Re: The Woodridge Country Club Condominium Association NO. 5 letter to vacate homes:

1.) This has not been an easy decision for management and the association to make and we did not take
this decision lightly. We provided communication to the residents via postings, mailings and email
blasts since the June 20, 2021, Tornado that effected the Woodridge Country Club Condominium
Association NO 5.

2.) Since the tornado event of June 20, 2021, we consulted with professionals in our industry including the
Insurance Company and Adjuster, Public Adjuster, Contractors and Building Engineers who determined
as of November 22, 2021, that the buildings would have to be winterized and water shut down due to
the inability to shutting down water down to individual units.

3.) We have also worked with the roofing and various other contractor closely over the last few months
related to the exterior and roofing repairs that need to be done so we can seal the buildings envelope
to secure it from the weather elements. The exterior repairs are required before any interior repairs
can be addressed. We were also notified over the last few weeks by the contractors of a shortage of
the exterior materials and that it would be difficult to obtain, which in turn delays the work for the roof
and the other components of the building’s envelope.

4.) The water had to be shut off to the buildings due to the configuration of the water lines that service
the buildings. The water lines for these buildings’ service clusters of buildings and once shut off on the
outside the water will no longer service the interior of the buildings. The associations insurance
company also did advise us to winterize the building so that further damage due to inclement weather
and freeze/thaw cycles did not further damage the interior as this would not be covered by the policy
for the tornado incident.

5.) The Building Engineer did inform management that the building is structurally sound enough to
reconstruct the roofing and exterior construction but not habitable due to the winterization needed on
the interior.

6.) We have consulted with the Village of Woodridge in an effort to work together and find resources for
the Condominium owners.
