WHEREAS the SELLER is willing to sell and the BUYER is willing to buy the above mentioned property.
NOW THEREFORE, for and in consideration of the sum of TWO MILLION EIGHT HUNDRED THOUSAND PESOS ONLY (Php2,800,000.00) Philippine
Currency, receipt of which is hereby acknowledged, does hereby SELL, TRANSFER, CONVEY and DELIVER in a manner absolute and irrevocable, in favor of the
BUYER, their heirs, assigns, successors-a-interest, the property above described, free from all liens and/or circumstances whatsoever.
That the SELLER hereby warrants its title and ownership on the said parcel of land and all improvements thereon per Transfer Certificate of Title No. 057-
2014046188 herein sold to the BUYER.
WHEREAS, any and all expenses incidental to the registration and conveyance of the title from the name of the SELLER to the name of the BUYER such as
Capital Gain Tax shall be for the account of the SELLER, while Documentary Tax, Transfer Tax, Registration Expenses and the like shall be the sole and
CONVEY by way of Deed of Absolute Sale unto the said BUYER, his heirs and assigns, the certain parcel of land from all liens and encumbrances of whatever
