Material Specifications
1.1 Structural concrete such as footings, columns, tie beams, roof beams, and slabs shall be 3000PSI
concrete at 28 days.
1.2 Non-structural concrete such as sidewalk and lean concrete for soling shall be 2400 PSI at 28 days.
1.3 Plasters and mortars shall be 3000 PSI or 12 bags of 25 kg cement per One (1) cubic meter of sand.
1.4 100mm and 150mm concrete hollow blocks shall be non-load bearing however all cells must be filled
with mortar described in Section 1.3.
1.5 All reinforcing bars shall be of Grade 33 and or 36.
2 Steel works
2.1 All structural steel shall have minimum yield strength of 36 ksi, i.e. trusses, struts, purlins, base plates,
gussets and insert plates.
2.2 All structural steel shall be painted with gray epoxy metal primer (Davies).
3 Roofing works
3.1 Roofing sheets shall be G-26 GI Color Roof –Rib Type Design. Color is subject for approval of the
Owner.
3.2 Bended accessories such as end wall flashing, end flashing, gutter, ridge roll, fascia cover, etc shall G-
24 Prep painted GI sheets bended as indicated on the drawings.
4 Electrical Works
4.1 All electrical works shall be done in accordance with the provisions of the latest edition of the Philippine
Electrical Code, Laws and Ordinances of local Municipality; Rules & Regulation of the local Power
Company.
4.2 All wiring installation shall be concealed from view and installing the conductors in uPVC corr. Flexible
pipe “Moldflex” and rigid thick wall PVC pipe with mortar cover when used as service entrance.
4.3 Minimum conductor to be used shall be 2.0mm2 and smallest raceway shall be 15mm dia. Trade size
conduit, conductors shall be insulated for 600V. THW or THHN “ Duraflex” or approved equivalent by
the Designer.
4.4 No branch circuit conductors shall have a load more than 80% of its rating.
4.5 Wire gutters, junction boxes and pull boxes shall be provided on circuits and homeruns in excess of 25
meters or where necessary dimension of which shall be as per requirements of P.E.C. Art. 5.7 although
such boxes are not indicated on plans.
4.6 Wall receptacles for general use shall be 2-wire, 10A., 250V., universal type, white color plate or
approved equivalent.
4.7 Wall switches shall be rated 15 A., 300 Volts. (Firefly or Omni Brand or equivalent)
4.8 Installation of convenience outlets from the wall corner shall be 0.40 Meter. Installation of wall switches
from door jamb shall be 0.10 Meter.

4.11 All materials to be used shall be new and approved type for the location and purpose in which they are
intended to be installed.
4.12 The work shall be executed in the best and most thorough manner under the direct supervision of
Licensed Electrical Engineer or Master Electrician and to the direct supervision of the Owner and
Designer.
5 Finishing
6 Plumbing works
6.1 All sewer and drainage pipe shall be Series 900 PVC pipe.
6.2 Clean water pipe embedded in soil shall be Schedule-40 GI pipe with GI fittings.
6.3 All clean water pipe above ground except the supply line to elevated water tank shall be PPR pipes.
6.4 Supply pipe from deep well to elevated water tank shall be1”dia.-schedule 40 GI pipe and fittings.

6.5 Elevated water tank shall be 1000lit-SS steel tank from Best Tank.
6.6 All motors and pumps shall be in Goulds brand.
6.7 All plumbing works include herein shall be executed according to the latest provisions of the Philippine
Plumbing Code, The National Building Code of the Philippines, and the Rules and Regulations of the
City/ municipality.
6.8 All plumbing/ Sanitary works shall be executed in the best and most thorough manner under the direct
supervision of a Registered Sanitary Engineer and to the satisfaction of the Owner and/ or the Designer.
6.9 Coordinate the drawings with other related drawings and specifications; The Engineer shall be notified
immediately of discrepancy found therein.
6.10All roughing-ins shall be installed as indicated on plans. Any relocation required for proper execution of
other trades shall be with prior approval of the Engineer.
6.11Proposed sanitary utilities shall conform to the actual location, depth and invert elevation of all existing
pipes and structures as verified by the contractor.
6.12All slopes for horizontal drainage shall maintain one (1) % minimum, unless otherwise specified.
6.13All pipe sizes and dimensions are in millimeters.
6.14All pipes shall be adequately supported and termination of VTR from roof shall not be less than 300mm.
6.15The Contractor shall verify all existing utilities at site and coordinate the work with the sewer line effluent
disposal point and water line service connecting point.
7 Waterproofing
7.1 For 2nd floor and 3rd floor T&B use 2 coats of Boysen flexibond or Bostic powermix.
7.2 For roof decks, use hot-laid asphalt membrane.
