Conflict Mediation
● If the landlord is contacting you, without issuing Detainer Warrant:
○ Record all interactions with landlord
■ Ask for emails and written correspondence
■ TN only requires a one-party consent to record interactions
● Use or download a voice recorder app

Financial Support
● If the landlord is contacting you, without issuing Detainer Warrant:
○ Seek financial aid, if conflict is based on rent payment
■ United Way
● acting as a grant administrator for both State and Local
CARES programs
● They request you visit & navigate their website, as wait times
can be quite long:

Personal Support
● Find your lease
○ If your landlord is trying to evict based on anything besides inability
to pay, it helps to have your lease outlining the agreement
○ Have the details of what you agreed upon, when speaking to your
lawyer
○ Should be obtainable through property management or landlord
○ Speak to a lawyer if you feel unsafe
● Know your finances
○ Previous tax filings & forms (W-2, W-7, W-9), pay stubs, proof of
unemployment (Termination or Furlough Notice)
○ Have a knowledge of your monthly expenses
○ The above is useful when seeking financial aid & proving
Personal Support
● Keep your cool
○ Landlord is running a business and should be professional and courteous
○ Record interactions, in case of escalation
● Talk to your neighbors
○ If renting in an apartment complex, there may be shared experiences
○ They may be able to assist or have information pertinent to your case
○ Forming relationships benefit everyone in long term
● Talk to your friends & family
○ Those closest to you are more likely to step forward when help is needed.
● Join an organization
○ Community organizations may be able to help or provide resources.
Served A Detainer Warrant

● Clear the date


○ You need to appear in court
● Contact a lawyer
○ Representation is your best bet to stay in your house
○ With some earlier preparation (see previous slides) you can provide your
lawyer with all they need to prepare a defense
● Relax, as best you can
○ You cannot be evicted without notice
○ The landlord cannot change the locks or shut off your utilities to make you
leave
○ In most cases, a landlord needs to go to court before evicting you
