That we hereby warrant our possession and ownership over the above described parcel of land free from all liens and encumbrances and there is no building and/or structural improvements found thereon; That Article 1623 of the New Civil Code of the Philippines has been complied with and the said parcel of land does not fall within the purview of RA 3844 or the Land Reform Code of the Philippines and allied presidential decree and circulars of the Department of Agrarian Reform; That the said parcel of land has not been titled or registered under the Spanish Mortgage Law or the Land Registration Act (496) hence, the parties agree to register the same under Sec. 194 of the Revised Administrative Code as amended by Act 3344 and further amended by Sec. 103 of P.D. 1529; IN WITNESS WHEREOF, we have hereunto set our hands this ___ day of ____, _____ at __________________.
