    DEED OF ABSOLUTE SALE

    KNOW ALL MEN BY THESE PRESENTS:

    That I, ANITA BERWEGA VDA. PEREZ, of legal age, Filipino and


    resident of Brgy. Obong, Basista Pangasinan, an for an in consideration of
    the sum of ONE HUNDRED TWENTY FIVE THOUSAND SIX HUNDRED
    ELEVEN AND FIFTY NINE PESOS (P125,611.59), Philippine Currency, to
    me in hand paid by DELIA VILLANUEVA DELA CRUZ, of legal age, Filipino
    and residnets of Brgy. Bani Bayambang, Pangasinan, receipt of which sum is
    hereby acknowledged with my full and entire satisfaction, by these presents
    hereby sell, cede, transfer and convey by way of Absolute Sale, that parcel of
    land which is more particularly bounded as follows:
    “A parcel of land ( Lot No. 19313-B, Psd-015532-021375,
    being a portion of Lot 19313, Cad. 232 San Carlos Cad LRC Rec No.
    _________) situated in the Barrio of Basista, City of San Carlos City,
    Pangasinan. Bounded on the SE. along lines 7-1-2 by Lot 19313-A;
    on the SW., along line 2-3 by Lot 19315; on the NW., along lines 3-4-
    5 by Lot 19313-C; on the NE. along lines 5-6 by Lot 19304 along line
    6-7 by Lot 19303. Containing an area of ONE THOUSAND EIGHT
    HUNDRED and EITHY THREE (1,883) square meters, more or less.
    Covered by Transfer Certificate of Land Title No. 213373 of the Land
    Registry of Deeds of Pangasinan.Declared under TD. __________ and
    assessed at P__________ c.s.
    Of which whole portion of a parcel of land above-described, I am the
    legal owner; that I have the perfect right to convey the same; that it is fee
    from all liens, charges and encumbrances; that I have the perfect right,
    possession, ownership and interest of the above-named vendee DELIA
    VILLANUEVA DELA CRUZ, to her heirs and assigns against any lawful acts
    or claims of persons whomsoever;
    That Article 1623 of the Civil Code of the Philippines has not been
    violated.
