    Dear Sir: Greetings! My client, Mr. RAMON SARANGAYA, came to my office, informing me his intention to fully settle his outstanding loan obligation to you, amounting to THREE HUNDRED TWENTY THOUSAND (P 320,000.00) PESOS, secured by a parcel of land with an aggregate area of 3.5 hectares situated at Barangay Santa Rosa, Santiago City (Photocopy copy of written agreement is hereto attached ). While court action is an option and appears to be convenient under the circumstances, however, in order to preserve our cordial relations, and to avoid unnecessary expenses of litigation which will entail payment of attorneys fees and costs of the suit, we have decided to give you this chance to honor your commitment. In view thereof, please reach us thru our telephone number ______________, if you are ready to return the collateral land or any mode of action most expedient for you within ten (10) days from receipt hereof. Otherwise, much to our regret, we shall be constrained to bring this matter to court for the protection of our clients rights and interests.
