Real Estate Can Change Your Life
Real estate is the most powerful way to take control of your financial destiny and personal freedom. In this book, I’m going to prove that that statement is true, and I’m going to show you how to close your first deal in a way that’s manageable and actionable…even if you’ve never invested in anything before.
This book is not filled with advanced tactics and strategies for people who have already achieved massive success in real estate. While you might find some useful tips and tricks if you already have experience in the industry, this is a book that, unlike many others, is designed for an absolute beginner. Throughout this book, I’m going to give you a series of steps that you can take to make something magical happen and find success in the real estate game.
If you look at my catalog, you’ll notice that I have dozens of books on authorship, building an online business, and working in the digital world because those are my areas of expertise. I’ve been running my own business for nearly a decade, and it’s allowed me to live on a tropical island paradise with my family, build up a team of twenty employees, and work from home so that I’m always near my kids.
I’ve always been interested in the world of real estate, but I’ve never been an expert. As a ghostwriter, I’ve worked on a few real estate projects, but nothing has ever excited me as much as learning about Dave’s deal on our little island.
Dave and I live on the same tropical island. A few years ago, he bought a piece of land and sold it for fifteen times his investment just two years later. I watched Dave throughout this entire process, and I realized that this guy is brilliant – especially because his initial investment was just around the cost of a car!
Dave is an expert at small deal real estate (micro-deals) and has developed a nearly foolproof system called the 3-2-1 process. As you work your way through this book, you’ll learn all about his process as you go from buying your first home to buying your own small apartment building.
Unlike most other real estate books, the 3-2-1 process doesn’t assume that you have a massive amount of money to invest. The mere mention of large upfront investments has always made me shy away from buying real estate. Instead, we’re going to assume that you have no money to start with, and we’re going to give you a system that you can implement to find massive success in the real estate industry.
When I first learned about Dave’s success in the real estate world, I decided to conduct a series of interviews to delve deep into his real estate process and ask him the questions every beginner would want to ask. We then transcribed our conversations and turned them into this book so that you can follow Dave’s journey to success and find success of your own.
As Dave and I sat down for dinner, he wasn’t writing a book for the world. He was just telling me his story and teaching me how to dip my toes into the real estate world. Essentially, I had a seat at the table with not just a mentor but a good friend.
In this book, our voices sometimes flow back and forth. There will be parts that are me, parts that are Dave, and parts where you might not be able to tell which of us is talking. But that doesn’t matter. What matters is the content, lessons, and strategies outlined in this book that you can implement to find success.
At the end of this book, you can decide whether our strategies helped you by asking yourself two simple questions: if you understand the 3-2-1 real estate process and if you feel confident that you can take action. If the answer is yes to both of those questions, then Dave and I have succeeded in helping you along this journey. And that is our ultimate goal.
Who Should You Trust?
It’s easy to get excited about advertisements and books that look good, but there’s a big difference between a book that’s popular and a book that works. If you’re reading this book, there’s a strong chance that you’ve already read another real estate book. But if that book had worked, you wouldn’t be reading this one.
My advice to you is to determine if someone is worth listening to before you follow their message. Before we get into this process, let me tell you about the two authors of this book.
Dave and I live on the same tropical island. I can’t guarantee that we will both live on this island forever because we’re at different stages in our lives. I have several kids with more on the way, while Dave is older than me and at a different point in his life. He settled down here for a couple of years, and now he’s thinking of hitting the road and chasing his next adventure.
