Economic Assessment

Cost Analysis
The objective of this assessment is to calculate an estimated cost in order for the
project to initiate. As for the car park, the ticket prices are also estimated so that it will
at least break-even.

Summary of Calculation Procedures


The calculations are done by firstly finding the sources for all the components
required to initiate the project. The components are then listed and the prices per area
(MYR/m2) for each component are recorded. By using the floor plans for both designs,
the total area is calculated. After acquiring the total area from the plans, the prices are
then multiplied with the total components price, obtaining the final project price. The
final price is then multiplied with the inflation rate of Malaysia in 2010, which is 0.40%.

After calculating, the total cost for the 1st design is MYR 158,860,871.84, while
the total cost for the second design is MYR 175,791,596.93. These values although are
just an estimate, but it is a very detailed estimation, as the sources that are chosen are
real life sources obtained from real companies such as DSL Management Sdn. Bhd. This
estimation also covers the components in a very detailed manner.

It is impossible at this stage to calculate the break-even point, because the GBI
assessment can only be completed after the building is up and running, therefore
benefits such as tax relieves cannot be calculated accurately.

*All sources and inflation rate obtained are cited in the excel spreadsheet with the
calculations.
