I first read this pre-teen book at about age 9 or 10, and, like the reviewer on this site says, it was the scariest book I had read to that point, and a jumping off point to a lifetime of reading ghost stories.  I've re-read it several times as an adult, and it still holds up.  Interestingly enough, as an adult I coincidentally became friends with a woman who turned out to be Patricia Clapp's daughter-in-law.
