RENT AGREEMENT

THIS RentAgreement made at Gurugram on this 16th day of Nov. 2024 between
Mr. Sridhar Ramani S/o Sh. Late S. Ramani Shanker R/o B-808, Mulberry county,
Sec-70, Faridabad – 121004 hereinafter called the LESSOR which expression shall
unless exclude by or repugnant to the context include his/her heirs, executors ,
administrators , representatives and assigns ) of the “FIRST PARTY”.
AND
Mr. Sunil Kumar S/O Sh. Ishwar Singh R/O H No. 1563 GF, Sector 6 Part-2,
Dharuhera Disst. Rewari Haryana (hereinafter called the LESSEE which expression
shall unless repugnant to the context include his/her successors and assigns) of the
“SECOND PARTY” WITNESETH as follows:
WHEREAS the LESSOR is the lawful owner in possession of 2 BHK measuring 481
Sq. Feet at Flat No.401 Tower-T1, Pivotal Devaan situated at sector 84, Gurgaon
along with semi furnished Fans, Lights , exhaust fans, chimney, wardrobes and modular
kitchen, 1Ac etc. Whereas the LESSOR has agreed to let out the said property to the
LESSEE and the LESSEE has agreed to take the said property on rent.

NOW THIS DEED WITNESSETH AS FOLLOWS:-


1. That possession of said property will be given to the lessee by lessor and the
tenancy shall commence 16th Nov 2024 and shall remain for a period of 11 months
i.e. 15thOct. 2025. The tenancy can be extended or renewed at the end of this
tenancy period with the increase of rent 10% by mutual consent.
2. That the Lessee shall pay a monthly rent of Rs.13000/- (Rupees Thirteen
Thousand Only ) per month in advance without maintenance charges on or before
20th day of every English Calendar month. Maintenance charges Rs-2000/- direct
to maintenance bill to Deevan in prepaid meter.
3. That the Lessee has paid of Rs. 13000- (Rupees Thirteen Thousand Only) as
interest free security Deposit which is refundable after the completion of the Lease
Period, after deduction dues, if any.
4. In Case The Lessee Vacant The Flat Before Three Month Then Lessor Forfeit The
Amount Of Security.
5. That the LESSEE shall use the premises for residential purpose only and shall not
sublet the property without the written permission of the Lessor.
6. That the Lessee shall pay electricity charges according to consumption of
electricity units as per meter at prescribed rates DHBVNL every month to the
concerned authority.
7. That the Lessee shall pay for water, security, cleaning, regulatory charges and
telephone bills as per the bills from the appropriate authorities. The LESSEE shall
also be responsible for any disconnection of electricity or water due to default in
payment or otherwise and shall get the same restored at his own cost.

8. In the event of LESSEE failing to pay the rent or committing breach of any other
terms and conditions of this lease, the LESSOR shall have the right to terminate
this lease agreement with immediate effect and re-enter the Rented Premises.
9. That the Lessee shall comply with all the rules and regulations of the local
authorities whatsoever in relation to the said property.
10. That the lessee shall not carry out any structural additions or alterations to the
building layout, fittings and fixtures without the prior written consent of the
LESSOR.
11. That the Lessee at the time of occupation see that all the sanitary, electrical and
other fittings and fixtures are in perfect condition. The Lessee shall be responsible
for any damage or breakage done to the bill date or the fittings and fixtures during
its tenancy except natural wear and tears and the damage caused to the property
due to riot, commotion, natural calamities earthquake exempted.

12. That day to day repair such as fuses, leakage of water taps etc. have to be
done by the Lessee at his own costs.

13. That at the expiry of lease period the lessee shall handover the physical vacant
possession of the said property to the LESSOR with all the fitting and fixtures
intact and in perfect working order accepts natural wear and tear.

14. That the LESSOR or LESSEE shall be entitled to terminate the lease at any time
during upon serving one month’s notice in writing of his/her intention.
IN WITNESS WHEREOF, THE PARTIES HERETO HAVE EXECUTED
THESEPRESENTS AT GURGAON ON THE DAY , MONTH, AND YEAR FIRST
ABOVEWRITTEN IN THE PRESENCE OF WITNESSES.
