APPLYING FOR BUILDING PLAN
On the basis of height and plot size, buildings are categorized into Low, Moderate and
High risk categories. Building plans approval/site inspection process for these categories is given
below:-
Low Risk category includes Moderate Risk category High Risk category consists of
plotted residential and includes commercial sites buildings other than
commercial sites having having maximum permissible buildings in mentioned in

No site inspection is required in case of sites falling under Low risk and
Moderate risk categories.
2 The Junior Engineer (JE) going for site inspection shall ascertain: 7 DAYS
(i) the site dimensions.
(ii) any construction undertaken without approval of plan.
(iii) orientation of gate position as per zoning plan.
(iv) identification of physical/natural features; if any, viz., HT lines,
revenue rastas etc.
(v) calculation of composition fees, if any.
FOR DETAILS CHECK THE PROFORMAS GIVEN IN APPNEDIX - I
(i) the public health services shown on the plan are in accordance CONCURRENT
(ii) the alignment and levels as shown in the plan are appropriate for 1& 2
its integration with the proposed/existing internal/external
services.
4 The Accounts Section shall ensure that the EDC dues against the site 2 DAYS;
(wherever applicable) are not overdue. In cases where the applicant have CONCURRENT
opted for “EDC Relief Policy”, it needs to be ensured that the WITH SR. NO.
installments already due under such relief policy stand deposited. 1& 2
5 The Fire officer, wherever applicable, shall examine the Fire Design Plans 7 DAYS;

6 The concerned BPAC shall take into account the report from all 7 DAYS
concerned quarters and shall convey its final decision on the
approval/rejection of plans. In case of minor observations, the applicant
may be allowed not more than two opportunities to rectify the plans and
resubmit the same for fresh consideration of the BPAC.
Procedure (NOT ON SELF CERTIFICATION MODE)
1. Applicant submits the application with Scrutiny fee, Labour Cess fee, NOC of AAI (for
the applicant.
