    QUITCLAIM

    KNOW ALL MEN BY THESE PRESENTS:

    I, John Watson Dimagiba, of legal age, Filipino citizen, and a resident of 114141 Sampaguita St. Brgy. Del
    Monte, Quezon City, for and in consideration of the sum of 50,000.00 Philippine Pesos (PHP Fifty
    Thousand Pesos) received from Frederick A. Cezar, of legal age, Filipino citizen, and a resident of 1414
    Maulan St. Brgy. Bahay Toro Quezon City, the receipt and sufficiency of which are hereby acknowledged,
    do hereby sell, transfer, and convey, and by these presents, do grant, release, and quitclaim, unto
    Frederick Cezar, his heirs, successors and assigns, all my rights, interests, and participation in that certain
    property located at Lot 18 Block 5 Konoha Subdivision Tagaytay City, covered by TRANSFER CERTIFICATE
    OF TITLE NO. P- 05670and described as follows:

    A parcel of land (Lot 18 Block 5\ of the subd. plan (LRC) Abc-2009020015 being a portion of lot 231 of
    the Cadastral Survey of Cavite, LRC Cad Rec. No 565, situated in the Tagaytay City. xxx containing an
    area of One Thousand Square Meters (1000) Square meters, more or less. -xxx-

    Copy of Transfer Certificate of Title No. P- 05670 is attached hereto as Annexes "A" and made
    an integral part hereof.

    I hereby declare and represent that I have full right and authority to sell, transfer, and convey the
    abovementioned property, and that the same is free from all liens and encumbrances.

    I furthermore warrant and guarantee the full and peaceful possession of the property above-described
    to the said Frederick Cezar and his, successors and assigns, and shall defend the same against any and all
    claims, liens, and encumbrances.

    IN WITNESS WHEREOF, I have hereunto set my hand this 28th day of April 2023.
