THIS LEASE AGREEMENT is made and entered into on the _________(day) of
________________________ (month) ______________ (year), by and between Aldin Nation, whose
address is West Road, Mandeville, (hereinafter referred to as "Landlord"), Shanice Nation-
Senior, whose address is West Road, Mandeville (hereinafter referred to as "Agent"), and Nickroy
Neish, whose address is 4 New Acres Close, Mandeville, (hereinafter referred to as "Tenant").
 
I. TERMS AND CONDITIONS
GRANT OF LEASE
The Landlord, in consideration of the rents to be paid and the covenants and agreements to be
performed and observed by the Tenant, does hereby lease to the Tenant and the Tenant does
hereby lease from the Landlord part of the property comprising of the Kool Korner Bar, it's
adjoining one bedroom and one bathroom located at 14 Street, Greenvale (the "Leased
Premises").
 
The Tenant acknowledges the terms and covenants of this LEASE AGREEMENT, and agrees to the
following:

II. LEASING ARRANGEMENT


This 12 month LEASE AGREEMENT will begin on _____________________, and end
on______________________________. Before this period is expired, the option for a "Renewal
Agreement" will be considered, and/or provided to reflect new terms of rental thereafter.

If Tenant wishes to continue leasing beyond the end date of this contract, a written advise MUST
be submitted to the Agent via email at
shanice.nation165@gmail.com, expressing same at least three (3) months prior to the end of this
contract.

FAILURE TO REQUEST RENEWAL AGREEMENT


If tenant does not provide a written notice expressing interest in staying beyond the end date of
this agreement, but remains on the premises, tenant automatically accepts the Renewal
Agreement under the new terms of stay.
 
III. MONTHLY PAYMENT
The monthly rental shall be Thirty-Five Thosand Dollars ($35,000.00) per month.
All Rental Payment should be made via bank transfer to:

Once a copy of the receipt of each payment is received, a "Confirmation of Payment Receipt" will
be generated, and sent to the email address you have provided.
 
 IV. SECURITY DEPOSIT
The Tenant is required to make a deposit the Agent the sum of Thirty-Five Thousand
Dollars ($35,000) as security for the full and faithful performance by the Tenant of all the terms
of this lease required to be performed by the Tenant. This deposit is non-refundable after the
expiration of this lease. Instead, the Tenant will receive a (thirty 30 days Transitional Period) to
disassemble, pull-down, disconnect and or remove all assets, services, machines, inventory and
any other item/account belonging to the Tenant from the Leased premises, provided there are no
damages to said premises or to the contents therein.
The Tenant defaults on access to the full 30 days Transitional Period in the event there are
monies owed for rent and utlility bills or damages to the premises that are equivalent to, or that
exceed the sum of the deposit made.

Failure to make monthly payment in full within two (2) days past the due date, late charges of
Five Hundred Dollars $500 per day will be required in addition to the full amount due.
V. UTILITIES
Tenant will be responsible for paying all utilities such as electricity, water, internet, etc.

VI. MAINTENANCE AND DAMAGES


Tenant shall keep the premises in good condition. Tenant is required to clean and maintain the
aesthetics of the premises in a dignified manner and in compliance with all applicable laws,
regulations, rules, and ordinances.
 
Landlord will repair only defects, deficiencies, deviations or failures of materials or workmanship
in the building.

Tenant will take responsibility for any damages/repairs/defects caused by the Tenant or as a


result of the Tenant's occupants/guests/customers inside and/ or outside the building. Tenant will
absorb all the expenses to repair/replace/fix same in a timely manner.
Written permission from the Agent is required for any major alterations or changes to
infrastructure.

Tenant will ensure all trash is properly placed inside garbage bags/boxes, before disposing of
same.

The Landlord/Agent may enter the premises for the purposes of general inspection, major repair,
maintenance, and/or emergency.
 The Tenant shall have the right, at its sole expense, from time to time, to redecorate the Leased
Premises and to make such non-structural alterations and changes in such parts thereof as the
Tenant shall deem expedient or necessary for its purposes; provided, however, that such
alterations and changes shall neither impair the structural soundness nor diminish the value of
the Leased Premises.

VII. OCCUPANCY
Tenant shall use and occupy the Leased premises for the commercial purpose of [Sports Bar] and
related activities. The Leased premises shall be used for no other purpose without the advance
written consent of Landlord.
 
VIII. ABANDONMENT
If the Tenant abandons the Leased premises, the Landlord/Agent has the right to enter the
premises by any means without liabilities. The Landlord/Agent is allowed to presume that Tenant
abandoned the premises if items belonging to the Tenant are removed without prior and proper
communication. The Leases premises will be deemed abandoned if the business is unoccupied
for a period of 15 consecutive days without written notice.
VIIII. AMENDMENTS
This Agreement can only be changed or modified through the written consent between both
parties.
 X. GOVERNING LAW
This agreement shall be governed under the laws of Jamaica.
