IN FAVOUR OF
WHEREAS all the Executants hasve agreed to sell their share in the
property ______________ situated at_____________ , all of which are more
particularly described in the Schedule hereunder, inheritedacquired by the
five Eexecutants and the Aattorney along with their five siblings ________,
______, _______,__________,_________and ______ by way of succession
upon the death of their father on __________Sale Deed. (“hereinafter called
the Said Property”).
WHEREAS the titleholders of the Said Property have equal and undisputed
share in the Said Property which is due to be sold and the amount received
on sale of the Said property is to be shared equally among all its
aforesaidshareholders.
AND WHEREAS the registration of the Sale Deed and related legal
procedures are expected to be completed within a short period time but as
the Executants are under occupation and/or reside at different places across
India, the Executants will face difficulty be unable into attending to the
completion of the sale and to execute the Sale Deedsaid Deed of Conveyance
and other required processdocument, if any, under the laws.
NOW the Executant, hereby appoints and constitutes the Attorney with full
authority or power to do and execute the following acts, deeds and things in
the name on the Executants and on their behalf viz.:

1. To sign and execute sale deed on behalf of the Executants, for fully and
effectually selling, conveying, transferring the said property as the
Executants could do, if personally present.
2. To present such sale deed or any other such document as necessary for
undertaking the execution of sale transaction/conveyance of the
propertyfor execution before the Sub-Registrar or Registrar having
authority for and to have the said sale deed or other documentconveyance
or document registered and to do all acts, deeds and things which the said
Attorney shall consider necessary for selling, conveying and transferring
the said property to the said purchaser or purchasers in all respects as the
Executants could do, if personally present.
3. To pay the registration charges in respect of the said document or any
part thereof, if the Executants isare liable to pay the same under the said
agreement or under anyin law.
4. And to do all other acts and things as may be required to be done for
completing the sale, of the said property and executing the Sale Deed or
any other necessary document required in pursuane of such saleDeed of
Conveyance, as the Executants would do, if personally present.
5. To equally distribute among the titleholdersshareholders the total amount
received as consideration upon completion of sale of the Said Propertyon
the execution, or any amount that may be received prior to such sale i.e.
upon any agreement to sale completion of the sale of the Said Property.
6. To bear all the costs of sale on behalf of all the titleshareholders of the
Said Property and later after the execution of the sale, deduct such
costsget renumerated for the cost so borne from the total consideration.
The aforesaid equal distribution of the sale consideration among
titleholders will be calculated after deduction of legitimate costs incurred
in pursuance of such sale from the total consideration received from the
purchaser.
7. To bear all the taxes due on the property, cost of maintenance, cost of
transfer of property, cost of transfer of possession and any other cost
which the Executants would bear, if personally present and deduct the
same from the sale consideration received from the purchaser.
