DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:


This DEED OF ABSOLUTE SALE is made, executed and entered into by and
between:
I, BONGBONG G. MARCO of legal age, Filipino and with postal and residence
address Block 10 Lot 8 Villaseran Street Greenbreeze Village 3 Barangay San
Agustin 1 Dasmarinas, Cavite hereinafter referred to as the SELLER
And
I, OSCAR MIRANDA LABERINTO of legal age, Filipino Citizen, residing at No. 1710
Bliss Hulo Mandaluyong Metro Manila, hereinafter referred to as the BUYER
represented by JOCELYN BRILLO, of legal age, single, Filipino residing at Block 11
Lot 23 kamagong Street Phase 1 Villa Luisa Dasmarinas, Cavite. That the Buyer is
being represented in this act by his attorney-in-fact Jocelyn Bongon Brillo:
W I T N E S S E T H:
WHEREAS, the Sellers are the absolute and registered owner of a parcel of land
with improvements located at Barangay Langkaan Dasmarinas Cavite, covered
with TCT No. (057- 2022069177) containing an area of ONE HUNDRED EIGHTY
(180) SQM, and more particularly described as follows:
TRANSFER CERTIFICATE OF TITLE NO. (057- 202206977)
“A PARCEL OF LAND (LOT 8, BLK. 10 OF THE CONS. -SUBD. PLAN, PCS-04-
004147, BEING A PORTION OF THE CONS. OF LOT 7444, IMUS ESTATE & LOT 7460,
FLS-2298, LRC REC. NO. ), SITUATED IN THE BO. OF LANGKAAN, MUN. OF
DASMARINAS, PROV. OF CAVITE. BOUNDED ON THE SW., ALONG LINE 1-2 LOT 9;
ON THE NW., ALONG LINE 2-3 BY LOT 6 BOTH OF BLK. 10; ON THE NE., ALONG
LINE 3-4 BY ROAD LOT 3; AND ON THE SE., ALONG LINE 4-1 BY LOT 10, BLK. 10,
ALL OF THE CONS. -SUBD. PLAN, BEGINNING AT A PT. MARKED “1” ON PLAN,
BEING S. 0 DEG. 38’W., 281.40 M. FROM L.M. NO. 144, IMUS ESTATE; THENCE N.
22 DEG. 08’W., 10.00 M. TO PT. 2; THENCE N. 67 DEG. 52’E., 18.00 M. TO PT. 3;
THENCE S. 22 DEG. 08’E., 10.00 M. TO PT. 4; THENCE S. 67 DEG. 52’W., 18.00 M.
TO THE PT. OF BEGINNING, CONTAINING AN AREA OF ONE HUNDRED EIGHTY
(180) SQUAREMETERS.
WHEREAS the Sellers are willing to sell, and the Buyers are willing to buy
the above- described real estate property.
NOW THEREFORE, for and in consideration of the foregoing premises and
the total sum of FIVE MILLION PESOS ONLY (Php 5,000,000.00), the receipt of
which is hereby acknowledge to its full satisfaction, the Sellers by way of this
Deed of Absolute Sale, hereby SELL, CEDE, TRANSFER, CONVEY and DELIVER unto
the said Buyer, his heirs and assigns the above described property together all of
the improvements existing thereon, free from liens and encumbrances.
The Sellers hereby guarantee the right of the Buyer to possess the parcel of
land and improvements subject hereof peacefully and will and will defend them
against all judicial and administrative actions for eviction.

competent evidence of identity shown below their names and that they are
known to me and to me known to be the same person executed the foregoing
document and acknowledged to me that the same are their free act and deed
I further certify that this instrument refers to a Deed of Absolute Sale, consisting
of two (2) pages, including this page whereon this acknowledgement is written
and signed by the parties and their instrumental witnesses on the spaces
provided therefore.

ACKNOWLEDGEMENT RECEIPT

RECEIVED FROM, OSCAR MIRANDA LABERINTO of legal age, Filipino Citizen,

residing at No. 1710 Bliss Hulo Mandaluyong Metro Manila, hereinafter referred

to as the BUYER represented by JOCELYN BRILLO, of legal age, single, Filipino

residing at Block 11 Lot 23 kamagong Street Phase 1 Villa Luisa Dasmarinas,

Cavite. That the Buyer is being represented in this act by his attorney-in-fact

Jocelyn Bongon Brillo, the sum of FIVE MILLION (5,000,000.00) PESOS ONLY,

representing as full payment for the sale of parcel of land, Barangay Langkaan

Dasmarinas Cavite, containing an area of containing an area of ONE HUNDRED

EIGHTY (180) SQM more or less, and covered by TCT No. (057- 2022069177) of

the Registry of Deeds for the Province of Cavite.
