    DEED OF ABSOLUTE SALE

    KNOW ALL MEN BY THESE PRESENTS:

    I, JIGGER BOY C. PUEDA, of legal age, Filipino citizen,


    married with residence and postal address at Bacolod City, for and in
    consideration of the sum of EIGHT HUNDRED FIFTY THOUSAND
    PESOS (PhP 850, 000.00), Philippine currency, to me in hand paid by
    and acknowledged to have received from
    _________________________________ (“BUYER”), of legal age,
    Filipino citizen, married, with residence and postal address at
    Bacolod City, do hereby SELL, TRANSFER, and CONVEY, in a
    manner absolute and irrevocable, unto the said
    ___________________________, his/her heirs, successors and assigns,
    that certain parcel of land [with/without improvements], situated at
    DC-2, Regent Pearl Homes Subdivision, Brgy. Tangub and more
    particularly described as follows:

    Registry of Deeds for BACOLOD CITY

    Lot: Lot 27, Block 18, Psd- 06-038463, being a portion of the
    subd. of Lot. 864, Bacolod Cad;
    Location: Brgy. Tangub, in the City of Bacolod, Province of Negros
    Occidental, Island of Negros.
    Boundaries:
    SE., along line 1-2 by Lot 28;
    SW., along line 2-3 by Lot 29;
    NW., along line 3-4 by Alley 12;
    NE., along line 4-1 by Lot 25;

    All of this subd. survey. Beginning at a point marked “1” on the


    plan,being S. 07-52 W., 1056.01 meters, from BBM No. 25, Bacolod
    Cad., thence;S. 10-23 W., 6.00m. to point 2; N. 79-38 W., 10.00m. to
    point 3; N. 10-23 E., 6.00m. to point 4; S. 79-38 E., 10.00m to point 1;
    point of beginning. Containing an area of SIXTY (60) SQUARE
    METERS, more or less.

    I hereby represent and warrant: that I have a good, valid, and


    subsisting right, interest, and title to the afore-described property
    herein sold to the BUYER; that the above-described parcel of land is
    free from any and all liens and encumbrances whatsoever; and that
    there is no pending, threatened or imminent action or controversy,
    whether administrative or judicial, involving or affecting the
    abovedescribed property. I undertake and agree to defend the title to
    the above-described property herein sold to the BUYER against any
    and all claims of third persons or entities, and to defend the BUYER
    against all actions for eviction.

    Furthermore, I further undertakes and agree to execute, secure


    and/or deliver any and all documents, contracts, agreements and/or
    other writings to complete and guarantee the title of the BUYER to
    the above-described property so that it may be validly and effectively
    transferred to and registered in the name of the BUYER. IN WITNESS
    WHEREOF, I have hereunto set my hand this
