ANNEXURE II

SPECIFICATIONS
JV @ Anna Nagar
1. FOUNDATION AND STRUCTURE:
 RCC framed structure with RCC isolated footing of maximum size 6'0" x 6'0" x 6'0" will
be provided as per the structural details and soil report, adhering to specifications
outlined in IS 456-2000 & IS 13920-2003 for ductile detailing of vertical members.
 IS 1786-2008 Grade Fe500 TMT Bars with Thermax technology steel will be used for
reinforcement?
 If there is an increase in footing size, depth/footing reinforcement/alternate based on
structural drawings and soil report, then that difference in cost will be charged additional.
 If Pile Foundation or Raft Foundation has been suggested in Structural Drawing based
on the Soil Report done as per site condition, then the total cost for the foundation will be
worked out and the difference in cost from the initial cost for isolated footing will be
charged additional. On mutual agreement between the client and PMC, the work will be
initiated at the site.
 If Tie beam, slab projections, and other structural features for elevation features or other
purposes are required as per the structural drawing and clients' requirements, then the
charges for the same will be additional.
 Two layers of additional concrete belt with steel mesh will be given in 4½" brick walls to
avoid cracks.
 External walls will be constructed of 9" brickwork, and internal walls of 4.5" brickwork.
 Slab-to-slab height will be maintained at 10'0".
 Ceiling surfaces of the apartments will be given one coat of cement paint on the RCC
surface and 12mm gypsum board false ceiling with galvanized iron section supports.
 Clear ceiling height will be 9'6" in Ground, First, Second, and Third Floor. The Stilt
Floor and Terrace Floor Heights will be maintained as per the Approval Plan.
 Parapet wall - 4'0" height with 9"tk brickwork will be maintained all around the terrace.
 Any Additional Brickwork or Rework to be done (based on the signed plan), then the
charges for the same will be additional.
 Loft, shelves, Kitchen platforms are not included.

2. BASEMENT
 Basement will be at a maximum height of 3'6" from existing road level
 However, if the basement height must be increased based on client's requirement, then an
additional amount of Rs.1,00,000/- (Tentative Excel GST) will be charged per 1' increase
in height
 If the existing site level is below the existing road level, additional charges will be
claimed for site and setback filling. One Plinth Beam will be provided at the NGL.
Additional plinth beams if required as per structural drawing will be charged accordingly.
 Car park will be maintained at a height 1'9" from the existing road level
 Pest control & anti-termite treatment will be done at the basement level and wall joints
 If the existing site level is below the existing road level, additional charges will be
claimed for site and setback filling. One Plinth Beam will be provided at the NGL.
Additional plinth beams if required as per structural drawing will be charged accordingly.
 If the Setback height increase for utility purpose. Then the charges for it will be given
and the work will be initiated based on the mutual agreement.

3. FLOORING
 Flooring for the Living/ Dining area alone will be laid with 6x4 KAJARIA 17 SOMAN/
Equivalent @ Rs.100/Sift. Vitrified tile flooring 24" x 24" (@Rs.50/- per s.ft) from
KAJARIA/SOMA.NY/ Equivalent plain colors, for the rest of the flat (bedrooms,
kitchen, balconies and passages) with 4" high skirting.

4. KITCHEN
 Kitchen Wall adding will be done up to a height of 8'0" along the walls of the Kitchen
counter.
 Black galaxy granite slab (18 mm thickness) will be provided above the RCC slab with
Nirali/equivalent make Stainless Steel sink (36"x20") with drain board.
 24" x 12" or 12" x 18" (@Rs.50/Sft) plain color glazed tiles of KAJARIA/SOMANY to a
height of 2' above the platform will be provided.
 Service/Utility Wall tiles will be 3'0" ft height of tile size 24" x 12" or 12" x 18"
(@Rs.50/Sft) plain color glazed tiles of KAJARIA/SOMANY Service floor tile12" x 12"
(@Rs.40/Sft) anti-skid tile from KAJARIA/SOMANY/EQUIVALENT will be provided.
 Kitchen platform, Granite, Modular Kitchen Upper and Lower Cabinets are not included
in the scope of work and will be done at an additional cost as per the client's requirement
and architect's approval.
 Shelves with 4 nos of Black Granite slabs will be provided in the Kitchen.
 Exhaust point, Chimney and RO Water Purifier point, washing machine will be provided.
 Lights, Geyser, Exhaust fan, Sink, Chimney, and RO water purifier are not included.
5. ELECTRICAL
 All cabling and wiring will be done with Finolex, Polycab, or equivalent make, using
copper, FRLS (fire retardant low smoke) cables from
ORBIT/RR/Q-FLEX/POWERFLEX/EQUIVALENT concealed in PVC conduits.
 Modular plate Switches and Socket will be of GM (Casablanca or Casaviva) or
equivalent make, mounted on metal boxes from LEGRAND/ EQUIVALENT.
 One DB per Unit (6nos) and One Common DB of Legrand or Equivalent will be
provided, each with independent Distribution board with 3 phase changeover switches of
63 amps and phase indicator lamps, and one RCCB. Each circuit in a flat shall have 1 no.
20A MCB for A/c, 16A MCB for water heaters in each toilet, 6/10Amps MCB for all
other circuits.
 Telephone and TV DTH wiring Provision will be provided Only in Living Room and
Master Bedroom of each Unit, with TV points having separate conduits for all three
bedrooms and living room from the terrace. Phone Points will be provided in Living and
all bedrooms. One common RG6 TV cable will be provided in the living room which will
connect other rooms. TV points with RG6 foam filled cables and phone points will be 2
pair telephone cables from HAVELLS/EQUIVALENT.
 Wiring will be of copper.
 Split AC point Electrical wiring will be provided in living, dining area & all bedrooms
with Split A/C provision in all bedrooms and living room with 4 sq.mm wiring direct
from the DB.
 Internal Electrical wiring will be done for inverter/ Generator, with Inverter or generator,
accessories, and its cables to be supplied by the Promotors.
 WIFI conduit only will be provided in the living room and Master Bedroom of Each
Unit.
 Cables for 5 Amps will be 1.5 Sq.mm, for lights and fans will be 1 sq.mm, 15 Amps plug
points for water heaters, air conditioners, fridge will be 4 sq.mm.
 MS Work or civil work for AC Outdoor will be additional.
 Common Stabilizer wiring will be done (stabilizers will not be provided).
 Panel Board, Cabling, and Wiring work from the panel board to the main EB line and EB
coordination charges are not included in the scope.
 All Electrical Appliances such as lights, Fan, Exhaust, Split AC etc., Supply and Fixing
are not included in the scope. Fixing will be done at an additional cost.
 Inverter, Generator, and its cabling and wiring to the main Panel are not included.
 CCTV camera wiring will be done. CCTV cameras and its accessories to be supplied by
the client.
 Interior Electrical works and Elevation additional Feature are not included in the scope.
 Earth pit will be provided.

6. DOORS
i. Stilt Floor Main Door - 4'0" X 7'0"-1Nos
Black Powder Coated Aluminum Door with Glass

ii. Wooden Doors =


A. Main Entry Door - 3'6"X7'0" - 1nos for each Units
1) Frame size 6" x 3" (Teak Wood Price - Rs. 4500 / s.ft)
2) Good quality teak wooden doors frame with Vineer Panel Doors with Lacquard Polish
- Contemporary Design as approved by the architect.
3) Tower bolts, Door stopper and SS Brushed Lock of price Budget Rs. 5000 will be
provided

B. Bedroom and Kitchen Doors - 3'0"x 7'0"


1) Frame size 5" x 3" (Teak Wood Price - Rs. 3500 / cft)
2) Good quality Flushed Doors with Veneer Finish and Lacquered Polish with
Contemporary design as per designs provided by the Architect and Approved by the
Client.
3) Tower bolts, Door Stopper and Lock of Rs. 3500 will be provided

C. Toilet Doors - 2'9"x 7'0" (Only For Units)


1) Frame size 4.5" x 2.5" (Teak Wood Frame Price - Rs. 3500 / sq.ft)
2) Good Quality Flushed Doors with Laminate Finish on the outside and waterproofed
laminated finish on the inside. Door Design as per designs provided by the Architect and
Approved by the Client.

D. Main door frame and shutters will be first quality African Teak with polish and melamine
spray. Frame will be the size of 5"x3". Door Size will be 3'6"x7"0".

E. Thumb turns locks of Rs. 3000 will be provided

F. Main door will be provided with 6 heavy SS hinges (3 nos), 2 tower bolts, a door eye, a
heavy SS door stopper and Godrej Ultra Vertibolt Lock with Handles.

G. Floral carving will be done on main door planks.


H. The outer frame of the main door shutter will be 11/2 and the inner planks of the main
door shutter will be 11/4 before planning.

iii. UPVC Doors


A) Balcony Doors - Glass sliding Door with white UPVC Frame - 6'0" X 7'0" -(Basic Rate : 600/
Sq. Ft)

7. UPVC WINDOWS AND VENTILATORS


A). Windows - White UPVC windows frames with 6mm clear glass will be provided as per
architect's approval. Brand - Alpine (Price - Rs.650/ Sq. Ft)

B). Mosquito nets with white frames will be provided.

C). Ventilators - White UPVC ventilators frame with suitable louvered glass.

(Please note: Exhaust fan will not be provided)

Brand - Alpine (Price - Rs.650/ Sq. Ft)

D). If there is any change in the color of the UPVC frame, Mosquito mesh, or the type of
mosquito mesh then the difference in cost for the same will be claimed as additional.

E). If the Sq. Ft of the Windows or Ventilators increases from the Signed Plan. Then the
additional for difference in quantity will be claimed.

8. TOILET
 Concealed plumbing work shall be done with CPVC pipes and open plumbing lines will
be UPVC pipes.
 RCC surface will be thoroughly cleaned and pressure grouting is done wherever
necessary and two coats of polymer based coating is done with admixture. 3mm spacer
will be used for Toilet Flooring and epoxy based grouting compound will be filled in the
tile gaps.
 Designer toilets with duo- colored ceramic tiles and glazed tile dado up to false ceiling
height for the walls. Tile sizes will be 12" x 18"/ 12" x 24" from
KAJARIA/SOMANY/EQUIVALENT (@Rs.50/Sft.)
 Plain ceramic antiskid tile flooring of size 12”x 12” (@ Rs.40/Sft) from
KAJARIA/SOMANY/EQUIVALENT will be provided.
 A towel rod and 12"glass corner shelf will be provided in each toilet.

9. PROVISION OF ELECTRICAL POINTS


1. Entrance: One Bell switch and One Light Point.

II. Drawing cum Dining: One T.V. Point with 2 nos 5A pin point with 2" concealed pipe for
cabling for wall mounted TV; One Telephone Point, Four light points in walls, Two 5A pinpoint
in the main switch board, Two Fan Points, One Chandelier point, Calling bell point, 15 A for
fridge.

III. Bedrooms: 2 light points in wall; One 5A pinpoint in the bed control switch board, One 20A
plug & socket with MCB for AC, One Fan Point; One Telephone Point; One T.V. Point with 2
nos 5A pin point with 2" concealed pipe for cabling for wall mounted TV; 1" Dish net
connection point in any one bedroom (only pipeline), One skirting light, One 5A point for
computer.
IV. Kitchen: Two light points in wall, One Fan point, One Exhaust fan point, One SA pinpoint
for Mixer, One 15A point for Wet-Grinder, 5A point for Aqua Guard/RO unit, One SA point for
chimney, one 5A point for Garbo drain. One 15A point for microwave.

V. Kitchen Service: One light point, one 15 A point for washing machine.

VI. Toilets: One light point; one 15A point for Geyser; One light point over wash basin mirror
and one 5A pinpoint, one exhaust fan point.

VII. Balcony: Two light point. One fan point.

VIII. Puja: One light points with a 5A point.

10. UNDERGROUND SUMP


 UG SUMP - 12000Ltrs Capacity RCC underground sump shall be constructed for storing
metro with provision of Bore well up to the depth of water source.
 Sump will be constructed up to a maximum of 6'0" depth from the Natural Ground Level
RCC base, side walls, and cover slab will be waterproofed and plastered completely.
Manhole covers will be provided.
 Apply of Food Grade Paint if required or fixing of tile will be additional. Additionally,
One Monobloc motor with a capacity of 1 Hp for the metro water and One Jet motor with
a capacity of 1.5 Hp, for the bore well from SHARP/ CROMPTON/EQUIVALENT will
be provided.
 Increase in the depth based on the structural details will be charged additional.
 Footsteps inside the UG sump are included. Waterproofing inside the sump is included.
FRP - Manhole Cover - 2 Nos are included.
11. WATER TANK

 Water tank will be done with 4½" brick work outside and 4½" thick RCC walls inside
with adequate water proofing and bifurcation for metro water and bore water proofing
will be polymer based coating.
 UPVC Valve for interconnecting both the tanks will be provided
 Automatic Water level controller for overhead tank will be provided for metro water
pump and will be connected to the generator.

12. OVER HEAD TANK


 RCC OHT - 4000Ltrs Capacity
 RCC base, side walls and cover slab will be waterproofed and plastered completely
 FRP - Manhole covers will be provided – 2NoS
 Single Partition if Required inside the Water Tank will be provided
 Foot step inside the OHT if required will be provided
 Apply of Food Grade Paint if required or fixing of tile will be additional

13. TERRACE WEATHERING COURSE


 Waterproofing of the Terrace floor and Headroom will be done, including 1'0"
waterproofing treatment done in the joint between the terrace floor slab and parapet wall,
which will be packed with chips to safeguard the waterproofing.
 Laying of cool tiles of size 1' x 1' (tile cost Rs.40/Sq. Ft) with Necessary Screening will
be done. Additionally, INSULLA TILE will be provided in the terrace floor over Grano
flooring by using 5 mm thick chips.
 The space between the tiles will be grouted with waterproofing compound.

14. PLUMBING AND BATHROOM FITTINGS

All open plumbing lines will be done with weatherproof UPVC pipes of Finolex, Ashirvad or
equivalent make and underground sewerage pipelines will use FINOLEX PVC pipes 5".
Concealed plumbing lines will be of PPR pipes (earthquake resistant) of specified size with
necessary ball valves.
B) CP Fittings of Good Quality will be provided, including Taps and other fittings -
JAQUAR/TOTO/EQUIVALENT make CP fittings or equivalent.

C) The below-listed Sanitary Fixtures of Kohler or American Standard basic will be provided at
an average of Rs.50000 per toilet For 6 Units Toilet

i. Wash Basin

ii. EWC

iii. Concealed cistern with Flush Plate - Grohe or Gebrit

iv. Health Faucet

v. Spout

vi. Diverter

vii. Showerhead

All ceramic wares shall be white in color (JAQUAR/TOTO/Parry ware/CERA Equivalent).

D). Security Toilet facilities are not included

E). Specific brands/fixtures if requested will be done at an additional cost based on the selected
fixtures

F). Hot water provision will be provided only for shower areas (Hot water provision will not be
provided for Kitchen, Wash basins, etc.)

G) Shower glass partition is not included, if needed will be done at an additional cost

H). All Motor and Pressure pump, Geyser are not included in the scope, but kitchen sink will be
provided with 2 nos Swan Neck (extended neck) wall-mounted sink cock.

I) Toilet accessories such as Tissue holder, Towel Rod, Mirror, Vanity Counters, Niche,
Exhaust Fan are not in scope and to be supplied by the client, Fixing for the same if required will
be done at an additional cost
J). Rainwater harvesting - Rainwater Pipes from Terrace will be connected to the UG Sump

Each toilet shall be provided with one water closet, one wash basin, one diverter, One Tipton
(spout with a provision to have telephonic shower) and shower rose (overhead shower), one
health faucet, pillar cock & angle valve for wash basin and 20 mm concealed stop cock.

K). Motors, Pressure pump are not included in the scope

L). Bore to be provided in working condition by the client

M) One Tap on Terrace and Stilt will be provided.

15. GRILL FOR WINDOWS WILL BE PROVIDED AS PER


ATTACHED PLAN

 Window grills will be designed at an approximately rate of 1.5kg/ Sq. Ft. To 2Kg/ Sq. Ft
based on the design provided by the Architect and approved by the Promotor
 Terrace Safety Grill - 3'0" X 7'0" is included
 All other safety grill gate or any other grills required for balcony, utility , main door, etc.,
will be done at an additional cost if required
 Terrace ladder - 1nos is included.

 Living, Dining - 5'3" x 2'6" Vitrified tile flooring (Basic Tile Price - Rs 100/ Sq. Ft)
 Bedrooms - 4'0" x 2'0" Vitrified tile flooring (Basic Tile Price - Rs 100/ Sq. Ft)

 Kitchen Counter , Window jams and Wash area Vanity Counter Granites are not included

17. INTERIOR AND EXTERIOR PAINTING

 Internal walls in the living, dining, bedroom, kitchen will be finished with 1 coat of
primer, 2 coats of putty and 2 coats of paint - Emulsion paint
 Ceilings will be finished with 1 coat of primer and 2 coats of paint - Emulsion paint
 Bathroom walls and ceiling will be finished with 1 coat of primer & 2 coats of paint
 Exterior faces of the building will be finished with 1 coat of primer & 2 coats of
weatherproof exterior emulsion paint
 Brand - Asian paints or equivalent
 Color scheme to be finalized by the Promotor and approved by the architect
 Any Texture , Stucco or special paint required will be done at an additional cost

18. HANDRAIL - FROM STILT TO TERRACE

 Main staircase Handrail from Ground Floor to Terrace Floor


 Brushed Finish SS Handrail with SS baluster and 3 stair rods will be provided
 Balcony Handrail - Glass Handrail

19. FRONT ELEVATION

 Front Elevation design feature included as per Annexure -1


 The Amount Mentioned in annexure - 1 is the tentative cost allocated for elevation. The
actual costing will be worked out based on the finalized Elevation then the difference in
cost will be claimed for the same with applicable PMC/Architect fees.
 It includes Reapers, Stucco or texture Paints, HPL, Pergola and other Elevation Features.

20. COMPOUND WALL AND MAIN GATE

 Compound wall and Main Gate are included as per Annexure – I


 Compound wall be Done up to a height of 6'6" from the existing Road Level
 Main gate will be done in MS.
 If there is a Increase in Height as per Site condition or promotors requirement. Then the
difference in Value for the same will be claimed as additional.

21. CAR PARK AND INTERLOCK TILES

 Car Parking area will be laid with Car Park Tiles (Price - Rs.50 / Sq. Ft)
 Setbacks will be laid with Interlock Paver Blocks (Price - Rs.45 / Sq. Ft)
 Planter box and Landscape are not included in the Scope
 If the Site Setback Filling considered is 1'0". If there is an Increase in depth based on
the Existing Site condition. Then the difference in cost will be claimed as additional

22. SEPTIC TANK

 Septic Tank not included as per Annexure – I


 Provision of Septic tank will be done at an additional charge based on site conditions.

23. LANDSCAPING

 Abundant landscaping and green cover will be provided around the building.

24. LIFT

 A six passenger Auto door MS Lift from EMPEROR/ EQUIVALENT will be provided
up to Terrace. Lift license will be procured.

25. GENERATOR / POWER BACKUP

 KIRLOSKAR-Standby Generator with alternator, sound proof enclosure, control panel,


change over panel and earthling etc., will be provided, which will support all common
area lights, motor, lift and only the light and fans inside the apartments.
26. ACCESS CONTROL SYSTEM

 Access Control system with priority cards will be provided


 Glass door at the entrance near suitcase will be provided.

27. COMMON POINTS

 Provision for piped gas in the ground floor will be provided


 SS Handrails will be provided for the common staircase.
 Compound walls up to 5’ from finished floor level at required places with gate pillars and
two gates will be provided.
 Pandal rings will be provided in the car park area.
 Setbacks will be finished with interlocking designer concrete paving blocks.
 Covered Car park area will be finished with Vitrified Floor tile over Plain cement
concrete mix 1:5:10
 Separate Servant room & toilet will be provided
 Elegant elevation features will be provided.
 Staircase steps will be landing flooring will be done with granite.
 Granite slab will be provide in window sill and balcony sill.
 CCTV will be provided in the common areas.

Please note: Any other item not mentioned in the above specifications will not
be included in the scope of work

LIST OF ITEMS NOT INCLUDED IN THE SCOPE OF WORK –

 Local Body Charges, Water Supply, Electricity Bill and Electrical Connection, meter
Charges, Provision, Motor, and Pressure pump, CCTV Camera Video Door Phone and
other Security Systems and Automation Systems.
 Interiors - Cabins, Vanity Counter, Wardrobe, Partition, Special Finish etc.
 Kitchen Platform/Modular Kitchen Cabinets
