BETWEEN
AND
WHEREAS the LESSOR is the absolute owner of the premises bearing. No.54, 2 nd
Floor, Velayudham Colony, 2nd Street, Saligramam, Chennai – 600 093, wherein
the individual house has fallen vacant and the LESSEE herein approached the
LESSOR has agreed to let out the same to him on the following terms and
conditions:
1. The Tenancy is for a period of 2 years from 01- August 2023 – 01 – July
2025.
3. That the LESSEE has paid a sum of Rs. 1,00,000/- (Rupees One Lakh only)
as advance which amount shall not carry any interest and shall be refunded)
only at the time of vacating portion in good conditions and when there is no
due in rent as on date.
4. That the LESSEE shall not let or underlet the TENANT portions to any third
party and shall not make any alteration or addition therein without the
consent in writing from the LESSOR. Also the LESSEE can do the wall
wood painting only with permission of the LESSOR without changing the
existing wall/wood paint color.
5. That the LESSEE shall pay the monthly cent on or before 5th day of every
English Calendar month.
6. The LESSEE agrees with the LESSOR that this monthly rent will be
automatically increased by 10% on existing rent on completion of 12 months
from the date of the commencement of this lease
7. It is hereby agreed that Two months notice shall be given by either of the
parties who wish to terminate this agreement.
8. The Tenancy can be renewed for a further period of 11 months with the
mutual consent of the both the parties with fresh terms and conditions if
required.
10.The LANDLORD shall not ask for any further amount towards advance
during the lease period.
11.The TENANT has to pay the electricity charges to the LANDLORD as per
meter installed in the said portion.
12.The TENANT shall keep the portion in clean and tidy condition.
13.The TENANT shall not disturb the other co-tenant occupied other in the said
premises
14.The LANDLORD has to pay the property tax and other revenue dues
without fail.
15.The TENANT has to vacate the said portion after expiry of the rental period
i.e, on and hand over the vacant possession to the LANDLORD.
16.That the LESSEE should allow the LESSOR or his authorized agent to enter,
inspect on the portion at all reasonable times.
17.The TENANT and LANDLORD agree to pay the metro water tax and
charges equally without fail.
18.The LESSEE is not allowed to park their any type of two wheeler vehicle
inside the house at any cost
