 PART I

PARTICULAR SPECIFICATION

GENERAL NOTES

1. All works shall be carried out to this Specification and the related Standard Specifications for
Building Works of the Ministry of Works.

2. The contractor shall be responsible to adhere to the requirement and conditions as stipulated
by the different related government bodies.

The scope of work shall include the following:

I. SUB·STRUCTURE

1 Excavation and earthworks for footings in any kind of soil 2.0 m depth from existing ground
level and fill the excavated area with 3 layers of desert fill type B and if required compact over
400 mm layer hard core boulder as specified and directed.

2 Supplying and laying 20N/mm concrete (SRC) blinding for isolated footing, leveling, curing,
etc., complete as per detailed drawing, specification and as directed.

3 Supplying and laying 45N/mm concrete (SRC) for footing, beams, columns, and steps
including formwork, reinforcement and vibrating, leveling, curing, etc., complete as per
detailed drawing, specification and as directed. 200mm hollow blocks must be used as
formwork around footings.

4. Constructing 200mm concrete hollow block wall wherever required built-in cement mortar in
line and level and providing one number 12mm dia. m.s. bar in each block including filling the

block holes with 20N/mm (SRC) concrete, etc., complete for external wall as per detailed
drawing, specification and as directed.

5. Supplying and painting the sub-structure by two coats of approved heavy duty bituminous
paint as a protection, including block work around footing etc., complete as per drawing,
manufacturer's printed instructions and as directed.

6. Supplying and protecting the concrete surface by 1000 gauge polythene sheet as per drawing
and specification.

7. Filling the floor with approved type desert fill laid in 200mm layers, well saturated and
compacted as per drawing, specification and as directed.

8. Supplying and laying 50mm thick crusher fine below the ground slab including saturation,
compaction, etc., as per specification.

9. Supplying and fixing 12mm treated soft board between the ground beam and slab as per
detailed drawing and specification.

10. Supplying and laying 45NI mm concrete (SRC) for 150mm thick ground slab including laying
1000 gauge polythene sheet, BRC A.142, providing construction joint, vibrating leveling, etc.,
complete as per drawing specification and as directed.

II SUPER-STRUCTURE

1 Supplying and casting 40NI mm concrete (OPC) for columns, beams, drop slab, casts in situ
slab, staircase slab, parapet walls coping, lintels, sills, etc. including formwork, reinforcement,
vibrating, leveling, curing, etc., complete as per drawing, specification, and as directed.

2 Supplying and laying 150/200 mm thick pre-cast hollow core slab laid in line, level, including
grouting of joints as per detailed drawing, specification and as directed.

3 Supplying and fixing damp proof membrane below the block wall as per drawing, specification
and as directed.

4 Constructing 200 mm, thick insulated (AI Abyad Block) wall (for external walls of building and
wherever required) built-in cement mortar in line, level, etc., complete as per detailed drawing,
specification and as directed.

5 Constructing 200 mm thick 7N/mm2 concrete hollow block wall built-in cement mortar in line,
level, etc., complete as per detailed drawing, specification and as directed .

6 Constructing 150 mm thick concrete hollow block wall (internal wall of the building) built-in
cement mortar in line, level, etc., complete as per detailed drawing, specification and as
directed.

7. Providing cement plaster (1:3) for both sides of internal and external wall for blocks and
concrete surfaces including light well, finished smooth to the satisfaction of the Consultant,
etc., complete as per detailed drawing specification and as directed.

8. Providing lightweight concrete to all drop slabs for the bathroom area.

9. Builder's work pertaining to air conditioning system such as concrete bases, concrete
protection for sleeves, etc. as well as builder's work pertaining to electrical and plumbing
system.

10. Supply and fixing 200 mm thick concrete blocks to the bathroom area.

11. Providing all necessary sleeves and duct as shown on the plan and as required.

III WATER PROOFING SYSTEM

Roof waterproofing system:

1 Supplying and laying 50 mm Pu-foam covered by approved elastomeric paint coating plus
separation layer and covered with a min. of 50 mm thick light weight concrete screed in slope
with necessary expansion joint and covered with 4 mm thick torch waterproofing membrane
system and necessary flashing for the same.

2 Testing the roof area for water leakage by flooding it with water as per specification. The
quality of completed water proofing system shall be guaranteed by the Contractor for a period
of 10 years from the date of final certification. The guarantee shall cover all aspects of water
proofing system and shall be furnished in writing by the Contractor supported by a similar
guarantee from the supplier/manufacturer. Any defects noticed in the waterproofing system
appeared during guarantee period and which in opinion of ConsultanUClient is attributable to
supply of defective waterproofing material or other material, or workmanship during the
guarantee period. The Contractor shall make good the surface free of defects at his own cost
when making the defects. The work will be carried out in accordance to the specification
stated in the tender.

Bathroom,Toilet. area Water Proofing System -Supplying and laying 4mm thick torch applied
water proofing membrane laid over the concrete slab/screed as per manufacturer's

 specification and filling the area with light weight form concrete wherever necessary as
directed with 10 years guarantee as above. The area shall be tested for water leakage by
flooding it with water as rnentioned in the specification.

IV FINISHING WORK (refer attached schedule of finishes)

1. Supplying and laying 50mm minimum thick concrete or cement sand screed laid in line, level,
and finished the surface to the satisfaction of consultant including construction and expansion
joints where ever necessary etc. complete as per drawing, specification and as directed.

2. Cutting and fixing ceramic / porcelain floor tiles using approved adhesive on the cement sand
screed (1:3) to a minimum thickness of 50mm laid in line, level, fixed at any pattern including
grouting of joints, etc., complete as per drawing, specification and as directed.

3. Cutting and fixing 100mm ceramic / porcelain tile skirting fixed to the wall with approved
adhesive including grouting, etc., complete as per drawing and specification.

4. Cutting and fixing ceramic / porcelain wall tiles fixed to the wall with approved adhesive fixed
in line, level, fixed at any pattern including grouting of joints etc. complete as per drawing,
specification and as directed.

5. Cutting and fixing granite for tread, riser, for main entry steps, floors and skirting for wall side
embedded with cement sand screed (1:3) laid in line, level, and grouting of joints complete as
per specification and as directed.

6. Provide shutter for D.B.'s, boxes, telephone boxes, meter boxes, etc., wherever required as
per approved and as directed.

17. Provide 2mm thick aluminum angle 40 x 40 where differences in floor levels.

18. Applying paint to the ceiling, plastered wall, and concrete surface to the surface as per
manufacturer's specification.

V PLUMBING WORKS

A. Internal (concealed) hot and cold water lines using 'Hepworth" branded system with its
original fittings etc., from Almoayyed, complete as per manufacturer's specification and as
directed by the consultant; providing all manifold with 20mm thick marine plywood frames and
shutters with tiles glued matching the wall tile layout, etc. The job shall include connecting all
hot and cold water lines to the sanitary wares, water tank, water pump, water heaters, kitchen
sink, washing machine, R.O. plant, dishwasher and wherever required as shown on the plan
and as directed. All exposed I external hot and cold-water line shall be of approved pipes with
its fittings. All water lines passing through the slab, crossing the hallway or rooms shall be
encased on black polyethylene pipe sleeve of approved density shall be provided. In addition,
all exposed approved pipes must have thermal insulation. Angle valves to be provided for all
the outlets of supply lines before the connection to the sanitary.

B. Internal and External Drainage: The job shall include constructing manholes with recess type
heavy duty M.H. cover and frames, septic tank, gully traps, stainless steel gratings, floor
traps, water meter box; supplying, laying or fixing sanitary ware pipes, waste water pipes, 38
mm leak drain pipe for sunken slab, vent pipes, rainwater pipes, washing machine drain
pipes, dishwasher pipes and sewer pipes concreting around all underground pipes,
connecting to main sewer line etc., complete as per approved working drawing and
specification.

C. Installing approved heat insulated water tanks (4 Layers Nabco, Bahrain with 10 yrs.
guarantee) -2 Nos. – 200 liters at roof and 1 No. Vertical type at ground floor. 2 No. water
cooling system (chillers) with sufficient capacity for roof water tank shall be provided.

D. Installing approved type water pumps with automatic control device as approved and as
directed -2 Nos. at the ground floor and 2 Nos. pressure pumps at the roof. (Grundfos Brand)

E. Installing sanitary wares and water heaters at a rate specified.

VI. ELECTRICAL WORK

a. Supplying and fixing conduits, PVC boxes and wiring for sockets, switches, junction boxes,
armored cables, chandeliers, main switch board, DBs, light point, 13 amp's outlet, fan points,
door bell points, A/C points, cooker point, hood point, washing machine point, dishwasher
point, telephone points, TV points, intercom points, testing, commissioning, etc., complete as
per approved working drawing, Electricity and Water Authority specification and as directed
by the Consultant/Owner. All switches and sockets to be used must be Clipsal E-3000 series
or equivalent.

b. Installing all light fitting, exhaust fans, ceiling fans, intercom system, emergency light, bell,
etc., as directed or instructed by the Consultant.

c. Supply of all necessary electrical power, disconnecting switches, isolators, power wiring, up to
A/C machines, control wiring between units and corresponding thermostat, on/off switches,
etc., as required by A/C contractor.

d. Contractor should consider Civil Defense requirements and specification as per attached Civil
Defense instruction.

f. Provide extra battery smoke detector to each flat entry hall and kitchen as per Consultant's
approval and direction.

g. All necessary arrangement and equipments must be provided to keep the telephone lines

 accessible to fax and internet connection.

VIII ELEVATOR

Carry out all civil and electrical works that is necessary for the installation of suitable elevator
which will be supplied by the owner and installed by a subcontractor.

X MISCELLANEOUS WORKS

a. Submitting all shop drawings for all discipline or services for approval by the Consultant,
before work execution.

b. Submitting of bar chart project schedules with corresponding cash flow weighted percentage
per scope of works.

c. Providing all necessary testing for all concrete elements, soil condition, etc., as directed or
requested by the Consultant.

d. Complete general housekeeping I cleaning shall be done by professional cleaning company
