CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This Deed, made and entered into Baguio City, Philippines this ___day of ___,20__, by and
between:

Ms. Alice Florendo, of legal age, Filipino and a resident of Baguio City herein to as the “LESSOR”.

-and-

Mr. Allan Joy Marzo, of legal age, Filipino citizen, married to Mrs. IVY S. Marzo of legal age,
herein to as the “LESSEE”.

WITNESSETH

That the LESSOR is the owner of that Property located at Block 8, phase 1, Eagle Crest Club
house, Bakeng, Baguio City.

That the Lessor hereby leases to the Lessee and that the latter hereby accepts in lease from the
former said Property identified as Three (3) Bedrooms, 3 Toilet and bath, sala dining, kitchen of the
Property of Ms. Alice Florendo located at Block 8, phase 1, Eagle Crest Club house, Bakeng, Baguio City.
As the “Leased Premises”, under the following terms and conditions hereunder:

1. This lease shall be for a period of _______(___)______beginning____________and ending


on____________;
2. The LESEE shall pay the LESSOR a monthly unit rental of ____________________, Philippine
Currency.
3. The LESEE shall pay to the LESSOR the sum of __________________ as One (1) Month
protective deposit which shall guarantee the LESSEE’S obligation under this Contract, and
which shall be used to cover damages to the Leased Premises and any unpaid obligation or
liability of the LESSEE to the LESSOR and to third parties for which the LESSEE is responsible
at the termination of the Contract.
4. The LESSEE shall use the Leased Premises solely for residential purposes and shall keep and
maintain the same in clean and sanitary conditions and shall hold the LESSOR free and
harmless from any damage liability and/or responsibility for violation of any law decree,
ordinance or regulation;
5. The LESSEE shall at its own cost and expense undertake the repairs of the Leased Premises
and may introduce improvements with the written consent of the LESSOR, and all
permanent improvements shall be with prior notice and shall automatically belong to the
LESSOR without any obligation to reimburse the LESSEE for the value hereof;
6. The LESSEE shall be responsible for payment of all charges for electricity, water and other
utility services, in the Lease Premises during the effectively of the lease;
7. The LESSEE shall not assign the lease to another without the prior written consent of the
LESSOR;
8. The LESSEE shall not store any flammable substance, nor shall use the place for storage
purposes;
9. Either party to this Contract of Lease may at her/his option and expense secure an
appropriate insurance policy over their respective insurable interest on the premises subject
to this lease. The party who decided not to secure an insurance policy shall shoulder his own
loss or damages and shall hold the other party free from any such liability;
10. The LESSEE hereby assumes full responsibility for any damage which may be caused to the
persons or property of third persons while remaining either casually or in business in any
part of the premises leased to the LESSEE and further binds itself to hold the LESSOR free
and harmless from any such claim for injury or damage;

The LESSOR shall not be liable, nor responsible among other things:
a. For presence of bugs, vermin, ants, termites, insects, if any, in the leased premises;
or
b. For any failure of water supply and/or electric current; or
c. For any article delivered or left to any of the household members; or
d. For any injury, death loss or damage which the LESSEE, his agents or household
members might sustain in the premises due to any force majure, earthquake, fire or
any other cause whatsoever; or
e. For any damage done or occasioned by, or arising from plumbing, gas, water and/or
other pipes, or the bursting, leaking or destruction of any cistern tank, wash stand,
water closet, or waste pipe in above, upon or about said LEASED PREMISES, nor for
any damages arising from acts of negligence of LESSEE or its agents, servants,
relatives, household members and guests, or any and all other persons; or
f. For any offense or crime committed by its agents, servants, relatives, household
members and guests or any or all other persons.

first herein written.
