OF A PARCEL OF LAND
AND
WITNESSETH:
WHEREAS, the VENDOR is one(1) of the registered owner of a parcel of land situated
in the Barrio of AURORA, Formerly Cal-lao, Municipality of Alicia, Province of Isabela, Island
of Luzon, which is more particularly described as follows:
NOW, THEREFORE, for and in consideration of the foregoing premises, and of the
covenants hereinafter set forth, the VENDOR agrees to sell and the VENDEE agrees to buy the
aforesaid property subject to the following terms and conditions:
1. The total consideration for the sale of the aforementioned property shall be in the amount of
ONE MILLION FOUR HUNDRED THOUSAND PESOS (PHP 1,400,000.00),
Philippines currency, payable as follows:
a. The Owner’s Duplicate Title of the Transfer Certificate of Title No. T-153960;
b. Certified True Copy of the updated Real Property Tax Declaration; and
c. Certified True Copy of the updated Real Property Tax Receipt;

2. That the expenses for the Administrative Reconstitution and transfer of the said title will be
shouldered by the VENDEE;
3. That the Real Property Tax(AMILYAR) and Capital Gain Tax will be shouldered by the
VENDOR;
4. That the VENDOR will execute the final DEED OF ABSOLUTE SALE upon receipt of the
full payment of the above-mentioned parcel of land;
5. That the VENDOR shall be obligated to submit to VENDEE any and all documents and
papers necessary for the purpose of the Administrative Reconstitution of the mother title
covering the aforementioned property;
6. That the VENDOR undertakes the obligation not to offer the aforementioned property for
sale to other persons nor shall the property be subject to any encumbrance during this period.
Otherwise, the VENDEE shall be entitled to the full refund of all delivered payments,
additionally, the VENDOR shall be liable for damages that the VENDEE will incur;
7. Non-compliance and non-performance of any of the above-stated obligations shall render this
Contract null and void;
8. Should the VENDOR fail to comply with his obligations herein set forth or he chooses to
discontinue the sale, the VENDEE is entitled to full reimbursement and for any other
damages the VENDEE will incur;
9. Failure of the VENDEE to deliver the payments within the aforementioned dates due to
insolvency, shall render the initial partial payment forfeited in favor of the VENDOR. The
VENDEE shall be given a grace period of FIVE (5) DAYS following the due date to deliver
the payment, otherwise, the initial partial payment shall be forfeited in favor of the
VENDOR.
10. That this Deed of Conditional Sale is executed FREELY, VOLUNTARILY and
WITHOUT ANY FORCE or INTIMIDATION.
