1.1 Project Scope of Work
Scope of works includes complete construction services (Architectural, MEP, and kitchen
equipment, & landscape services) and also to submit shop drawings and as built drawings
for Al Murjan Medical Center project as clearly indicated in the tender documents inclusive
of Testing, Commissioning & handing over the Works to the Employer, rectification of
defects and maintenance during Defects Notification Period which is 1 year for civil and
structural works, and 2 years for MEP works, all in conformity with the requirements as
per contract and best practices.

The project skeleton and external façade is already build and the project consists of one
basement, GF, mezzanine, 6th typical floors, Roof & Upper Roof, external works, services
utilities buildings, and permanent surrounding fence with a total BUA for main building
approximate to 80,000 m2.

1.2 CONSTRUCTION METHODOLOGY

Due to the tight project duration and considering the completion of superstructure and
façade works, the approved project plan is to start works at several floors at same
time rather than the classical vertical one directional progress.
The plan envisages to subdivide the project into zones to ensure uninterrupted
occupation and movements of labors and machines to each zone.
The overall plan will be as follows:
The project will be divided into Seven Zones running simultaneously, each Zone
comprise two floors with dedicated teams assigned independently:

Zone 4 : Ground and Mezzanine

Considering above project zoning, proposed the situation will be as follows;

 Activities will initially run simultaneously on First Floor of Zone 1, Third Floor
of Zone 2 and Sixth Floor of Zone 3.
 Upon completion of each activity on above three floors, crews will move
from First Floor of Zone 1 to Second Floor, from Third Floor of Zone 2 to
Fourth Floor and from Sixth Floor of Zone3 to Fifth Floor.
 First and second fix works will start immediately after receiving approval on
each Zone.
 The Basement Floor will be partially occupied by offices for about 14
months and therefore construction activities at the basement will start after
gradual demobilization of offices.

 Ground floor will start at the latest phase of the project when site
accessibility become relatively lower.
 For external works activity it’s planned to take a place at later stage of the
project construction in parallel with ground floor.
 The mockup room for Single, VIP patient rooms & Family Room will be at
Fifth floor, so it covers most of the systems in a patient room.
 The mockup room for Treatment & Examination room will be at 1st. floor.
 The contractor intends to have a duct factory on site.

2.0 Executive Summary
2.1.1 Mobilization
- Contractor - all key positions were on board except Planning Engineer
- New Project Director joined on 27 Mar 2021, AJ - all staff on Board
- 1 Mechanical Training Engineer & 1 Electrical Training Engineer Joined AJ Team
- Kling Consultant – all staff on Board
- Cost Consultant DG Jones on Board.
2.1.2 Electronic Documentation
- New server installed & AJ / Kling / Client are Connected to the server & all staff
have access to new server. AMC Project is now under EDMS (Electronic
Document Management System).
2.1.3 Mock-up Rooms:

Comments from Global Tech for LEED were received and forwarded to STS
Also AJ requested to submit the following:
1. STS to submit complete list of materials used in the Mock UP rooms with Approval
Status.
2. If there are any changes in the materials, STS have to change accordingly.
3. AJ will prepare snag list & will handover to STS for rectification.
4. STS to close all snags within three days.
5. Fit Out Contractor to be confirmed. & PQR to be submitted.

3.0 ENVIRONMENT,
HEALTH & SAFETY
3.1.1 Highlights
Covid 19: Three cases of Covid 19 detected during this reporting month. All AJ & Kling
Consult staff were sent for PCR test & all were found negative except three affected. The
affected AJ staff was sent to quarantine for 14 days. All offices were sanitized thoroughly.
AJ Safety Team continues monitor EHS performance at site COVID-19.
Strict measures are being taken like sanitization, cleaning of all areas on hourly
basis & temperature checkup is carried out for all workers at site.
ACCIDENT / INCIDENT
No incidents / accidents were reported during the reporting month.

STS is adding Generator delivered to site as Construction progress and increased


the Actual Progress %. AJ did not agree Generator delivery at site as progress &
consider STS has completed only 3.41% during this reporting month. This was
also highlighted in the Weekly Progress Meeting to STS and asked them to
change the actual progress excluding Generator progress.
