Here are the cheapest apartments in Helsinki - and how much they cost.
The most affordable apartment for sale in the city in mid-August was a 33.5-square-metre studio in Suurmetsä with an asking price of 87,000 euros.
Helsinki's Suurmetsä district is not well known, even to Helsinki residents, but is within the city limits. "A district of 15,500 inhabitants on the northern border of Helsinki," the city's website reads.
While Helsinki's most expensive apartments are located near the sea, the cheapest housing in the city, on the other hand, is far from it.
Helsinki's ten cheapest apartments are not all studios. The fourth most inexpensive apartment for sale was a two-bedroom apartment in Jakomäki with 47.5 square metres, with a price of less than 100,000 euros.
In Siltamäki, a northern neighbourhood bordering the city of Vantaa, a 50-square-metre, two-bedroom apartment was the sixth cheapest, priced 105,000 euros. According to the sales advertisement, there was an affordable studio apartment for sale on the same street.
The most affordable apartments in the city are typically in houses built in the 1970s. Most were built between 1971 and 1975.
According to Statistics Finland, apartment prices in Helsinki have fallen by 1.2 percent since last year.
"What has changed is the way single-family homes have been sold. Clearly, the sale of studio apartments has slowed down on a large scale, if you look at Helsinki," Marina Salenius, chair of the Federation of Real Estate Agency (KVKL) and managing director of the real estate agency Huoneistokeskus.
Several real estate agents report that apartment prices have levelled off and sales have slowed down, particularly on the eastern side of the city centre.
For example, old studio apartments in Kallio, which were hyped in the early 2010s, started to fall in price last year. Currently, there are many old and small apartments for sale in the district.
Mini apartments
The city's smallest apartment for sale last week was an 11-square-metre apartment in Punavuori, located in the city centre. It was also the cheapest apartment in the neighbourhood. The asking price: 159,000 euros.
"11-square-metre apartments are sold exceptionally rarely. It is, after all, an exceptional size. The price per square metre is on the high end of the scale. The average price for a studio apartment in this area is 300,000 euros. Everything is relative," Ville Vartiainen, a real estate agent at Roof LKV, said.
"It has been viewed by first-time buyers and investors. Then there are also those who want a good location to set up a base in Helsinki," said Vartiainen.
Where are the affordable family homes?
In eastern Helsinki's Kontula neighbourhood, an 82-square-metre 1967 house with four rooms and a kitchen could be found for 129,000 euros.
A range of four-room apartments with kitchens were also listed for less than 200,000 euros, with the ten cheapest ones all east of the north-eastern Malmi district.
Houses built in the 1980s are among the most affordable family apartments for sale in eastern Helsinki.
The city also has a large number of multi-room flats that are rented out as shared apartments.
Telecommuting, however, appears to be here to stay, as does the need for space. As a result, there is still a demand for large apartments and detached housing.
