1.0 Introduction
1.1 How to use this Operating and Maintenance Manual (O&M)
This operation and maintenance manual is provided to cover the operation, function, correct
understanding and safe use of this lift product.
Please note that this O&M is only accurate at the time of installation and commissioning. It will not take
into account of any alterations, upgrades, repairs etc made after this point.
It is recommended that the O&M manual is first read and understood prior to the commencement of any
operations on the installed works.
We would like to take this important opportunity to thank you for choosing a new Morris Vermaport lift
and very much hope that you will receive many years of good, reliable service from it.

The lift equipment will be guaranteed for a period of 12 months from the date of commissioning and
handover
Warranty Cover will be affected if the lift equipment is not serviced at regular intervals by a competent
lift company.
To supply and install this lift product in line with BS EN 81-1:1998, BS EN 81-28:2003, BS EN 81-
70:2003, BS EN 81-73:2005 and the Client Specification.
This lift has been designed to satisfy modern vertical transportation needs and fully meets the
requirements of the Lift Directive.
• A lift car cabin comprising of floor, walls, ceiling, doors and interior lighting.
• Car control station complete with floor buttons to instruct the direction of the lift, door control
button, and alarm button.
• Emergency Lighting.
• Landing control stations complete with directional buttons to summon the lift.
• Automatic horizontally sliding doors to the car and landing entrances.
• Microprocessor based control panel.
The following devices for passenger comfort and safety are provided:
• Alarm button in the lift car to provide an audible help signal, this is also connected to telephone
device indicated below.
• Emergency autodialing telephone device to communicate with a rescue service upon
entrapment.
• All safety devices fully CE certified.
• Safety gear “anti-fall device” complete with electrical check contact guarding against slack rope
and rope-breakage conditions.
• Over speed governor “speed control device” to guard against over speeding of the lift in either
direction.
• Over-travel switches to prevent the lift passing the top or bottom floor levels.
• Overload sensor to prevent operation of the lift with excess passengers / load.
The following devices are fitted to assist competent persons in the maintenance and repair of this lift.
• Car top control device for safe maintenance regimes, complete with emergency stop button.
• Emergency stop button in the lift pit.
• Emergency call station located on the top of the lift car.
• Emergency call station located underneath the lift car.
Note. The emergency call stations are connected to the lift car autodial system.
Listed below is a summary of the specific data for this lift. Additional information can be found in section
8 of this manual
On each landing a call control station has been provided to allow the users to call the
lift to their position.
These stations incorporate one or two direction of travel push buttons which signifies
the direction the user wishes to travel.
On the main exit floor, the landing station also incorporates a No Entry Sign indicator,
this will only illuminate during fire conditions to notify that the lift is out of action, see
section 3.9
To call the lift, simply press the push button, this will illuminate to inform the user that
the call has been registered and the lift will travel to that floor, audible indication is
also supplied to satisfy Disable Discrimination Act Regulations (DDA).
If the push button does not illuminate then it is possible that the lift is not available for
use.
The lift will respond to calls in a logical sequence that is determined by the control
system logic. The time taken to answer the call will depend upon the lift usage level
and its current position.
At each lift landing entrance, a digital display indicator is provided which will inform persons wanting to
use the lift which landing the lift is currently positioned, this digital display indicator will also inform the
user in which direction the lift is travelling.
The indicator will also have a floor chime which is heard to signal lift arrival at the designated floor. If a
single chime is heard then the lift will next travel in the up direction, if a double chime is heard then the
lift will next travel in the down direction.
IMPORTANT INFORMATION!!!
Where a user wishes to travel in the opposite direction to that indicated by the arrow
or chime, they should not enter the lift until the direction of arrow changes or the lift
calls at the landing again showing the correct direction.
CAUTION!!!
Do not lean against the doors when they are closed or try to force them open. Do not
enter the lift entrance if the doors are closing or beginning to close, there is a risk of
being struck by the doors. Use the landing push button to re-open the landing doors.
Floor Buttons
Floor buttons are provided to allow the passengers to select their designation.
To make the lift travel to a particular floor, press the corresponding floor push button.
Once a button has been pressed it will illuminate to indicate that the call has been
accepted and the lift will travel to the selected floor, an audible sound may also be
heard to assist visually impaired persons.
The lift will respond to calls in a logical sequence that is determined by the control
system logic, time taken to answer the call will depend upon the lift usage level and
its current position
IMPORTANT INFORMATION!!!
Pressing floor buttons where the lift is not needed will slow the operation of the lift
down and increase waiting times.
In case of an emergency where passengers are trapped within the lift car, Press and
hold the alarm button for 5 seconds.
This will activate a warning bell which will sound for the duration till a connection is
established to the autodialler emergency system to summon assistance.
See sub section 3.5
The door open push button can be identified by the outwardly pointing arrows “◄|►”
symbol and has three functions:
• When the doors are open, holding the open door push will prevent the doors
from closing.
• When the doors are closed, the open door push will open the doors.
• When the doors are closing, it will stop the closing cycle and re-open the
doors.
The door close push button can be identified by the inwardly pointing arrows “►|◄”
symbol and it’s main function is
• When the doors are closed, holding the door close push will prevent the
doors from opening
• When the doors are open, the door close push will close the doors
• When the doors are opening, it will stop the opening cycle and re-close the
doors
When this key is activated the car and landing doors (only at the landing where the
lift is positioned) will remain open along with disabling all the landing call stations.
If the authorised person wishes to travel within the lift car under this operation, simply
press and hold the corresponding floor button, the doors will begin to close. Keep the
floor button pressed until the doors are fully closed and the lift begins travel.
The lift will remain in this operation until the key-switch is returned to its normal
position.
Car signal
A digital display indicator has been provided which will inform persons within
the lift which landing the lift is currently positioned, this digital display indicator
will also inform the user which direction the lift will travel once a floor button
has been pressed.
The indicator also has a floor chime which is heard to signal lift arrival at the
designated floor. If a single chime is heard then the lift will next travel in the up
direction, if a double chime is heard then the lift will next travel in the down
direction.
Overload Conditions
If the lift is overloaded by 10% or more then what the lift is designed for (as
stated within the lift car on the load plate) then the overload indicator will
illuminate and the lift will not function.
Unless the load within the car is decreased the lift will not operate normally.
This feature is useful if the lift is used to move goods between floors.
Please see section 3.7
A load plate is provided which indicates the maximum permissible load in both
persons and weight.
This plate also shows our contact details and the lift reference number if for
any reason you may need to contact us for help or queries.
Voice Synthesiser
A voice synthesiser will announce important information such as doors opening, closing, lift out of
service etc. The voice synthesiser also announces the floor at which the lift is arriving as well as the
direction of travel.
Safety Edge
A full height safety edge is provided which is connected externally to the car doors. This safety edge is
an invisible network of many criss-crossing beams that protects the entrance to the lift, if any of these
beams are interrupted by an obstruction or by someone passing through the entrance then the doors
are prevented from closing, or if already closing they return to the open position.
CAUTION!!!
Providing that a sufficient gap exists between the doors and the obstruction, the
doors will re-open prior to striking the obstruction.
Pressure Sensor
A door pressure sensor is provided to safe-guard against failure of the full height safety edge; this will
cause the doors to re-open if they begin to exert more than a predetermined force onto an obstruction in
the lift entrance.
Emergency Lighting
The emergency lighting device is battery operated and will work for a minimum of 1 hour in the event of
power failure; this is to provide a reassurance to anyone who may be trapped in the lift due to the power
failure.
When the power to the lift is present, the emergency light battery is automatically kept charged and
ready for a power failure situation.
Autodialler System
An autodialler system is provided to help assist trapped passengers (in the event of lift failure) to be
rescued.
This autodialler has been programmed with telephone numbers in which this system can attempt to call
during an emergency; this will only be triggered once the alarm push button has been held for a few
seconds.
When triggered this autodialler will dial these programmed numbers in turn, which when answered will
allow voice communication between the lift car and the person answering the call. It is advised that a 24
hour rescue service facility (not Fire, Police, etc) is one of the programmed numbers in case of out of
hours assistance is required.
This device will also operate in the event of power failure.
How to operate:
Press and hold the alarm bell button for a period of 5 seconds by
doing this the button will illumination.
will de-illuminate and the alarm receive button will illuminate.
This will remain illuminated for as long as the connection is
established
Car Lighting
For comfort and safety, this lift is provided with lighting that will operate in all normal conditions and at
least when the lift is in use.
Car Doors
When a floor button has been pressed and the lift has arrived at the floor (or already present at the
floor) the car doors will open automatically.
The doors will then remain open for a period of time before closing to allow users to enter and leave the
lift car.
CAUTION!!!
Do not lean against the doors when they are closed or try to force them open.
Do not enter the lift entrance if the doors are closing or beginning to close, there is a
risk of being struck by the doors. Use the car door open button to re-open the car
doors.
When using the lift to move goods the following guidance should be observed.
DANGER!!!
The lift should never be overloaded, to do so is unsafe. It is far better to make
multiple trips with a lower load than to try and fit too much weight into the lift car.
Single items weighing greater than 25-30% of the total capacity should be avoided where practicable
and where not should, be placed centrally within the lift car to distribute the load as evenly as possible.
Multiple items should be spread evenly across the floor to also distribute the load, stacking into one
area or corner of the lift car should be avoided.
If the lift is regularly used to move loads, then protective drapes are recommended.
On the top floor landing next to the landing entrance, we have installed a
cabinet which holds all the electrical operating equipment used to run this lift.
This cabinet has been designed to be small and compact to reduce space and
give a cosmetic appeal.
The cabinet also contains the lift service log, technical drawings, circuit
diagrams, fault finding manuals, emergency hand-lowering procedure and the
lift emergency release keys.
A special key has been supplied by Morris Vermaport upon the lift handover to
allow authorised persons to gain access to this cabinet to carry out emergency
protocols and maintenance procedures.
In the event of fire this lift should not be used, to ensure the lift is out of action during this event, this lift
has been interfaced with the buildings fire alarm system (Building Management System).
When the fire alarm system has been activated the lift will cancel all calls and the current journey
schedule and will travel to the exit floor and park with doors open to allow for passengers to escape, the
doors will remain open for a period of time before closing.
All the landing stations will be deactivated to prevent the lift from being called and the No Entry Sign
indicator (on the main exit floor landing station) will illuminate to inform users the lift is out of action (as
stated in section 3.1) in case the landing and car doors are still open during this period.
The lift will not return into service until the fire alarm system has been deactivated.
We strongly advise that the fire alarm is tested on regular intervals to ensure the correct operation of
the lift under fire conditions. The fire alarm must be tested long enough to prove the lift carries out its full
fire cycle as detailed above. Failure to carry out this test in full may cause the lift to remove itself from
service under fault conditions.
In case the lift fails to carry out the operation correctly, please contact our customer service department.
DANGER!!!
Manual Release must only be carried out by competent persons, i.e. lift engineers,
and trained authorised persons. To ignore this places users of the lift in danger and
severe injury / death may result.
4.1 Definitions
Competent Person Designated and suitably trained person, qualified by knowledge and practical
experience, provided with necessary instructions and equipment i.e. Lift
Engineer
Authorised Person A person designated by the lift owner to carry out Manual Release operations
who has also received the appropriate training.
In ideal circumstances, only trained lift engineers should carry out Manual Release operations. If this is
not practical then authorised persons who have also received appropriate training can attempt the
Manual Release of trapped passengers. Other persons must not attempt Manual Release operations.
It is the responsibility of the lift owner to ensure that a procedure exists for the releasing of trapped
passengers in an emergency, such as fire and panic. This can be achieved by having trained and
authorised persons available on site. The owner must also provide safe access to the Manual Release
operations.
Training should only be carried out by the maintenance organisation or a competent third party.
Morris Vermaport provides Manual Release training courses upon request; please contact the
Customer Services Department for further details.
CAUTION!!!
This section must be read before attempting the Manual Release procedure.
The comments made here must be strictly adhered to.
Before attempting this procedure please read the checklist below and ensure you fulfil all the
requirements.
1. Have you been trained how to release passengers from a lift in the event of an emergency
situation?
CAUTION!!!
Only proceed if your answer to all these questions is YES and it is impractical to wait
for the arrival of a competent person.
IMPORTANT INFORMATION!!!
Although written for this type of lift, it should be noted that these instructions cannot
possible account for all changes in condition between different lifts and also changes
in site conditions since the writing of this manual.
CAUTION!!!
This procedure requires two trained and authorised persons where one takes the
lead.
Do not activate the brake release when the doors are open and when the passengers
are leaving the lift. After the passengers have exited the lift, make sure that all floor
doors are closed and locked.
LEAVE THE LIFT SWITCHED OFF, RE-CLOSE ANY DOORS OPENED AND
AWAIT ENGINEER.
To release trapped persons within the lift, follow this procedure which can only be used with this type of
lift
IMPORTANT INFORMATION!!!
This lift should not be moved in any other way, to do so is dangerous and creates
hazards for all concerned.
1. Switch off, lock and where possible, tag the Mains Isolator within the control cabinet to prevent
any person other than the trained authorised person from reinstating the lift.
2. Telephone Morris Vermaport (or your appointed Service Provider) to inform them that there are
trapped passengers, carefully adhere to any advice that may be given.
3. Determine the position of the lift within the shaft; it is preferable to achieve this by
communicating with the trapped persons or using a zone indicator. However, a door release key
is provided should it be necessary to determine lift position visually.
4. If the lift is at floor level then open the doors with the special key provided to release the
passengers
5. Check that all landing doors are closed, if any are found to be open then immediately close
them. Once closed try opening them again (without use of key) to prove that they have locked.
If any of the landing doors are able to open again them place a barrier in front of the entrance
and STOP, telephone Morris Vermaport (or your appointed Service Provider) and ask for advice.
6. Establish communication with the trapped passengers, warn them that the lift is about to be
moved and ask them to confirm that the car doors are closed; if so ask them to remain clear of
the car doors, remain calm and stay inside the lift until instructed otherwise by the lead trained
authorised person only.
If the car doors are not fully closed STOP, telephone Morris Vermaport (or your
appointed Service Provider) and ask for advice.
7. The lead authorised person should position themselves at the electrical control panel and the
second authorised person should position themselves where movement of the car can be
established, i.e. through communication with the trapped passengers.
8. If necessary, again warn the trapped passengers that the lift is about to be moved, ask them to
remain clear of the car doors, remain calm and stay inside the lift until instructed otherwise by
the lead trained authorised person only.
9. Whilst ensuring that he/she has permanent voice contact with the second authorised person, the
lead authorised person should pull down the SEL (Test) switch and then press and hold the
FRENO (Brake) and COM (Run) release button, this will make the lift move in either direction,
whilst monitoring the lift ensure lift doesn’t run to fast by checking the 3 lights on the visor board,
if the RED LED light and/or buzzer sounds, release the FRENO and COM buttons to stop the
lift, re-press to continue with moving the lift
10. Continue this slowly in a cautious fashion until the luminous zone indicator on visor board
illuminates indicating that the lift has reached a landing.
11. Release push buttons and remove emergency key and secure cabinet. Go to landing were the
lift is now situated and open the doors to disembark the passengers
12. Ensure lift doors are closed or safe and reinsure the cabinet is closed and secure
LEAVE THE LIFT SWITCHED OFF, RE-CLOSE ANY DOORS OPENED AND AWAIT AN
ENGINEER.

IMPORTANT INFORMATION!!!
The lift should receive regular checks by the Owner (or his representative), in their
own interests, to ensure correct operation of the lift equipment.
The following list of checks, which should be carried out periodically by the Owner (or his
representative), is taken from BS EN 13015:2001 (Maintenance for lifts and escalators - Rules for
maintenance instructions). We recommend that these checks be made daily.
1. A full ascent and descent should be made to assess any changes in the quality of the
ride or damage to the equipment.
2. Landing doors should be inspected to ensure that they are correctly in place,
undamaged and functioning correctly. The same check should also be made to the car
doors.
It is the owner's responsibility to ensure that the lift remains in a safe operating condition. Thus any
abnormal running of the lift should immediately be reported to the maintenance organisation as should
any abnormal change in the direct lift environment.
CAUTION!!!
In the event that the autodial is found to be out of order (item 6), the Owner is
required to take steps to ensure that the lift is removed from use immediately.
Aside from obligations described in earlier sections, the Owner of the lift is also required to ensure that:
1. Any National regulations and other requirements, where relevant, are taken care of
including their impact upon maintenance.
3. The same maintenance organisation is used in the event of lifts sharing a shaft and or a
motor-room/machinery space.
8. Through risk assessment that the Owner's premises are safe and free from risk to health;
including access, articles and substances in relation to the Use of Work Equipment at the
Workplace regulations. Also, that any remaining risks are informed to persons using the
premises. That actions arising from any risk assessment are carried out.
9. The maintenance organisation has been informed about access routes, evacuation
procedures, and locations of access keys, any requirements for accompaniment, and
special requirements for personnel protective equipment.
11. The name and telephone number of the maintenance organisation is always available to
the user of the lift, permanently affixed and clearly visible.
12. Keys required gaining access to the lift and machinery spaces are available to
authorised persons but only these persons.
13. Safe access to the building is available for the maintenance organisation to rescue
person in the event of an entrapment.
14. Access to working areas is freely available. In addition that any hazard is informed to the
maintenance organisation including any change in the workplace and/or access ways.
15. The Machinery cabinet is kept securely locked to avoid tampering and access by non-
authorised persons
Probably the most commonly known item of legislation, H.A.S.A.W.A. requires that employers ensure
the health and safety of not only their employees but also those affected by their work activities.
Requirements under H.A.S.A.W.A. extend to duties upon persons in control of premises, particularly
Managers and Directors. Employees also have responsibilities for their own safety and the safety of
others.
M.H.S.W.R. requires that Employers and the Self-Employed assess risks to health and safety arising
from areas under their responsibility.
In connection with lifts this means that Employers (or Self-Employed persons) are required to assess
the risks that both the use and operation of a lift may create to health and safety. Such risk assessment
must identify what measures are needed to comply with health and safety requirements, i.e. control
hazards, etc.
Duties are then created upon Employers (or Self-Employed persons) and/or Owners to ensure that the
correct arrangements and/or organisational structures exist to satisfy the Risk Assessment.
W.P.R. requires Employers to ensure that their premises, or places of work, are safe environments for
Employees and other affected persons; e.g. Visitors and/or the General Public.
It is under these regulations that employers are required to provide basic welfare facilities as well as
ensuring that lighting, temperature, ventilation, cleanliness, etc. are of a sufficient standard.
P.U.W.E.R.'98 is enacted under the H.A.S.A.W.A.'74 and essentially requires that work equipment is
safe to be used. These regulations apply to Employers for Work Equipment provided for use by their
Employees and also to Self-Employed persons in relation to equipment used by them.
For lifts, P.U.W.E.R.'98 will apply to an installation in non-domestic premises that is used for work or by
workers.
• The specification of a product, e.g. the guarding of dangerous parts or areas, lighting levels,
safety controls/devices, etc.
• The maintenance of a product by a Competent Person.
• How a product is used by the Employee (or Self-Employed person) to ensure that it is not used
in an unsafe manner.
• How the specification, maintenance and use of a product is controlled/assured by the Employer
(or Self-Employed person).
Wherever an item of Work Equipment is used to lift loads of any description, L.O.L.E.R. will apply.
L.O.L.E.R. is essentially an extension to P.U.W.E.R.'98, placing responsibilities upon the same groups
of people.
Apart from placing particular requirements on lifting equipment, L.O.L.E.R. introduces the requirement
for separate more involved periodic examinations of lifts, otherwise known as Thorough Examinations.
R.I.D.D.O.R. requires that accidents and dangerous occurrences of certain types should be reported to
the Health & Safety Executive. In the case of accidents this will be governed by the number of lost
work-days, more minor incidents (non-reportable) may just be recorded in localised accident books.
Owners have duties imposed upon them under H.A.S.A.W.A. in so much as "persons who have to any
extent, control of non-domestic premises used by persons who are not their employees, as a place of
work or as a place where they may use plant and equipment".
As well as ensuring the safety of the premises, the Owner is required to take reasonable practical
measures to ensure that access to or egress from any plant is possible without risk to health, e.g. the lift
plant area or enclosure.
Under M.H.S.W.R. (Regulation 9), i.e. Employers and the Self-employed, have a duty to co-operate
where workplaces are shared to ensure that the works of either do not have a negative safety impact
upon others and that legal obligations are met. This extends to informing the other parties of the risks
that might arise from the works.
As an example, during a lift inspection visit both the Competent Person and the Customer as an
Employer or someone who is Self-Employed him/herself, would be required to co-operate to ensure that
the shared work functions/practises did not endanger the health and safety of the Competent Person
and vice versa. Co-operation would also ensure that the inspection visit was successfully completed
and recorded to fulfil obligations.
Provision & Use of Work Equipment Regulations 1998 and Workplace (Health, Safety & Welfare)
Regulations 1992
Under P.U.W.E.R.'98 and W.P.R. the Owner's responsibility would also extend to any person working
on the lift, i.e. the lift engineer or insurance inspector, as this becomes his place of work and is provided
by the Owner.
Also under P.U.W.E.R.'98 (Regulation 62) the Owner is required to maintain (or have maintained) Work
Equipment in efficient working order and good repair. It calls for regular inspections to ensure the safety
of such equipment by a Competent Person.
Under L.O.L.E.R. (Schedule 1), the Owner is responsible for ensuring that Thorough Examinations are
undertaken on lifts at required intervals and that the lift is not used in the event that a Thorough
Examination has not been carried out.
The Owner is also responsible for ensuring that persons carrying out Thorough Examinations are
Competent. The Owner can be assured that all engineers undertaking Thorough Examinations for
Morris Vermaport are trained and suitably experienced in such examinations.
For building open to access from the General Public, the Owner should ensure that at least two
member of staff (present at all times) are trained in the Emergency Release of Trapped Passengers.
Inspections should be carried out safely and in safety by the Competent Person, furthermore the
Employer of the Competent Person has a duty under H.A.S.A.W.A. to ensure their safety at work, in so
much as is reasonably practicable.

much as is reasonably practicable.
Work-wear, tools and plant, etc. provided for work use must be safe and receive appropriate
maintenance. Training in the use of work-wear, tools, plant, etc. and/or supervision in the use of the
same is also required, in so much as is reasonably practicable.
Risk Assessments by both the Employer and the Competent Person are required for work tasks. It is
not always necessary to make a written record of such assessments; it is acceptable for a Competent
Person to make a mental Risk Assessment before undertaking a task.
The employer and the Competent Person are also required to ensure that their work practices do not
have a negative safety impact on persons not employed by them, i.e. members of the General Public,
or workers/visitors in or around the lift being worked upon by the Competent Person.
As an Employee or Self-Employed person, the Competent Person is required to take care of their own
safety and that of other persons that might be affected by some element of their work or actions;
including colleagues. They are also required to co-operate with their Employer in fulfilment of
obligations under H.A.S.A.W.A.
The same duties apply to the Competent Person and his/her Employer as described under "Duties of
the Owner" above.
Similarly, to H.A.S.A.W.A. persons with responsibilities under M.H.S.W.R. are required to take care of
other persons that might be affected by some element of their work or actions.
L.O.L.E.R. (Regulation 9) requires separate more involved inspections at 6 monthly intervals, which are
generally referred to as Thorough Examinations. Under application of L.O.L.E.R. for the lift industry a
Thorough Examination is required before the first use of a lift and thereafter at intervals defined by the
Competent Person.
Whilst application of L.O.L.E.R. for the lift industry defines maximum intervals of 1, 5 and 10 years
between differing degrees of Thorough Examinations, the Competent Person has the authority to
stipulate a shorter interval if he/she feels that the equipment warrants a more regular schedule of
Thorough Examinations; e.g. use of the lift might be particularly harsh likely to lead to accelerated wear
or, existing component wear might currently be acceptable but warrants inspection again before next
normal interval.
In the event that a defect or potentially dangerous situation is identified by the Competent Person, the
lift owner must be notified immediately; by implication, the relevant enforcing authority should also be
informed.
7.0 Maintenance
This section of the Operation and Maintenance Manual is intended for use by Competent Persons only,
i.e. qualified lift engineers, and to provide a guideline for the lift owner.
This competent person will ensure that levels of safety are not compromised for users and for other
persons that interact with the lift.
Reliability is also fundamentally important and can only be achieved through regular service visits by a
Competent Person, and this in turn will lead to a longer lifespan for your lift; protecting your investment.
Morris Vermaport Limited employs specialist trained lift engineers and as such we are best placed to
offer an exceptional level of service. Modern management techniques coupled with efficient office
systems ensure that work is properly scheduled and breakdowns are dealt with in the shortest possible
time.
Also as the Installer of this lift, Morris Vermaport Limited understands the product with regard to its
maintenance needs and parts requirements.
Because of our skill level and organisation abilities, we also very well placed to and specialise in
offering quality support for lifts manufactured and installed by other companies, of all types.
IMPORTANT INFORMATION!!!
Morris Vermaport Limited maintains lifts in accordance with BS EN 13015:2001 and
also carries adequate and proper insurance cover.
Maintenance requirements for this lift will depend upon usage and environment, Morris Vermaport can
offer flexible maintenance agreements to suit all needs and budgets. Our service department can
advise full details and assist in deciding on the best agreement best suited to your maintenance needs
for this lift.
Please consider also that when new, this lift is most probably provided with a warranty, which may also
include maintenance.
Maintenance operations shall be carried out in a systematic and periodic manner and in accordance
with these instructions within this section of the operation and maintenance manual.
Sufficient time shall be allowed for inspections whilst ensuring efficiency to minimise the non-
operational time of the lift.
Whilst these instructions are specific for the type of lift installed they cannot account for environmental
forces such as misuse, vandalism, deterioration etc. These instructions should be adjusted accordingly
to account for any predictable failures like to arise as a result of these forces.
The maintenance organisation shall also ensure that the competency of the person selected for the
maintenance operations is maintained and that spare parts are made available for any repair required.
From time to time the owner may require the maintenance organisation (with reasonable notice) to
provide a competent person(s) to assist third party organisations carry out building maintenance works
in the maintenance organisations reserved areas.
All maintenance operations shall be recorded in the log-book. All failures of the lift and repairs to the lift
shall also be recorded including the type of failure in order to establish a repetitive fault. This record
shall be made available to the owner upon request.
It is the responsibility of the maintenance organisation to carry out these inspections and checks; and to
establish actions arising as a result of such inspections.
CAUTION!!!
The maintenance organisation shall ensure that the lift is isolated and made safe in
the event of a dangerous situation being detected during maintenance, which cannot
immediately be remedied. The owner shall be informed that the lift should not be
used until repaired.
In addition to basic maintenance tasks, this lift should receive periodic Thorough Examinations as
required by L.O.L.E.R. (Regulation 9), otherwise known as the Lifting Operations & Lifting Equipment
Regulations 1998.
Aside from legal obligations placed upon the Owner to ensure that the lift is maintained in a safe
operating condition, regular maintenance is required to protect the condition of the lift and the
investment made by the Owner.
The Owner shall ensure that only maintenance organisations complying with the requirements of BS EN
13015:2001 are used to maintain the lift, a check is recommended to ensure that such maintenance
organisations carry adequate and proper insurance cover.
Following this guidance will help to ensure a suitably competent person maintains the lift, however, as
the supplier and installer Morris Vermaport Limited are best placed to provide the correct level of
maintenance, parts and consumable items to meet needs of the lift equipment over its entire lifespan.
This risk assessment is provided as a guideline for a safe system of work for the operation and
maintenance for this lift. It is advised that the maintenance organisation carries out their own risk and
methods statements as this is only a basic risk assessment for this model lift.
Regular cleaning is required by the Owner to ensure that the lift remains in good condition. An
appropriate level of cleaning will help reliability and extend the life of this lift.
The cleaning guidance only suggests suitable cleaning methods, and offers advice on product types
that should (and should not) be used.
1. C.O.S.H.H. guidance for lift care and cleaning products as these will be purchased by the
person(s) responsible for carrying this out. This information should be requested from the
person(s) responsible for lift care and cleaning.
2. Advise on Health & Safety matters pertaining to lift care and cleaning such as but not limited to,
working from ladders, crouching, stretching, repetitive strain or allergic reaction to care or
cleaning products. This advice and control of hazards relating to lift care and cleaning is the
responsibility of the Owner.
1. Abrasives clothes, pastes, compounds or liquids should not be used to clean any part of the lift,
or equipment at landing lobbies.
2. Not to use a cleaning product that leaves a low-friction residue on the track surface, this can
result in persons slipping upon entering or leaving the lift.
DANGER!!!
When cleaning the doors and sills always operate the door hold or the car preference
key-switch before cleaning, this to prevent the doors closing. Also be aware that the
lift may still accept floor calls from the car, which will start the doors closing.
Vinyl and Rubber Wiped Daily The floor surface should be cleaned using water and
Floor Surfaces mild detergent or a proprietary floor cleaner. Corrosive
or acidic liquids should not be used.
Carpeted Floor Wiped Daily A suitable proprietary carpet cleaner should be used as
Services required to clean the carpet. However, liquid shampoo
and other products that may be retained within the
fibres of the carpet will tend to attract fresh dirt to the
carpet.
Stone and Granite Wiped Daily The floor surfaces should be cleaned using water and
Floor Services mild detergent, alternatively any suitable proprietary
floor cleaner. Corrosive or acidic liquids should not be
used.
Car Lighting Wiped Daily Lighting surface should be cleaned using a mild
detergent or spray polish cleaner, keep water away
from light fittings. Take care not to dislodge lights that
may fall down.
Dirt inside the light fitting should not be removed,
please advice the Morris Vermaport Customer Services
Department or the designated Service Provider at
his/her next visit.
All authorised personnel that are carrying out maintenance work must be equipped with adequate
protection as required under current laws to safeguard workers health. Maintenance operations may
only be carried out after all necessary safety precautions have been duly considered and implemented.

A procedure
The normal start of the lift shall be subject to control by the closure of both contacts and the brakes
opening by the control panel. The control is made by an electric safety circuit without safety contacts as
transmitter elements providing the result of both contacts to an inverter device.
If during the activation one or both the contacts should remain open, the inverter will cause an alarm to
prevent the normal run of the lift.
There are 2 ways to perform the correct test of the automatic monitoring:

When the car reaches the floor and while doors opening, the micro-switches condition is tested and also
the control panel tests the brakes action.
The test is done by a safety electrical circuit, without contact transmitters, that gives to an inverter
devices the actual status of both switches.
If at the arrival at one landing of the car one or both the micro-switches remain closed, the inverter
device will send an alarm avoiding the next lift activation.
There are 2 ways to perform the correct test of the automatic monitoring:

2.0 Behaviour
a. When a recall signal is received, confirm that the lift reacts as
follows.
1) All landing and car controls including the door re-open button X Yes
become inoperative. (See BS EN 81-73:2005, 5.3.1a)
3) If the lift has power-operated doors and is parked at a landing, the N/A X Yes
doors are closed and the lift returns to the designated floor. (See
BS EN 81-73:2005, 5.3.1c)1)
4) If the lift has manually operated doors and is parked at a landing X N/A Yes
with the doors open, it remains at the floor until the doors are
closed and then returns to the designated floor. (See BS EN 81-
73:2005, 5.3.1c)2)
5) If the lift is travelling away from the designated floor, it makes a X Yes
normal stop and then returns without opening the doors until arrival
at the designated floor. (See BS EN 81-73:2005, 5.3.1c)3)
6) If the lift is travelling towards the designated floor, it continues X Yes
without stopping until its arrival at the designated floor.

7) The lift remains stationary if any safety device has been operated. X Yes

b. Confirm that any door reversal devices that could be affected by X N/A Yes
smoke or heat are made inoperative by the recall signal. (See BS

c. Confirm that a fault on a lift which is part of a group does not X N/A Yes
prevent recall of the other lifts in the group.(See BS EN 81-

d. Confirm that on arrival at the designated floor, lifts with power- N/A X Yes
operated doors park with the doors open and are removed from

operated doors park with the doors unlocked and are removed from

Annex E Behaviour of Lifts in the Event of Fire

f. Confirm that the lift returns to normal service either by an automatic X Yes
signal from the fire alarm system or the reset of the manual recall
device. (See BS EN 81-73:2005, 5.3.7.)
g. Confirm that a “No Entry” sign in accordance with BS EN 81- X Yes
73:2005, 5.3.8 is displayed at the designated floor whist the lift is
out of service.
NOTE: The sign should have a diameter not less than 25mm if it is in the landing controls, otherwise it should have
a diameter not less than 50mm
h. Where multiple designated floors are required, confirm that an X N/A Yes
additional electrical signal will recall the lift to an alternative floor.

3.0 Documentation
Confirm that documentation has been provided in the user manual X Yes
relative to the recall controls and the need for regular tests to be
carried out.
