THIS AGREEMENT OF LEASE entered into at Hyderabad this the 15 th day of March 2017
by By MRS.G.SRAVANTHY W/o Mr.SRIDHAR RAO SAYPURI, hindu aged about 33
years, H.No. 1-8-450/1/A-6,Indian Airlines Colony,Begumpet, Hyderabad-500016.having
PAN AOAPS0385J. Hereinafter called the LESSOR which expression shall wherever the
context permits mean and include his heirs, executers and legal representatives of the ONE
PART.
WHEREAS the LESSEE proposes to utilize the second floor premises for office use and
with the view proposes to take on lease the DEMISED PREMISES.
Whereas the lessor has agreed to lease out and the LESSEE has agree to take on lease the
DEMISED PREMISES on the following terms and conditions:
1. The Lease Shall be for a period of one year from 15th March 2017.
2. The rent and amenities for the demised premises is Rs.23000/-(Rupees Twenty
Three Thousand only) per month including building maintenance which shall be
payable at the rate of 11500/- each to both the LESSORS.
3. The rent and amenities stipulated shall be paid to the LESSOR for every English
calendar month, on or before the 5th of the succeeding month.
4. The Municipal Property tax and other taxes on the property and lands payable on
the Demised premises shall be paid by the LESSOR.
5. The LESSOR shall give possession of the Demised Premises on 15 th March 2017
and the tenancy shall commence from the same date.

8. Electricity charges will be paid by the LESSEE every month as per meter reading.
9. The LESSOR shall renew lease for one year on expiry of the lease, with escalation
of 5 %( Five per cent) increase in last paid rent. However further renewals shall be
made on such terms and conditions as may be mutually agreed upon.
10. That the LESSEE paying the hereby reserved and performing and observing the
covenants and stipulations on its part herein contained, shall during the said term,
peacefully hold and quietly enjoy the DEMISED PREMISES without any
interruption by the Lessor or any person lawfully claiming under or in trust for the
Lessor
11. The LESSOR and LESSEE, either parties shall give two months advance notice to
each other for vacant of leased out premises in writing only.
12. The LESSOR or his authorized representative will inspect the premises whenever
necessary during reasonable hours in day time in order to examine the state and
conditions of the premises.
13. No alteration of any kind of the Demised Premises any part thereof except for
interior decoration if any, may be carried out by the LESSEE without prior written
permission of the LESSOR.The Lessee undertakes to maintain the Demised
Premises in good condition, reasonable wear and tear excepted.
14. The LESSEE shall not store any offensive or contraband goods or transgress or
violate any of the local law or laws in force from time to time.
15. The LESSEE shall not sub-let the whole or any part of the Demised Premises to any
other person or company except its own group company.
16. In default of the faithful performance of any of the above conditions including
where the rental is not paid for a consecutive period of two months, the Lessee is
liable to be terminated irrespective of the period mentioned above.
17. The LESSEE agrees to deliver possession of the Demised Premises on the expiry of
the period of Lease covered by this agreement in a good condition as it was when
the LESSEE obtained possession, reasonable wear and tear or damage by tempest,
earthquake, fire, military, mob violence, Act of God or any other accident due to
irresistible force beyond the control of the LESSEE excepted.
