1) The Vendor hereby offers to sell the Schcdule Property to the Purchaser/s,
for a total sale consideration of Rs. 23,46,520/- (Rupecs Twenty Three
Lakhs, Forty Six Thousand, Five Hundred and Twenty only) (Total
Price") and the Purchaser/s has / have accepted the offer and agreed to
purchase the same for the said consideration subject to the termns and
conditions agreed herein.

2) The Purchaser/s herein paid an amount of (i) Rs.20,000/- through Tran saction/
Ref. No. 427349082578 dated 30-09-2024, (ii) Rs. 10,000/- through Transaction/
Ref. No. 427337088089 dated 30-09-2024, (ii) Rs. 70,000/- through
Transaction/ Ref. No. 427349006060 dated 30-09-2024, totally Rs. 1,00,000 1
(Rupees One Lakh only), credited to the Account of Seller / Vendor. This payment
serves as a token of acceptance a:d booking amount towards the sale
consideration, constituting part of the total sale con sideration.

3) The remaining balance sale consideration of Rs. 22,46,520/- (Rupees


Twenty Two Lakhs, Forty Six Thousand, Five Hundred and Twenty
only) shall be paid within Thirty (30) days from the date of this Agreement.

4) That the Vendor herein shall obtain and furnish all the required
documents to the Purchaser, essential for the effective transfer of title over
the Schedule Property in favour of the Purchaser/s.
5) The Vendor is aware that the Purchaser/s has/have agreed to purchase
the said Schedule Property relying on the covenants, representations and
warranties given by the Vendor and the related documents provided by the
Vendor pertaining to the Schedule Property.
6) The Vendor hereby agrees to execute a registered sale deed in favour of the
Purchaser/s immediately upon the receipt of the entire Total Price from
the Purchaser/s.
