espite recent political unrest in the Thai capital, Bangkok is still a wonderful place to live and work. For one thing, its still one of the most affordable major cities to live in all of Asia. Its also a convenient home base for those of you who are doing business in the region. But best of all is the lifestyle you will enjoy as a Bangkokian.

There is just so much to see and do in this amazing city from five star restaurants, quaint Irish pubs, cosy sidewalk coffee shops, and exquisite dessert eateries, to mega malls, boutique clothiers, bohemian markets, a burgeoning art scene, and the worlds best movie theatres. The public transportation network is also up to snuff, having dramatically changed for the better over the past decade. While Bangkok is still notorious for its stand-still traffic jams, residents now have many more ways to zip around town quickly and safely. And were not talking about tuk-tuks, motorcycle taxis and long tail boats. Were speaking of the BTS SkyTrain, MRT Subway, BRT buses and the newly completed Airport Rail Link. erhaps the most affluent and regal swatch of land in the entire kingdom, this magnificent district is home to numerous embassies, gated estates and the Bangkoks ground zero of greenery, Lumphini Park. The perks to having an address in these confines are great green views, pleasant walks, and the feeling that youve made it. Lang Suan, Bangkoks Park Avenue, is one of the most unique and recognisable streets in the capital. Its lined with many fabulous restaurants and makes for a wonderful Sunday afternoon stroll. At one end of this majestic road, youll find classy Central Chidlom department store, prestigious Mater Dei School and the BTSs Chit Lom station. At the other end is Lumphini Park where you can go running, biking, swimming, strolling, picnicking, boating and bird watching. The park also offers aerobics and dance classes, basketball, weightlifting, a plant nursery and a library. Originally a piece of royal land which was bequeathed by King Rama VI to the Thai people for public use, Lumphini Park first opened in 1925 as Sala Daeng Fields.

Sukhumvit Road
n addition to being one of Bangkoks longest and most historical thoroughfares, famed for its blend of business, tourism and lifestyle traffic, Sukhumvit Road has also become recognised for its preponderance of condominiums and serviced residences. And they just seem to keep multiplying at a dizzying pace. The reason for this is that Sukhumvit has it all lifestyle shopping centres, major office buildings, parks, international schools and hospitals, health clubs, chic boutiques, countless nightlife offerings, quaint pubs, designer cake and coffee houses, world-class restaurants offering cuisine from the four corners of the globe, 24-hour supermarkets, easy accessible motorways, convenient public transportation, and the list goes on and on. 12

f you enjoy living in the thick of things, then Si Lom is the place for you. This thoroughfare, which stretches from Lumphini Park to the Chao Phraya River, has everything including easy access to all parts of the city. There is always something going on here days, nights and weekends. Soi Sala Daeng is particularly charming due in large part to the interplay between the established local community and the burgeoning expatriate one. Here you can finally catch the breath you lost on Si Lom or Sathon amid wine bars, Italian bistros and mini spas. Living here also means youll be within walking distance of Patpong, a 100year old church, a convent, several Irish pubs, three hospitals, a major fitness centre, and Lumphini Park. Its hard to believe this area was once nothing but rice fields and windmills!

athon Road used to be lined with mangrove trees and mansions. Today, its a thriving business centre and home to many impressive office buildings, five-star hotels and financial institutions. Residing here certainly has its advantages as it is close to the Si Lom business and entertainment district, several well known hospitals (BNH, Bangkok Christian, Saint Louis), Lumphini Park, the Lumphini Night Bazaar, the MRTs Lumphini station and four BTS stations (Sala Daeng, Chong Nonsi, Surasak and Saphan Taksin).

Naradhiwas Rajanagarindra Road

his often overlooked residential area is still up-and-coming and stretches from Si Loms giant windmill up past Central Rama III. Prices run the gamut here and there are deals to be had. Along this boulevard youll find Empire Tower, Tawan Daeng Brewery and several artsy eateries. Public transport along Naradhiwas Rajanagarindra Road took a giant step forward recently with the opening of the BRT bus line which conveniently connects with the BTSs Chong Nonsi station.

On average serviced apartments tend to be cheaper than hotel accommodation.

Community
Find out where the main shopping venues in your area are. You will need to know where the local supermarket is and, if you are not staying in a serviced apartment, you might also have to buy new furniture. Speak to your neighbours for suggestions if you are renting private property or to your concierge if you are staying in a serviced apartment.

Healthcare
Identify what will be your primary healthcare facility in your new neighbourhood. If you are staying in a serviced apartment your concierge

When Choosing a Serviced Residence

Location - How far away is the nearest BTS SkyTrain station, MRTA subway station, highway entrance, hospital, international school, supermarket, mini-mart, restaurant, pub, and park? Are they within walking distance? How easy is it to get a taxi? What is the rest of the neighbourhood like? Price - Whats the rent and is it negotiable? Do you get a discount if you sign a long-term lease? Are you required to leave a deposit and how easy is it to get it back when you leave? What are the electricity and water charges? Will you get charged extra if your Aunt Bee decides to come and stay with you for four months? Dcor - Are you happy with the apartments dcor and can you redecorate it yourself if you so desire? Some residences may not allow you to change the interior design of the rooms. So make sure to ask before you start drilling holes in the wall to hang up your 1980s movie poster collection.

The lobby - A lobby says a lot about the residence. And because its the first thing people see when they enter and the last thing they see when they are leaving, it is worth taking into consideration. Facilities - Does the property have its own restaurant, fitness centre, swimming pool, spa, and business centre? Is the equipment new, does everything work, and how crowded do they get? View - Views can make or break any home, which is why great views come at a premium. Natural lighting - How much natural light do the exposure and windows provide and is it enough to fill the entire apartment during the daytime? Service & friendliness - Do things operate in a timely and orderly fashion? Is the staff polite and helpful? Can they speak English and are you easily understood? How long does it take to get your requests filled? Is the GM visibly on the premises and easily accessible.

Cleanliness - No need for a white glove or a magnifying glass but you might ask how often the trash is picked up. Upkeep - Is the outside of the property well maintained? Take a walk around. All the way around. How often does the exterminator come? How often are the airconditioners serviced? Security - Are security guards, doormen and front desk personnel on duty 24 hours and do they stay awake? How easily can non-tenants gain access to the residential floors? Are there key card locks and CCTV? Housekeeping - Is housekeeping included in the rent and, if not, how much does it cost? Also, how often will they come, what will they do while they are there, and how thorough are they? Pets - Do you plan to bring your big, smelly, English sheep dog into an executive serviced apartment where the cheapest room goes for 100,000 baht per month? Ask first, because some posh places politely say no to life with Beethoven.

Technology - Find out what the serviced apartment has and whether or not you need to pay extra for it. For private telephone lines, find out what the baht per minute charge is. For high-speed internet access, test it out first to see how fast it really is. With cable/satellite TV, make sure you can get all your favourite channels and ask if the signal is affected during rainstorms. Storage - Does the property provide additional storage space available for bulky items like little Lukes 10-speed bike or your favourite over-sized, hard-shell suitcase? Special requests - How far will management go to keep you happy? A good way to gauge this is by seeing how willing they are to grant your special requests.

Square metres - Once you get all your stuff moved in and add your own personal touches, will the apartment be big enough to keep you from going crazy during the rainy season? Closets - Does the apartment have ample closet space? Can it accommodate all of your clothes and the items you wish to store? Insufficient closet space can easily put the kibosh on an otherwise great residence. Garden & playground - Many residences that cater to families with children normally maintain a garden and/or childrens playground area. Laundr y - Does the property provide washing machines/dryers in the rooms or do they have a laundry room? How much is the laundry service?

Balconies - Do you have to share your terrace with a big, ugly air-conditioner compressor? Is there space enough for a family breakfast? Or just dinner for two? Or just maybe you and a narrow glass of wine? And just how dusty will it get out there? Is it safe for your children? Management - Talk to some tenants who have been there for a while and listen to what they have to say about the management. Ask them how long things take to get fixed and how easy it is to reach someone who can help you during off-hours. S t a f f - Make sure that your residence has at least a couple of people who you can easily communicate with, be easily reached and who can be depended on to get things done. 19

Maids quarters - If you require a live-in housekeeper you may want to look at a residence that provides a maids quarters with a separate bathroom and entrance. Kitchen - Does your kitchen do everything you want it to? Is there space to add things that are not included like an oversized refrigerator or dishwasher? And make sure you have enough cupboard space. Bathrooms - Are there enough bathrooms on hand for the entire family during Monday morning rush hour? Check the water pressure. Is the shower hot and cold enough? Will that beautiful marble bathtub be

able to accommodate your Western dimensions? Enough room above the sink for your cosmetics? Check out the mattresses - Can you imagine anything more important than getting a good nights sleep? Or anything as unpleasant as a bad nights sleep? Well, one of the most important factors to getting a good nights rest is sleeping on a proper mattress. So when youre checking out apartments dont be afraid to check out the mattresses too. Are they firm enough? Whats the feather count? And dont forget to have your mattress flipped north to south and east to west once a month to ensure that the wear is even.

Noise levels - Will the buzz of tuk-tuks be keeping you up at night? Can other tenants hear your family squabbles? Is there a lot of building going on in your immediate vicinity and, if so, what are the noise levels like when theyre banging away at 2:00 a.m. on a holiday weekend? Parking - Are you provided a parking space? Is it above or below ground? Indoor or outdoor? What about guest parking? Lifts - How many lifts are there? Whats the average wait? Are they large enough for you to bring in your favourite leather couch?

Other Helpful Tips

20 hen you visit a property, make it a point to talk to other residents, the staff and the manager in order to get a feel for the mood and style of the place. Better still, stay a night or two before you move in, use the facilities, eat in the restaurant, walk around the neighbourhood, see how easy it is to get a cab and how long it takes you to get to the BTS or MRTA.

Resident Talk
visit Bangkok 2-3 times per year and stay for 7-10 days each time. I chose to stay in a serviced residence when Im here because I find it more comfortable than staying in a hotel. I have more than one room a kitchen, living room and bedroom so its more spacious and convenient. Another important thing for me is the staff. They are extremely friendly and helpful and make me feel like Im in a second home. They are so good at taking care of little things which I really appreciate. When my internet service was down they fixed the problem quickly. Another time, I wanted tickets for the Mozart Festival and they took care of everything. I didnt need to lift a finger. I think that because most serviced residences are smaller than hotels, they are able to provide a more individual and personalised level of service. For instance, they always make sure to stock my favourite flavour of ice cream whenever I am here. This means a lot to me because I am unable to get it in my home country. Location is also important because whenever Im in town I tend to spend a lot of time going to meetings and going out to dinner so being centrally located is essential. erviced apartments make sense if you stay by the month. They are more than just a room. They are more like an apartment or a suite. Choosing a serviced apartment thats right for you depends on what youre going to do in Bangkok. Theres a reassurance with the Sukhumvit area for newcomers to Bangkok because its all one line. A lot of people chose to stay on Lang Suan Road because its a no-brainer like Park Avenue in New York. Like in any other city, if you go out of the centre of town a little bit, you can find serviced apartments for a lot less in places like On Nut, Ratchadaphisek and Lat Phrao. I am usually in Bangkok between three and nine months every year. I used to rent a regular apartment but gave it up because I had to pay for rent, utilities and cable even when I wasnt in town. At the end of the day, it was a hassle. I feel as if I am better off with a serviced apartment because there are no bills other than the rent and I dont have to buy anything. Staying Fit & Healthy in Bangkok

Sports estates
Hua Mak Sports Complex, in the Ramkhamhaeng section of the city, and National Stadium, located behind MBK shopping centre, have numerous indoor/ outdoor facilities for running, biking, soccer, swimming, racquet sports, weight lifting, aerobics, gymnastics, basketball, flag football, and target practice, in addition to instructional classes. Both venues are ideal places to workout, make new friends and let your children run free.

B-ball
Basketball is one of the best ways to keep fit and make friends but its not so easy finding an indoor game in Bangkok. If youre looking to run up and down the hardwood after work and play some serious ball, try heading over to the indoor courts at Chulalongkorn University, New International School of Thailand (Sukhumvit Soi 15, Tuesdays nights) or Lumphini Park (a new facility is currently under construction). Just tell them The Mayor sent you.

Serious fuel
If you are interested in staying healthy, you better pay attention to the food you put into your body. Bangkok has a number of very competent western-style supermarkets where one can find healthy imports, fresh produce and strong deli counters. While prices of certain items can run high, quality usually follows suit. Many expatriates find it hard to live without Villa Market, Foodland, Gourmet Market, Carrefour and Fuji Super.

Working your grey matter

One of the best ways to stay sharp and increase your knowledge is by reading. And one of the best places to read is in a library. While many of Bangkoks libraries leave much to be desired, here are four with worthy collections of paper and proper scholarly environs. Chulalongkorn University Library, close by the Sam Yan subway station, has two floors of English language books. Admission is only 20 baht and theyll photocopy entire books for you for only 50 satang per page! The Siam Society on Asok

Road has a tremendous selection of books about Asia as well as lectures and field trips. The Nielsen Hays Library on Surawong Road has been a haven for bookworms since 1869. In addition to its fine collection of books, the library also hosts various literary activities and has an art gallery. The AUA Library on Ratchadamri Road has been up and running since 1969 and houses a 15,000 book collection. An architectural landmark that was built to reflect an American identity, the librarys unique design features include a convex frontage facade, swirling staircase and interior fountain.

Unsung parks
Chatuchak Park Complex consists of three adjacent parks covering an area of 1.13 square kilometres next to Chatuchak Weekend Market. The State Railway Public Park (better known as Suan Rot Fai) has biking, canoeing, basketball, tennis, swimming and a butterfly sanctuary. Chatuchak Park contains an herb garden and train museum. Queen Sirikit Park is known for its rare, beautiful plants and childrens museum. The parks can be reached by taking the BTS SkyTrain to Mo Chit station or the MRT Subway to Chatuchak station. 27
