    DEED OF DONATION

    KNOW ALL MEN BY THESE PRESENTS:

    That, for an in consideration of the love and affection which I bear for the donee, I, JURY
    JASON B. JUNSAN, Filipino, of legal age, single and a resident of No. 7, West Aguila St, Green
    Cross Subdivision, Quezon City, Manila, have donated, as I hereby donate, to the Donee,
    CENTRAL PHILIPPINE UNIVERSITY, a corporation duly organized and existing under
    Philippine laws, that certain parcel of land and the improvements thereon located at No. 9, West
    Aguila St. , Green Cross Subdivision, Quezon City, covered by Transfer Certificate of Title No.
    12345 of the Registry of Deeds of Quezon City, and which is more particularly described as
    follows:

    “A PARCEL OF LAND (12 Luna St., Sampaloc, Manila of consolidation


    subdivision plan (LRC) Pcs-13265, being a portion of the consolidation of Lots
    1231-A and 1231-B (LRC) Psd-50533, Lot 3, Psd-100703, Lot 1, Psd-150980,
    LRC Rec. Nos. Nos. N-27024, 51768, 89632, N-11782, N-13466, and 21071
    situated in the Green Meadows Subdivision Luna St., Sampaloc, Manila.)
    Bounded on NE., point 4 to 1 by Road Lot 122, on...to the point of beginning;
    containing an area of (300) square meters more or less..."

    Provided, that such parcel of lands shall be utilized only for charity purposes. In the event
    that the conditions of the donation, as contained herein, are not complied with by the DONEE
    within one (1) year after the latter's failure to comply with the same is brought to its attention, this
    donation shall be automatically revoked and rendered ineffective and the DONOR shall regain
    ownership over the property and shall have the right to recover possession of the same.

    And I, the above-named donee, do hereby accept this donation with deep gratitude to the donor.

    IN WITNESS WHEREOF, the parties hereto have signed these presents, at Quezon City,
    Philippines, this 25th day of April, 2018.

    I further certify that the foregoing instrument is a deed of donation of a parcel of land with
    the improvements thereon located at No. 9 West Aguila St., Green Cross Subdivision, Quezon
    City, and consists of two (2) pages, including this page, and signed on each and every page by the
    said parties and their instrumental witnesses.
