UNILATERAL DEED OF ABSOLUTE SALE OF A
REGISTERED PARCEL OF LAND

KNOW ALL MEN BY THESE PRESENTS:
This Unilateral Deed of Sale of a Parcel of Registered Land has been made,
executed, and entered in La Trinidad, Benguet by and between:
La Trinidad Vegetable Trading Post Multi-Purpose Cooperative (LTVTPMPC), an

entity duly registered under Philippine laws, with office address at Vegetable Trading
Post, Km. 5, Pico, La Trinidad, Benguet, and herein represented by its General
Manager, Atanacio S. Atayoc, as per the Secretary’s Certificate issued by the said
LTVTPMPC, herein referred to as the VENDOR;
-and-
Jennilyn Bengala Lampuyas, likewise of legal age, Filipino, single and a

residence of MB-185, Puguis, La Trinidad, Benguet and herein referred to as the
VENDEE.
Witnesseth:
That the vendor is the owner of that certain registered parcel of land located at
Pongayan, Kapangan, Benguet with an area of Seventy Four Thousand Four Hundred
Fifty Seven (74, 457) square meters described particularly in Transfer Certificate of Title
No. 016-2016002754 as follows to wit:
(Please see attached copy of TCT No. 016-2016002754, for reference and for
the complete technical description of the afore-said property, hereto marked as Annex
“A”.)
That for and in consideration of the sum of Seven Hundred Thousand (Php
700, 000. 00) pesos only, Philippine currency, in hand paid to the Vendor and
acknowledged to have received from the Vendee, to his/its full and final satisfaction and
settlement, the Vendor hereby voluntarily and freely sells, cedes, conveys and transfers,
in an absolute manner as he/it hereby sold, ceded, transferred and conveyed unto said
Vendee, all the rights, title, ownership and participation which it has over the real
property described above.
The Vendor hereby warrants that the subject land sold by virtue of this deed is
free from any charges and that he/it shall defend the Vendee against any claim of
adverse party and/or third person whatsoever.
The land subject of this sale is not tenanted nor primarily devoted to rice and
corn production as of October 21, 1972. Further, the requirements of Article 1623 of the
New Civil Code have been complied with.
Furthermore, the parties hereby request the Office of the Register of Deeds and
Provincial Assessor, both of Benguet Province that a new certificate of title and Tax
Declaration be accordingly issued in the name of the vendee covering the above
described property sold and that the previous title be cancelled, after compliance with
the requirements of their offices.

This instrument refers to a Unilateral Deed of Absolute Sale of a Parcel of

Registered Parcel of Land consisting of two (2) pages including this page on which this
acknowledgment is written, and has been signed thereof by the parties and their
instrumental witnesses and sealed with my Notarial seal.
