    ARCHITECTURE &CONSTRUCTION

    COST ESTIMATE FOR CONSTRUCTION OF RESIDENCE AT GULMOHAR CITY ,KHARAR


    FOR SH. GAGAN

    Total area to be constructed on all floors including Verandahs ;


    Ground floor ,& First floor = 1500 Sft.

    Total cost of construction = Rs. 19,75,000/-


    (eighteen lacs seventy five thousand only)

    SCOPE OF WORK & SPECIFICATIONS

    1. ARCHITECTURAL DRAWINGS

     Preparing architectural drawings for sanctioning of building plans & working drawings for
    construction which includes detailed electrical ,structural & public health drawings.

    2. CONSTRUCTION OF BUILDING

     Constructing building as per detailed architectural drawings & specifications of construction


    will be as follows :

    A. CIVIL WORK

    Specifications are as follows :


     R.C.C. work (1:2 :4 )
     P.C.C. work (1:5 :10 )
     Brick work in 1:6 mortar
     Plastering 1:6 on walls & 1:5 on ceiling
    Material to be used
     Cement Ambuja make
     First class bricks & roof tiles
     ISI marked Steel
     Sand for RCC work
     Round aggregates to be used in RCC
     Roof tiles on mud fuska with two coats of hot bitumen.

    B. WOOD WORK

     Window & Door frames (5”x2 ½ ” & 4”x2 ½ “ interior ) Hollack wood (as per drg)
     Window shutter in Hollack & Door shutters Masonite . (as per drg)
     Cupboards and Kitchen made out in ¾ “ commercial board & finished with Mica & Paint
    inside and modular fixtures for kitchen . LPG pipe line will be laid as per dwg , In both the
    kitchens Hob & Chimney will be provided by the owner .
     Anti termite treatment will be provided for all the woodwork .

    C. FLOORING & DADO

     Vitrified Tiles (600mmX600mm) , Johnson / or eq. make


     Kitchen wall tiles
     Bathroom Tiles (12”X 18”) / Johnson or eq. make
     Interlocking tiles in driveway as per drgs.
     Anti skid tiles in balconies & verandahs make
     Granite of approved colour on kitchen counter &kota stone on staircase .

    D. WALL FINISH

     Exterior will be finished with approved colours


     Interior walls will be Painted with acrylic emulsion of desired colours of make Asian .
     Exterior paint make Asian . (wherever needed )

    E. GRILL , GATE & RAILING

     Mild steel gate in front & rear & window grills will be provided as per approved design
     Balcony railings will be provided as per approved design .

    F. SANITARY

     Hindware fixturies for bathrooms (washbasin and W.C.).


     G.I. pipes ( Jindal B make ) for water supply .
     PVC. pipes for sanitary fittings.
     Nova or S.S., C.P. fittings for bathrooms ( Faucets , towel rail , soap dish ,paper holder,
    looking glass ,etc. )
     Underground water tank & over head water tank will be provided .

    G. ELECTRICAL FITTINGS

     Main board .
     PVC pipes ( Diplast make heavy ) .
     Electrical wiring (Havells make or eq. )
     Switches , plugs, MCB’s & main switch (Havells make or eq) provided as per drg ,
    and discussion .
     Provision for A.C. will be done i.e. wiring up till AC points .

    H. GLASS

     4mm thick tinted glass will be provided in windows .


     5mm thick mirrors in bathrooms as per design .

    3. MODE OF PAYMENT

     Advance 25%
     After ground floor slab 20%
     After first floor slab 15%
     After fixing of frames 10 %
     After plastering 10%
     During finishing 15%
     At completion 5%
