GENERAL COMMENTS : This is a warehouse that situate in Anuradhapura area.


They basically stock the food items such as meat items,
fish, cooled items (butter, astra and sausages etc.),
different oils. Surrounding is consisted with road and
houses.

This risk forms single risk. Construction and occupation details are as follows,

Risk 01
Building 01
This is almost two storied building and one section is single storied building.
Construction
Floor : Tiled / Concrete rendered
Roof : Asbestos sheets / +Zn/Al sheets
Wall : Block walls

Occupation
Ground floor : Offices
Top floor : Residencies

Note : Office, kitchen and dinning areas are tiled. Other areas of the building are
concrete rendered.

Floor : Concrete rendered
Roof : Zn/Al sheets
Wall : None

Note : Apart from those structures there are 3 nos. reefer containers around the
premises and 1 no of fuel pump available with underground stock tank.

Machinery
Cool rooms – 2 nos.
Reefer containers – 03 nos.

FIRE PROTECTION
There are no any fire safety precautions in this premises.

CCTV : 14 nos. available

EMPLOYEES AND WORKING HOURS


No of employees : 50 nos.
Working hours : 24 Hours (Shift basis)
Days per week : 7 days

Source : Water board and well
Water sump : Not available
Overhead tank : 1 tank with 5,000-liter capacity / 2 tanks with 2,000-liter
capacity and 1 tank with 1,000-liter capacity

Note : They use water from well for vehicle maintenance purposes.

Main supply : CEB 3 phase supply available with bulk transformer
Stand by supply : Diesel generator available with 155 kVA
Other comments : Overall electrical installation is up to standard.

RISK IMPROVEMENT SUGGESTIONS


• It is highly recommended to introduce fire extinguishers such as water, CO2,
foam and dry powder specially near the panel boards and compressors.
• Preventive maintenance routine should be done for cool rooms daily, quarterly
and annually. (Proposed preventive maintenance checklist is attached as
annexure)
• Any maintenance and repair work records for machinery should be kept in
format.
• Detailed inventory should be collected with S/N, model and brand.

Annexure: Suggested preventive maintenance strategy

Preventative Maintenance for Cold Storage Facilities


DAILY
• Check each compressor for any oil leakage
• Check all gas levels for each system
• Check the evaporator for possible ice formation
• Check if temperature controller switchboard functions properly
• Check secondary system’s head pressure
• Check proper cold room temperature

MONTHLY
• Perform daily maintenance checks
• Check system efficiency
▪ ensure that condenser coil fins are clean
▪ ensure that the evaporator and unit cooler fins are clean
▪ ensure reverse blowing is working properly
▪ ensure proper cooling in full load
▪ ensure refrigerant levels are well-maintained and working properly
▪ ensure that control valves are working properly.
▪ ensure defrosting functions are working properly
▪ ensure evaporators are working properly
• Clean evaporator casing and blower fans
• Calibrate cold room temperature
• Perform a system functional test and check for any malfunctions

QUARTERLY
• perform monthly maintenance checks
• Check overall functionality of cold rooms

ANNUALLY
• perform daily, monthly and quarterly checks accordingly
• perform chemical washing on heat exchanger, as needed
