya has for a long time been characterized by poor service delivery, inefficient management and lack of sound strategic approach in addressing the demand for the services. Though the concept of marketing strategies is relatively young and yet un-established and also marketing strategies effect on NCWSC’s performance is considerably vague, the effects are unclear since they have not been studied much, especially in different water companies. The researcher attempted to address the gap or primary research problem through investigating the kind of marketing strategies which are most positively and effectively relates to the achievement of set goal of NCWSC’s performance. The objectives of this study were to establish the influence of online marketing strategy, branding marketing strategy, relationship marketing strategy and market dominance strategy on the performance of water and sewerage companies in Kenya. The study adopted a descriptive research design which involved observing and describing the behavior of a subject without manipulation, the target population was 300 and a sample size of 171 respondents was used. The sampling design was random sample and the data collection method was questionnaires. The study was analyzed using a quantitative analysis software known as Statistical Package for Social Sciences (SPSS) version 23. The conclusions were that; online marketing strategy can significantly improve the performance of Nairobi City Water and Sewerage Company in Kenya, improvement of branding marketing strategy can increase the performance of NCWSC in Kenya, high levels of relationship marketing strategy increases the performance of NCWSC in Kenya, high levels of market dominance strategy improves the performance of NCWSC. The study recommends that the management of NCWSC in Kenya should always use social networks such as face book and twitter when advertising new services, and also they should carry out direct marketing which can help them interact directly with customers, hence achieving organization goal, which is to provide quality and efficient services to Nairobians and environs.

This is especially challenging to organizational managers since they have to design and implement strategies that can achieve and sustain higher performance levels. This change has brought companies new realities in the form of new business opportunities for growth and, at the same time has exposed them to new competitors. This has caused companies to invest many resources in devising new effective strategies to take advantage of the new opportunities, whilst protecting their market positions, which are crucial to their continued economic existence. Effective implementation of strategy has become the goal of many organizations. However, in translating their grand plans into action, unacceptably high rates of failure have been reported among many companies. The purpose of this research was to establish the factors influencing strategy implementation of Saccos in Kenya; a survey of deposit taking Saccos in Nairobi County, Kenya. The study was guided by the following objectives: To establish the influence of organization leadership, organization’s structure, organization’s resources and adoption of technology on strategy implementation of deposit taking Sacco’s in Nairobi County. The study was conducted in Nairobi County and the target population comprised of senior managers in the departments of HR, Planning & Finance, debt collection and ICT for all the thirty eight (38) deposit taking Saccos in the County. The researcher adopted the questionnaire as data collection tool. The researcher used statistical package for social studies SPSS version 20 to analyze responses from 84 respondents. The data was analyzed descriptively and a model was obtained for the regression of the variables. It is evident from the results that all the factors combined attribute to 65.2% of the observed variance in strategy implementation. The study concluded that Deposit taking Saccos should therefore strive to ensure proper leadership, have put functioning structures, avail sufficient resources and adopt latest technologies to be able to carry out strategy implementation The research recommended that deposit taking Saccos should adopt practices to optimize the contribution of human resource in the strategy implementation by enhancing coordination and implementation of activities by the management committee, also an assessment on strategy implementation be carried out frequently and key issues be addressed on time and that organizational structure be tailored and aligned with strategies being implemented and adopting the latest technologies in their operations.

Consequently, in order to improve and sustain their competitive advantage, many companies are also exploring the field of knowledge management. We examined factors that influence knowledge management success, namely organizational culture, knowledge strategy, information technology and leader behavior using a descriptive survey of 216 low, middle and top-level managers from public companies in Kenya based in Nairobi. Primary data was collected using structured questionnaires. The overall response rate was 72 percent. Descriptive statistics were used to summarize the analyzed survey data into frequencies and means. The findings were that organizational culture (β = 0.185, t = 5.436, p < 0.001), knowledge strategy (β = 0.368, t = 9.622, p < 0.001), information technology (β = 0.338, t = 9.247, p < 0.001) and leader behavior (β = 0.187, t = 4.764, p < 0.001) had a positive and significant influence on knowledge management success. Based on these findings, it is recommended that organizations have a knowledge strategy and enhance their information technology because these were found to have the greatest influence on knowledge management success.

Statement of the Problem: Strategy is concerned with the relationship between an organisation and its environment hence the need for managers to be aware of the environment in which they operate. However, empirical literature on the extent to which managers comprehend the external environment facing their organisations, how this relates with performance and how decision making affects this relationship is scarce. Research Methodology: By adopting a positivist paradigm a descriptive survey cross-sectional of 520 SMEs managers in Kinshasa was conducted to ascertain the moderating role of decision making on the relationship between managers’ comprehension of external environment (political, economic, socio-cultural, legal and technological factors) and performance of SMEs. Primary data was collected using structured questionnaire. The data was coded and analyzed with the SPSS version 23 program. Results: It was found that intuitive decisions were being made more than rational ones by the SME managers and that intuitive decision making was more strongly related with performance than rational decision making was. Further, as a moderator, intuitive decision making increased the strength of the relationship between comprehension of external environment and performance. Conclusion: The study concluded that decision making moderates the relationship between manager’s comprehension of external environment and performance of SMEs in Kinshasa. Recommendation: It was recommended that, management should always ensure them assess all the factors that are likely to affect their business before making decision and once decision is made it should be communicated to all the employees. In particular, the study investigated the inconsistency in the relationship between Human Relations and Organizational Performance. Several studies have been conducted in this field and they delivered inconsistent results with some arguing that there is a positive direct relationship between the two variables while others say that there is no relationship between the two variables while others recommend further research in this field since they argue that the relationship is not clear. The findings of the study indicated that Human relations have a significant relationship with organisational performance in referal hospitals in Kenya and that human relations explained 41% of the variations in performance. The results further indicated that a unit change in human relations, would result to 0.079 increase in performance. Human relations positively and significantly influenced the performance of referral hospitals in Kenya. (B1=0.079, P=0.000). The understanding of Generational differences at the workplace has been identified as a key requirement in implementing measures for effective employee retention. Within the telecommunications firms in Kenya, the problem of employee retention is a major challenge to the telecommunications firms. This paper thus examines the effect of generational differences on the retention of engineers in telecommunications firms in Kenya from the generational theory and generational cohorts theory perspective. This study used the cross-sectional and descriptive survey research design. Data were analyzed using descriptive and inferential statistics. We found that there exist a statistically significant variation in employee retention across the generational cohorts as observed through employee engagement, job satisfaction and organizational commitment (continuance commitment, affective commitment and normative commitment). These findings extend the theory regarding employees' retention and have implication for employee retention practices which should be differentiated across the generational cohorts.

A descriptive research design was adopted where a census survey of all banks was conducted using a self-administered structured questionnaire to collect data. The respondent from each bank were purposively selected. Data collected was analyzed using descriptive statistics with the aid of statistical package for social sciences (SPSS) version 23. There was a statistical significance relationship between corporate restructuring, and performance. The results showed that corporate restructuring significantly influence performance. The null hypothesis was therefore rejected. It was concluded that corporate restructuring influences performance of Tier 3 banks in Kenya. Based on these findings, it was recommended that banks perform continuous review of corporate restructuring strategies to include other external and internal factors that may interfere with financial products in order to reassure their market share and satisfactory reevaluate and update their technology to produce new innovations or products that may increase their customer share, and tailor their organizations goals in a way that suits their leadership styles.
