As per Sec 194- IA of the income tax act, the TDS @ 1% to be deducted on the immovable property, if the consideration exceeds Rs. 50 Lacs. The word
consideration underwent a change in the Finance Act 2021 with effect from April 01, 2021 and the same is reproduced here below: "Consideration of immovable
property shall include all other charges except Corpus Fund ( Maintenance Deposit), which are incidental to transfer of the immovable property”.
1) Total Cost does not inlclude Franking charges, Stamp duty & Registration cost which is payable as per prevailing norms on demand.
2) Additional charges - Rs 175/sft is charged for Court Yard or Valley facing apartments & Rs 200/sft is charged for Court Yard & Valley View apartments.
3) Floor Rise Charges Applicable From 3rd Floor Onwards Rs 25/-/sqft/floor
4) All the payments should be in favor of " M/s. SALARPURIA HOUSING PVT LTD "
5) Booking Amount - 10% Of the Agreement value + GST
6)The Balance payments to be made as per the construction progress along with GST
7) Size may vary floor to floor.
8) Any other statutory levies are charged at actuals on demand and as applicable from time to time
9)GST,Cess or any other taxes is calculated on the prevailing rates any variation vis-versa is payable as per the government notifications
