GENERAL
• General Description
• This Specification covers the requirements to furnish all materials and labor for the detailed design
and installation for complete fire sprinkler system installation, in complete compliance with this
Specification for the Technological University of the Philippines, Manila, Engineering Science
Education Program (ESEP) Building Fire Protection Systems installation.
GENERAL
• The intent of this specification is to describe the minimum acceptable parameters for the design,
selection, and procurement of sprinklers, deluge valves and other necessary auxiliaries required for
construction and commission of the automatic sprinklers system. Fire and Gas detection system is
not the part of this specification and it shall be procured separately, however, the activation of the
automatic system shall be linked up with this Fire and Gas system.
• All design, processes, materials and practices shall follow National and local codes and standards
that applies. In the event of absence in any specifications and standards, best engineering practices
and latest innovations shall be utilized, by means of first quality workmanship and materials.
GENERAL
• 2. Work Included
• General: Furnish all materials and labor for the design, installation, and testing of new
sprinkler system in accordance with all applicable codes and requirements of this
Specification.
• Sprinkler: The intent of this project is to provide complete and current code compliant
sprinkler protection throughout the ESEP Building. Furnish and install all components
necessary for the automatic sprinkler and standpipe system to result in fully operational
systems. Provide appropriate water flow, and valve supervisory switches to provide all
monitoring of the System. Interface to the fire alarm system shall be completed by the
Fire Alarm Contractor, as specified in the Fire Alarm Specification
GENERAL
• Sprinkler Floor Control Assemblies: Provide new sprinkler riser connections throughout ESEP
Building, complete with check valves, indicating control valve, inspectors test and drain
combination, and express drain.
• Shields: Install shields where necessary to protect electrical equipment from sprinkler discharge.
Shields shall be such that water spray from sprinklers is shielded from the intended equipment
only. Shields shall not completely block water spray over the remainder of the area to be
protected. Coordinate with electrical drawings for these locations.
GENERAL
• Drains: Provide all piped connections to the exterior of the building necessary to drain and test the
sprinkler and standpipe systems. Drains shall terminate at the exterior of the building, or at an
interior drain capable of handling full flow conditions.
• Valves: Furnish and install all system control valve(s), main and inspector’s test drain valves, and
other appurtenances as required for a fully operable system.
• Painting: Painting of pipe and fittings shall be included in the following areas where pipe is exposed
except for the mechanical rooms and electrical rooms. This Contractor shall include one coat of
latex primer, and one finished coat of latex paint. Pipe and fittings shall be painted red (unless
otherwise indicated on building plans or as directed by Owner) to indicate fire service use.
GENERAL
3. All works shall conform to the applicable codes and standards and other
guidelines listed herein:
• All System Designs hall be provided by a properly qualified and licensed Professional Engineer.
• All system designs, materials, and installations shall meet applicable International, National, or local
standards
• Code Conflicts: Should conflicts exist between the referenced codes and standards and this
specification, it shall be Contractor's responsibility to bring the conflict to the attention of Owner for
resolution. The contractor shall not attempt to resolve code conflicts with the local authority,
independent of Owner. In general, in the event of a conflict, the most stringent of the requirements will
apply.
GENERAL
• Equipment: All devices, systems, equipment and materials furnished and installed shall be new and shall
be submitted for approval by Owner. All sprinklers, pipe, fittings, hangers, valves, and other materials
and equipment shall be DTI-BPS approved for their intended use.
• Fittings: Fittings may be of the flanged, threaded, or grooved type. Welded outlets on cross-mains for
riser nipples and/or branch lines, and for sprinkler outlets on branch lines will be permitted.
PRODUCTS/OPERATIONS
• 1. Acceptable Manufacturers
Subject to compliance with requirements, provide products of a manufacturer that meet the
requirements on item 1.3 (quality assurance)
• Provide a stock of 12 spare sprinklers of each type used in the project. If more than 300 heads of a type
are used, supply 24 spares.
• Provide 24 escutcheon plates, trims, and caps for each type used for both fully concealed (if allowed)
and semi concealed heads. If more than 300 heads of a type are used, supply 15% spare escutcheon
plates trims and caps. Residential applications require a higher percentage of spares, discuss with FMS
Fire Tech before bid time.
PRODUCTS/OPERATIONS
• All pressure switches shall have a vented ball valve installed on the line before the switch
• A double check valve shall be provided where sprinkler system connects to public water supply.
• Install chains and break-a-way locks on ALL valves.
• Install piping with ball valve inside building at base of any/all roof hydrants for draining hydrants. Locate
ball valve within 72 inches AFF and before connecting to system drain.
