    By virtue of the authority given to me by my client, xxxxxxxxxxxx., to sell his/her real estate
    property, to wit:

    I hereby extend to you this authority to sell the above property within one (1) year from date of
    signing. Should you be successful in offering the above property, I oblige myself to give you
    whatever net commission and/or fees agreed upon from the seller immediately upon receipt
    thereof. It is understood that the payment of realty tax, documentary stamp tax, capital gains tax,
    notarial expenses, transfer tax and registration expenses shall be borne by your Buyer. It is
    agreed that in all transactions or negotiations regarding your buyer and this property, you shall be
    informed and you shall always be present together with me with utmost transparency.
