Assets under management are principally invested in real estate and non-performing corporate loans secured by real estate. Indotek is active across all classes, and it is market leader in the class B and C segments.

We consistently strive to develop optimal solutions in all of our activities from property refurbishment to sales and leasing.
We are constantly seeking market opportunities and we are particularly focused on ensuring that our investments are highly profitable; with this in mind we continue with our expansion plans across Europe.
Diversified portfolio: Our ever-increasing portfolio comprises more than 1.7 million square metres of buildable and leasable area, and we operate more than 30 office buildings and some 100 warehouses, industrial halls and logistics parks.
In the mid-2010s Indotek also entered the commercial real estate market, and we now operate more than 20 shopping centres in Budapest and the countryside. The properties operated by Indotek accommodate over 3,500 tenants.
The Group is predominantly active in Hungary but we are also seeking investment opportunities in the Central, Eastern and Southern European markets. We are currently present in or exploring the possibility of entering 14 countries.

Our ambition to create value also has an effect on the social initiatives supported by the Group, and we have helped a number of Hungarian organisations sharing this goal over the years.
We predominantly look to cooperate with organisations active in promoting a better future for young people, family safety, healthcare or education.
Indotek as a dominant player in the real estate market has always attributed great importance to promoting professionalism and recognising outstanding achievements by young talents. That is why in 2019, together with the Portfolio Group, we established the Real Estate Talent of the Year Award, which provides an opportunity to highly talented young professionals to present their value-adding projects to the profession and raise their profile.

Day-to-day operations are overseen by its founder, chief executive officer and majority shareholder Dániel Jellinek, who has more than twenty years of experience in the real estate sector, assisted by the management.
Members of the Group
Indotek Investments Alapkezelő Zrt. engages in investment fund management, managing closed-end funds only. It specifically purchases industrial, office and commercial properties that can deliver added value following restructuring repositioning, leasing or sale. Such properties may be purchased in carefully selected arms-length transactions but the company regularly acquires properties in liquidation auctions and bank-assisted distressed property sales as well.
A financial enterprise, Bohemian Financing Zrt. is responsible for the liquidity management of the entire Group, and it is also in possession of all the licences and permits required for purchasing receivables on a commercial basis and for lending. The latter activity is limited to a select group of corporate clients and all loans must be secured by real estate.
In-Management Kft. is responsible for operating and selling the properties of the Group. Its vast portfolio of properties makes it a leading property manager.
The Indotek Group established a company of its own, AMD Services Kft., to provide maintenance and technical services to the entire Group, thus ensuring that it is completely self-sufficient when it comes to operation and project management.
Indotek Lízing Zrt. is a private company limited by shares, which provides real estate finance leases solely to businesses and other legal entities registered in Hungary.
Reconcept Befektetési és Tanácsadó Kft. was founded in 2010 and provides corporate finance and business restructuring services. Uniquely in the Hungarian market, it strives to find effective long-term solutions for the complex financial problems of struggling but salvageable businesses.

Our asset management team ensures that the properties managed by the Group increase in value and that its investments achieve the highest possible return. We identify the highest and best use of each project, repositioning properties in the market if necessary.
Property management
The staff of the Property Management Department coordinate and carry out the work involved in operating, letting and selling the diverse range of properties comprising our portfolio. Our principal operational tasks are to liaise with existing tenants, to coordinate any maintenance- and operation-related work required by them and to optimise operating costs and carry out regular technical checks, all of which significantly contribute to increasing the value of our portfolio. Letting or selling the properties in our portfolio is an important part of our activities. Thanks to the broad range of our buildings and locations we can cater for widely different needs, ranging from small offices to warehouses, production halls and even shopping centres in more and more locations in Hungary.
Technical coordination and project management
Our company has successfully implemented a number of development projects and acquired a wide range of relevant experience from tendering to implementation and to delivery. Project processes are overseen and supported by entities within the Group. Our development references include logistics parks and new-build condominiums. We carry out projects related to maintenance, energy efficiency, aesthetics and other types of renovations and tenant fit-outs in our industrial, warehouse and office buildings.
Arranging financing
When required, we can also obtain bank financing for our projects. Our professional team includes experts in bank project financing, so the financial risks of projects are minimised, allowing our investors’ equity to work as efficiently as possible.

We have extensive experience in valuing both individual claims and loan portfolios; in terms of volume we have purchased more of such assets from banks than any other market player. We have the legal expertise essential for taking over and enforcing payment of loans, and we also have the business experience and the contacts enabling us to maximise returns, with or without the cooperation of the parties concerned.
