INTRODUCTION
Mrs chamila who’s in profession as a lecturer wants to build a two storey house in Nawala
area.

We have to advice him from the initial stage of the project. First of all we discussed the
client’s
requirements. According to her requirements we have to select the suitable land.
Then we have to do the feasibility studies of the client.
o Financial feasibility
o technical feasibility
o environmental impacts
o traffic management
After analyzing the feasibility of the project we have to design the modern two storey house
with the architectural specifications & structural details. We have to use auto cad to develop
the 2D & 3D designs.
Building services is the other important part. We have to draw the electrical, plumbing &
waste water disposal plans.
Finally quantity surveyor has to prepare the estimate for the substructure of the proposed two
storey house
1. PROJECT INTRODUCTION
We have to build a two storey residence (Ground +1st floor) for Mrs chamila at Nawala area.

Client is a lecturer, so has no advanced knowledge regarding the construction field. We have
to advise him from the initial stage of the contract.
When planning the house we have to consider the social, environmental & economic aspects
that can be affected to the project.
In Nawala area.
Between 15-25 perches.
Not too close to the main road and not too far from the main road.
Good neighborhood.
Calm environment.
Infrastructure facilities.

2. FEASIBILITY STUDY
First of all we had to select the suitable land based on the client’s requirements. Therefore we
visited several lands to select the suitable one. Land should be fulfill the following
requirements.
Land size – 19.6 perches land
Location - Nawala
Near to the main road
Easy access
Availability of necessary services

Finally we could select the most suitable 3 lands according to the above requirements

Task 3
Evaluate and produce pre contract details and documents to the particular project to
make an effective project proposal.
Pre – construction phase
At this stage the project brief should be finalized, a preferred option agreed and the
detailed design should be delivered within the identified parameters of time, cost and
quality. Clear identification and definition of the project is essential in order to
produce a better output.
Pre - construction phase covers the development of the detailed design, formulation of
the tender documentation, undertaking the tender process and concluding the contract
documentation.
Bidding Document
A tender is a submission prepared by a contractor, sub-contractor or a supplier in
response to an invitation to tender.
Tender documents are prepared to seek tenders and mainly to select a suitable
contractor.
The attached Bidding document is prepared by using SBD 04 (Standard Bidding
Document).
The reasons to select SBD 04 are:
SBD 04 is specially designed for Design and Build contracts.
SBD is not restricted under any maximum or minimum price such as
in SBD 01, SBD 02 and SBD 03. Any Tender price is applicable if the
contract of the construction project is design and build.
