This Extra Judicial Settlement of Estate with Deed of Absolute Sale is executed by, between
and among the following parties:
FRANCISCA SIMON QUEMEL, of legal age, Filipino citizen, ____, WILFRANCE QUEMEL
DELGADO, of legal age, Filipino citizen, ______, WILFREDO SIMON QUEMEL JR., of legal age,
Filipino citizen, ________, ROBERTH SIMON QUEMEL, of legal age, Filipino citizen, ________, and
WILMA SIMON QUEMEL, of legal age, Filipino citizen, ________ collectively residing at Kaybagal,
Tagaytay City, Cavite, Philippines;
Witnesseth:
WHEREAS, the deceased FELICIDAD MEDIRAN and ANGEL QUEMEL, are the registered owners
one (1) parcel of land without improvements erected thereon located at Brgy. Kaybagal, Tagaytay
City, Cavite, containing an area of Two Hundred Eighty-Nine (289) square meters, described under
Transfer Certificate of Title No. 076-2021002046 issued by Registry of Deeds for Tagaytay City,
and more particularly described as follows:
BOUNDARIES:
WHEREAS, pursuant to Rule 74, Sec. 1 of the Revised Rules of Court of the Philippines, and
all being with full-capacity to contract, the undersigned heirs as legal heirs of FELICIDAD MEDIRAN
and ANGLE QUEMEL are the legitimate heirs of the deceased, do hereby adjudicate extra-
judicially unto themselves the land described above;

WITNESSETH:
WHEREAS, the aforementioned property has further agreed to sell, in favor of the, Vendee,
EUNICE BERNADETTE M. GO, of legal age, Filipino citizen, single, with residence and postal
address at Blk. 6 Lot 38 San Lorenzo Heights, Dasmariñas City, Cavite, Philippines, In consideration
of Two Million Pesos (₱ 2,000,000.00), Philippine Currency;
NOW THEREFORE the parties hereby agree to settle the estate among them amicably and
without need for court action as follows:
NOW THEREFORE, for and in consideration of the above-given premises the undersigned
hereby settle the property herein specified and further signify that the same is not tenanted and
does not come within the operation of the Land Reform Code and allied Presidential Decree and
Circulars of the Department of Agrarian Reform.
IN TESTIMONY HEREOF, the parties have hereunto signified that they fully understood the
legal effects of the foregoing settlement, by setting their respective hands this ______ day of
