DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:


This Deed of Absolute Sale made by and between:
I, RUSTICO JAVIER DIZON JR. of legal age, single, Filipino, and resident of Pioneer West
Tower Unit 2408, Madison Street, Mandaluyong City herein after referred to as the SELLER.
-AND-

I, JESSICA GABRIELLE M. ABAD, of legal age, single, Filipino, and resident of #6 Villa
Maria Subdivision Tanguile Street Marikina Heights, Marikina City, hereinafter referred to as the
BUYER under Special Power of Attorney of Ms. ROWENA A. HALL of legal age, Filipino citizen,
and with residence address at Block 10 Lot 17 Pioneer Street Addas Greenfield Mambog 4
Bacoor City, Cavite.

WITNESSETH:
WHEREAS, the SELLER is the registered owner of a property covered by Transfer
Certificate of Title No. 167 - 2020011837 situated at Block 15 Lot 14 Via Pesaro Street Phase 2
Citta Italia Molino 3 Bacoor City Cavite with improvements and containing an area NINETY NINE
(99) SQUAREMETERS, identified as at Molino 3 Bacoor City Cavite, and more particularly
described as follows:

MOLINO, MUN. OF BACOOR, PROV. OF CAVITE. BOUNDED ON THE NE., ALONG LINE 1-2, BY LOT
13, BLK. 15; ON THE SE., ALONG LINE 2-3 BY RD. LOT 15; ON THE SW., ALONG LINE 3-4 BY LOT
15, BLK. 15; ON THE NW., ALONG LINE 4-1 BY LOT 7, BLK. 15, ALL OF THE SUBD. PLAN.

CONC. MONS. 15X60 CM.; BEARINGS TRUE; DATE OF ORIG. SURVEY; JULY 27, 1905-JUNE 11,
1908 AND THAT OF THE SUBD. SURVEY; DEC. 1-31, 1997 AND WAS APPROVED ON FEB. 27,
1998.

NOW THEREFORE, for and in consideration of the aforesaid premises and more
specifically of the sum of THREE MILLION FOUR HUNDRED SIXTY THOUSAND (3,460,000.00)
PESOS ONLY the receipt whereof is hereby acknowledged in full from the buyers to the entire
satisfaction of the sellers, the said sellers does hereby SELL, TRANSFER, CONVEY and DELIVER in
a manner absolute and irrevocable, in favor of the buyers, their heirs, assigns and successors in
interest the property above describe with improvements as is where is.

That the Buyer hereby warrants valid title to, and peaceful possession of, the property
herein sold and conveyed and further declares that the same is free and clear of all liens and
encumbrances of any kind whatsoever.

(3,460,000.00) PESOS ONLY, representing as full payment for the sale of parcel of land

identified as at Block 15 Lot 14 Via Pesaro Street Phase 2 Citta Italia Molino 3 Bacoor City

Cavite, under Special Power of Attorney of Ms. ROWENA A. HALL of legal age, Filipino citizen,

and with residence address at Block 10 Lot 17 Pioneer Street Addas Greenfield Mambog 4

Bacoor City, Cavite, containing an area of NINETY NINE (99) SQUAREMETERS more or less and

covered by Transfer Certificate of Title No. 167 - 2020011837 of the Registry of Deeds for the

Province of Cavite.
