RENTAL AGREEMENT

This Agreement for Rent is executed on this 21st day of April, 2024 by
Miss. Javvadi Madhusree, D/o. J Srinivas Late , Door No.49-26-43, Geetha Mansion
7, Flat 403 , Madhura nagar, Muncipal School Road, Seethamma peta, Visakhapatnam ,
Andhra Pradesh,Pincode : 530016. Hereinafter called as the First Party or the
LESSOR/OWNER which expression shall includes her heirs, representatives and
assignees on One Part

Shri. Kappala V V Pavan Kumar, S/o.K Simhachalam, residing at Door No.64-


4-8,Ramnagar Street, Sriharipuram Village, Malkapuram, Visakhapatnam , Andhra
Pradesh, hereinafter called as the Second Party or the LESSEE/TENENT which
expression shall inlcudes her heirs, representatives and assignee on Other Part.

Whereas the Lessor herein is the absolute owner of property, Fourth Floor
bearing Door No.4-25/6/37, Flat No. 307, Of Shree Homes Shruthi Grand, Block No.1,
Madhurawada Village, Visakhapatnam , Andhra Pradesh, within the limits of Greater
Visakhapatnam Municipal Corporation, Visakhapatnam.

The Lessee herein required Fourth Floor (Flat No. 307) premises for
RESIDENTIAL purpose and As discussed this rent agreement is granted for a period
of eleven (11) months starting from 25th April 2024 with acceptance of the below
terms:
1. Rent per month is 9000/- , Which is Payable at First week in every month,
and it does not include electricity and water
charges.
2. Lessor received Two months rent as advance on 21st April 2024.
3. The Lessee shall pay the maintainance of the flats of 1100/-
4. The Lessee Pay the water and electricity charges on the basis of the
consumption to the landlord/owner.
5. In case if the LESSOR or LESSEE party are planning to vacate the house, both
the parties need to inform it maximum 2 months in prior for advance to be
paid back, Or at least one month prior intimation is required. If intimated in
less than one month only half rent will be returned.
6. The Lessee shall not lease the property to a subtenant under any
circumstances without the consent of the owner/landlord.
7. The Lessee shall follow all the rules and regulations, by-laws set by the local
authorities in respect of the leased property and will not get involved or do
illegal activities in the leased property.
8. The Lessee hall not be permitted to do a construction in the rented premises.
Besides, he/she could do the installation of temporary decoration, wooden
partition/cabin, etc. without seeking the permission of the landlord.
9. The Lessor Agreed on installation of chimney and wall mount television without
any damage only if required
10. The Lessee shall bear the cost of day to day minor repairs.
11. The advance will be repaid as per above terms only if the property is handed
over in good conditions else charges for any defects/damages will be
deducted.

12. The rent shall increased by 500/- every 11 months while we renew our
agreement.

After completion of the lease period the Lessor refunded the advance amount to
the Lessee without interest and also the Lessee shall handover the house to the Lessor
in the same condition without default.

In witness whereof both parties have agreed to the terms and conditions of the
above agreement and have signed out of free will and consent.
