AND
2. Words and expressions used in this deed have the same meanings as they have
in the Tenancy Agreement.
3. The Guarantor agrees that, if the Tenant does not pay the rent (when the Tenant
has to) or does not keep to the Tenant’s obligations set out in the Tenancy
Agreement, the Guarantor will:
a) pay the rent and keep to the Tenant’s other obligations set out in the
Tenancy Agreement, and,
b) pay the Landlord all costs and expenses incurred by the Landlord as a
result of the Tenant not keeping to any of the Tenant’s obligations set out in
the Tenancy Agreement, and,
c) compensate the Landlord for any losses and damages incurred by the
Landlord as a result of the Tenant not keeping to any of the Tenant’s
obligations set out in the Tenancy Agreement
4. The Guarantor’s liability under this deed shall not be affected by any changes to
the terms of the Tenancy Agreement, even if the Landlord chooses not to enforce
5. If there is more than one Guarantor, the Landlord can enforce the obligations
which they undertake against all or any of them.
a) even if the Tenancy Agreement comes to an end, until all money owed by
the Tenant under the Tenancy Agreement has been paid
b) in relation to any periodic tenancy which may arise under the Housing Act
1988 (as amended by the Housing Act 1996)
Once signed, this deed of guarantee is legally binding and therefore the guarantor
should take legal advice on the effects of this deed before signing.
By signing this Deed of Guarantee, the guarantor acknowledges that he/she has read
the Tenancy Agreement and agrees to all the terms contained therein.
