    EXTRAJUDICIAL SETTLEMENT OF ESTATE

    WITH ABSOLUTE SALE

    KNOW ALL MEN BY THESE PRESENTS:

    This Deed of Extrajudicial Settlement of Estate with Absolute Sale, made and entered into by
    and between:

    CECILIA T. SEMACIO and WILFREDO G. TORAJA, all of legal age, Filipino and residents of
    Gigaquit, Surigao del Norte, herein referred to as the HEIRS;

    WITNESSETH :

    That the above-named HEIRS are the only surviving and lawful heirs of LUCRESIA
    GALINATO, who died intestate on _______________ at _____________________________________;

    That the deceased at the time of his death left certain personal properties which are more
    particularly described as follows:

    “A PARCEL OF LAND declared in the name of LUCRESIA GALINATO situated at


    Purok 1, Canipaan, San Isidro, Gigaquit, Surigao del Norte, covered under TD No.
    2718. Bounded North: Aurea Gesingco; South: Susan Beniga; East: Librada
    Galinato; and West: Recaredo Galinato; with an area of .353 ha more or
    less.”

    “The land sold is only a portion with an area of ONE HUNDRED FIFTY (150)
    SQUARE METERS, more or less.”

    That there are no known debts or obligations due against the estate of the said decedent;

    That, it is to the very best interest of the parties hereto to adjudicate unto themselves the
    entire estate extrajudicially in the form and manner hereinafter set forth;

    That pursuant to Rule 74, Sec. 1 of the Revised Rules of Court of the Philippines, and being
    with full capacity to contract, we do hereby adjudicate unto ourselves the parcel of land described
    above, in equal shares.

    FURTHER, FOR AND IN CONSIDERATION of the sum of THIRTY FIVE THOUSAND


    (P35,000.00), Philippine Currency, the receipt whereof is hereby acknowledged in full sum from
    SPOUSES, MOZART LESTER T. SARANDE and RENALYN D. GERIDA, both of legal age, Filipinos,
    married, and with residence address at San Isidro, Gigaquit, Surigao del Norte, we do hereby SELL,
    TRANSFER, CONVEY and DELIVER, by way of ABSOLUTE SALE, unto said vendees, their heirs
    assigns and successors in interest the property above described with all the improvements existing
    thereon; That we hereby warrant our valid title to and peaceful possession of the property herein
    sold and conveyed and further declares that the same is free and clear of all liens and
    encumbrances of any kind whatsoever.

    IN WITNESS WHEREOF, we have hereunto affix my signature this _______________________, at
