    I, NIMFA RENORIA HAPITA, of legal age, Filipino citizen, and with residence and postal address at B11
    L10 SummerBreeze Country Subdivision, Zapote, Biñan City, Laguna 4024, do hereby NAME, CONSTITUTE and
    APPOINT, JOSE D. BULATAO also of legal age, Filipino citizen with residence and postal address at #27 Sta
    Monica Street, Laguna BelAir 1, Barangay Don Jose, City of Santa Rosa, to be my true and lawful ATTORNEY-
    IN-FACT, for me and in my name, place and stead, to perform the following acts for and on my behalf to wit:

    1. To transact with Bureau of Internal Revenue for the payment of Capital Gains Tax and
    Documentary Stamp: over a parcel of Land located at Lot 10 Block 11 SummerBreeze
    Country Subdivision, Zapote, Biñan City, Laguna under Transfer Certificate of Title (TCT) No.
    T-778072 of the Registry of Deeds for Calamba City.

    2. To facilitate transfer of the title with the Registry of Deeds of Calamba City, Laguna

    3. To execute and/or sign any document/s required and necessary to effect furtherance of the
    above mentioned authority;

    4. To do any act legal and proper to fully accomplish the foregoing.

    HEREBY GIVING AND GRANTING, unto my said Attorney-In-Fact full power and authority to do and
    perform all and every act requisite or necessary to carry into effect the above-mentioned authority, as fully to all
    intents and purposes as I might or could lawfully do, with full power of substitution or revocation, and hereby
    ratifying and confirming all that my said Attorney or heirs substitute shall lawfully do or cause to be done by virtue
    hereof.
