SPECIFICATIONS
SPECIFICATIONS OF MATERIALS AND FINISHES
3.01 Concrete and Reinforced Concrete: All provisions of the National Structural Code for
Buildings and the American Institute’s Building Code Requirements for Reinforced
Concrete shall be made part of this Specification. Sample test of concrete mixture with
approved graded materials must be done before any concrete work is started.
3.02 Concrete:
A. Footing, columns, slabs, beams, girders, and stairs
f’c = 20.68 Mpa (3,000 psi) at 28 days
B. Ground floor slab on fill - f’c = 17.24 Mpa (2,500 psi) at 28 days
C. Others not specified - f’c = 20.68 Mpa (3,000 psi) at 28 days
3.03 Reinforcement
A. All mild reinforcing bars shall be round “Deformed Structural Grade”
conforming to ASTM A-615- fy 227.48 Mpa (40,000 psi)
B. All reinforcing bar diameter in millimeters indicated in the plans should be
strictly followed. Any deviations from those specified shall have the written
approval of the Structural Engineer.
C. Where splicing is required; slab beam and girder reinforcing bars shall be
spliced at quarter point and a minimum length of 40 times the diameter of the
bar.
D. Column vertical bars shall be spliced at mid-floor height and a minimum length
of 40-d also. Not more than 50% of the total number of bars shall be spliced at
any given section.

3.04 Structural Steel
A. All structural steel, both angles and steel plates shall conform to ASTM A36
- fy = 248.16 Mpa (36,000 psi)
B. Welding electrodes shall be E60XX series.
C. Machine and anchor bolts shall conform to ASTM A-325
3.05 Materials
A. Cement: Island Cement, Republic or approved equal
B. Gravel: G-1 crushed for foundation works and footings
: G 3/4 crushed for slabs, walls and columns
C. Sand: S-1, clean,
D. Water: clean and potable
E. Reinforcing Bars: Mild Steel, Deformed Structural Grade, must pass material
test.
F. Steel Tie Wire : Gauge 18, GI wire
G. Form Coatings: Use Used Oil
H. Forms: 12mm thk plywood
I. Form Ties: Form ties shall be watertight
3.06 Concrete Hollow Blocks: - 150 mm thk for interior partitions with embedded pipes;
100mm thk for interior wall partitions unless otherwise noted. The Architect or his
representative reserves the right to reject CHB deliveries if proven to be of inferior
quality.

Reinforcing Bars Deformed Steel, Grade 230 Structural Grade, 10mm diameter
vertical bars at every second course (600mm) and 10mm diameter horizontal bars
at every third course (400mm)
- Stiffener Columns: 150mm x 300mm for 100 CHB, 150mm x 300mm for 150mm
thk CHB with 44-12mm diameter vertical bars with 10mm diameter tie at 250mm
on center for CHB wall with span of more than 4.00 meters.
- Stiffener Beams: 150mm x 300mm with 4-12mm dia. horizontal bars with 10mm
diameters tie at 250mm on center for CHB wall with height span of more than
2.40 meters
- Lintel Beams: thickness varies per CHB wall x 350mm with 2-12mm diameter
continuous bar (top & bottom) with 10mm dia stirrups 4 at 100mm rest at 250mm
on center, for CHB wall with span of more than 3 meters and for all headers of
door and window opening.
- Anchor Masonry to Structural with Metal ties embedded in masonry joints and
attached to structure.
3.10 It shall be the duty and responsibility of the Contractor to provide sheet piles, to protect
adjacent properties and personnel during construction.
4.0 WATERPROOFING :
4.01 All concrete waterproofing shall be manufactured by the ESICOR for balcony, T&B’s,
deck’s and as specified.
4.02 Use Xypex cementitious water proofing by Richmond Waterproofing for the cistern
tank together with epoxy tank lining.
4.03 All surface preparation and application of materials shall strictly follow the
manufacturer’s specifications.
4.04 Use elastomeric with fiber mesh for all fire wall by Norwich.
8.0 FINISHES :
8.01 For schedule of finishes please refer to the plans.
8.02 Floor Finishes:
A. Tiles : 600 mm x 600 mm CERAMIC tiles 2 nd to 4th floor rentable office,
elevator lobby and pantry.
- plain cement finish with grooving for warehouse, rentable office at
ground and mezzanine , water tank deck and parking driveway.
300 mm x 300 mm for all toilets.
11.0 MECHANICAL
11.01 Elevators Use Hyundai BY HYCO
11.02 Airconditioning BY OWNER
12.0 PLUMBING :
12.01 Pipes and Fittings:
A. Use Alfaidro by UNITEC. Pipes and fittiings.
B. Concrete pipes: for drainage lines
C. Floor Drain: Stainless Steel with strainer, for approval
D. Clean Out Cover: For septic vault, use countersunk C.O.(brass)
E. Water Meter: Liberty manufacturing or approved equal by MWSS
F. Teflon Tape: for all water line connections:
12.02 Fixtures and Accessories:
All fixtures shall be installed complete with accessories, such as tank fittings, seat and
cover, angle valve, shut off valve, and supply pipe assembly, P-traps, Paper Holder, soap
holder
13.0 ELECTRICAL:
All Electrical works shall conform to the latest edition of the Philippine Electrical Code, to the
rules and regulations of Local and National Authorities and the requirements of Local Utility
Company concerned
13.01 Service: Electrical service shall be 220 Volts, three wires, 60 hertz system
13.02 Wiring Methods:
A. Polyvinyl Chloride Pipe (PVCP): shall be installed for all branch circuits
raceways embedded in concrete slab or walls; for all branch circuit raceways
installed inside ceilings and wooden partitions; for telephone service entrance
raceways; and all auxiliary system raceways.
B. Flexible PVC Conduit : shall be used for connection between junction box and
recessed lighting fixture inside ceiling.
13.03 Grounding: Grounding of the electrical system shall be accomplished by connecting to
the nearest metal water pipe (on the street side). In case grounding is accomplished on
the house side, bonding jumper shall be provided across the water meter.
13.04 Feeder: Feeder conductors and raceways shall be installed as shown on the Drawings and
no change in size shall be made without written consent of the Engineer or
Architect Feeder conductors shall be continuous, and without splices between
terminals
13.05 Branch Circuits: The drawings indicate the general methods of installation of all circuit
wiring and the outlets which are to be supplied from these circuits. Branch Conduit
conduits shall be run from outlets to panel boards as direct as the building condition will
allow. Circuit allocations shall be indicated on the Drawings. where it becomes
necessary to connect any outlet a circuit other than the one shown on the Drawing, this
shall done without extra charge and only upon written consent for the Architect.
No wire smaller than 1.6 mm diameter shall be used for any lighting branch circuit. All
lighting outlet shall be supplied from two wire single phased circuits. Voltage and
number of wires for other outlets shall be is indicated on the Drawings.
13.06 Panel boards, Cabinets, Breakers in Nema Enclosure and Disconnect Switches: The
Electrical contractor shall furnish and install circuit breaker panel board, cabinets,
breakers in Nema enclosures, safety switches and magnetic starters indicated on the plan.
The Circuit breakers shall be Quick-make, quick-break, thermal magnetic, trip
indicating, and have common trip on all multiple breaker with internal tie
mechanism.
13.07 Locations of Outlets and Switches: The approximate location of each fixture, receptacle,
and special; purpose outlet and switches are indicated on the Drawings, the exact
location to be determined later at the site as the work progresses. The right is reserved by
the Architect to change the exact location of any switch, light outlet in any room before
same is installed. If any outlet is installed by the Contractor in such a manner as to be
out of proper relation to beams, walls or other details of the building construction, its
position or location shall be corrected by and at the expense of the Contractor and under
the direction of the Architect. Mounting heights of outlets and switches shall be called
for on the Drawings.
All mounting heights shall be verified from the architect before actual installation of
outlet boxes.
13.08 Wires and Cables: The Electrical Contractor shall furnish and install a complete wiring
system as shown on the Drawings. All conductors used in the wiring system shall be
soft- drawn copper wire having a conductivity of not less than 98% than of pure copper, with
600 volt rating, unless otherwise noted.
A. No wires shall be drawn into the conduit until; all work which may cause injury
to the wires is completed and until permission is given by the Architect in
writing. Only powdered lubricants not injurious to cable insulation and raceways
shall be used and only lubricants is necessary. All wires and cables for power,
lighting, control and auxiliaries shall be continuous from origin to destination
without splices in intermediate pull boxes where runs do not exceed 30.48
meters in length. Only sufficient slack shall be left at the ends of the wires and
cables as may be necessary. Solderless pressure connectors of proper size shall
be used for terminals taps and splices for all secondary voltage wires
and cables . except for branch circuits. Connections shall be securely fastened and
shall be such as not to loosen under vibration and normal strain.
B. Branch Circuit splices shall be soldered or joined by the used of insulated splicing
devices (wirenuts). All soldered joints shall be made mechanically strong before
soldering and shall be carefully soldered without the use of acid, then tape with rubber
tape to a thickness equal to that of the insulation and with a covering of friction tape of
two layers. Plastic tape may be used in lieu of rubber and friction tapes. Unless
otherwise indicated in the drawings, not more than the number of conductors constituting
a single circuit or branch shall be drawn in one conduit. Where solid conductors are to be
connected directly to the device without the use of lugs, such as those at lighting
switches and plug receptacles, the wires shall be formed into a clockwise loop to fit
around the screws.
13.09 Outlet, Switch and Junction Boxes: The Contractor shall furnish and install standard
pressed steel boxes or cast metal boxes at all outlets for lights, appliances, and switches
and other points as required by the construction and as called for on the Drawings
Boxes shall be of approved design and construction, and of such form and dimension as
required to serve the kind of fixtures to be used and the number, size and arrangement of
the conduits connecting thereto. The allowable conductor fill as given in Rule 2486 of
the Philippine Electrical Code shall not be exceeded. Deep boxes, box rings, and
raised plaster covers shall be used when necessary to obtain the required Floor outlets
shall have standard round adjustable boxes. Boxes for outlets on auxiliary system shall
be as specified elsewhere in these Specifications or as shown on the Drawings.
13.10 Conduit System: The Contractor shall furnish and install conduits and tubing shall be
specified in these Specifications. Not more than four 90 degrees bends shall occur in any
run. When it becomes necessary to have more than 90 degrees bends in any run, an
intermediate pull box shall be installed to facilitate pulling in of wires.
All conduit runs shall be concealed generally in floors, ceilings and walls except feeder
runs in the electrical closets shall exposed along walls and ceiling. Conduit runs shall be
installed in such a manner as not to weaken or interfere with the structure of the
building. No horizontal runs of embedded circuit or tubing shall be permitted in solid
walls and partitions. Conduits below grade shall be encased in concrete
envelope with a minimum thickness of 3 mm or embedded in floor slab.
Exposed conduits shall be run parallel to or at right angles with lines of the building.
Exposed conduits shall be securely fastened in place by means of approved supports and
fastenings. Conduits supports shall be fastened to walls by means of screws or bolts with
expansion sleeves, The use of wooden or lead plugs is not permitted conduits shall be cut
by hacksaw, the ends shall be firmly attached to cabinets or boxes by means of locknuts
or bushings. Field bends shall not be allowed for rigid steel conduits larger than 20 mm
trade size.
Tubing shall not be coupled together nor connected to boxes, fittings, or cabinets by
means of threads in the wall of the tubing. Only fittings approved for the purpose shall be
used. Threadless couplings and connectors used with the tubing shall be of concrete tigh
type. Field bends in tubing shall have a radius of curvature not less than those specified in
the Philippine Electrical Code. No tubing smaller than 15 mm trade size shall be used.
Conduits and tubing not embedded in concrete shall be firmly supported and fastened in
place every 3.00 meters and with in 900 mm of each outlet box or cabinet.
13.11 Wiring Devices: The Contractor shall furnish and install all wiring devices as
indicated or as called for on the Drawings. All switches shall be rated for
current
capacity not less than 100% of the current of the load controlled where the
switches are rated “ AC ONLY” Refer to schedule of wiring devices on the
Plans for each type, manufacturer and catalogue number. Wall plates for
telephone and intercom outlets shall have a single hole at the center.
13.12 Service Entrance line: Exact location shall be verified with the Power Company. The
Contractor shall provide and install a complete service entrance system as shown and
required on the Plans or as required for a complete system.
13.13 Metering as per Electrical Plans: The Contractor shall install meter base. Meter shall be
furnished and installed by MERALCO. The Owner will pay deposits.
13.14 Telephone System: The Contractor shall provide the complete telephone system
including paperwork and plans that may be required by PLDT/Bayantel/Globe…;
deposit by Owner. Terminal Cabinets shall be code grade construction and provided with
snap catch and brass lock and shall be provided with 20-mm thk Plyboard (asphalt
treated) as backboard.
All equipment and materials such as cabinet, conduit, terminal block, house and station
wiring, boxes, plates, etc. shall be by the Contractor except for the handsets.
13.15 Lighting Fixtures: The Contractor shall install all Owner - furnished lighting fixtures.
Where the plans call for incandescent ceiling outlets of the screw shell type, the ceiling
receptacles shall be furnished and installed by the contractor.
13.16 Specifications of Materials: Materials to be used shall conform to the standards and
Specifications have been established for the particular type of material or equipment in
question.
