Introduction

Welspun One Logistics Parks (WOLP) invites proposals from experienced and qualified IGBC
Consultants for our state-of-the-art, multi-level warehouse development at Jawaharlal Nehru Port
Authority (JNPA), Mumbai.

The IGBC consultant will be crucial for the project's success by guiding the team through the Pre-
Design and Design Phases, ensuring adherence to principles and compliance with IGBC standards.
They will also manage the necessary documentation to align with the latest IGBC standards during
construction, provide guidance and oversight, and assist with obtaining both pre- and post-construction
IGBC certifications.

Project Brief

The Welspun One JNPA SEZ Development aims to establish a world-class Logistics, and Industrial
park spanning approximately 55 acres. The project is set within the Special Economic Zone (SEZ) at
Jawaharlal Nehru Port Authority (JNPA) and will cover a total built-up area of around 4.4 million square
feet.

Site Overview

Plot A: Covering 45 acres, this site will feature a multi-level (G+2) warehouse building constructed
using a RCC structure. Each level will have a clear height of 12 meters, designed to accommodate large
operations and manoeuvring of 40-foot trucks via integrated ramps providing access to all floors.

Plot B: Spanning 10 acres, Plot B will consist of a mix of industrial, warehouse, and office spaces. The
buildings will have varying clear heights and floor load capacities to suit different operational needs.
Similar to Plot A, this plot will include well-designed container yards for efficient logistics and storage.

SCOPE OF WORK

Brief scope of works as follows:


 Pre-Design and Design Phase guidance, principle adherence and ensuring compliances are
incorporated during the design phase; with necessary documentation to synchronize with the
philosophy of the latest IGBC standards applicable during the construction phase provide the
guidance and monitoring for including final documentation.
 Guide the team and inspire them to adopt the IGBC standards of design and construction.
 Understand the opportunities for innovation in design and explore any alternate compliance
path if necessary, along with managing all communications with IGBC to obtain final
certifications.

Broad Spectrum of Scope of Work:

1. Initiation and Assessment Phase:

2. Kick off Meeting

Guide the team through preliminary discussion of IGBC Green Building Rating system, define
strategies and goals specific of the Project. Establish Preliminary IGBC scorecard and key goals.
Establish Project Schedule and estimated deliverable dates.

3. Feasibility Assessment:

Examine the IGBC credit eligibility in depth and confirm the strategies for achieving credits specified
in the target plan. Also define the road map for implementation with Project governance templates
execution with the Responsible parties.

4. Registration and Responsible Team Member Management:

Register the project with the Council. Set up credits, roles and responsibilities for progress and tracking
within a project.
Ensure IGBC rating system implementation and awareness with the project team for effective
implementation.

5. Analysis and Documentation Phase:

Credit Documentation: Prepare calculations and development of documents; drawings and templates to
support the IGBC credits.
Credit Documentation Guidance: Coach other design members in compilation of documentation assess
for completeness and accuracy.

6. ID credit Development:

Research for Innovation in design Credit Opportunities. Draft narratives and outlines credit Intent,
requirements and compliance path as needed. Provide/coordinate additional information and
documentation.

7. Technical Support:

Answer all questions as they relate to IGBC Green Building rating system. Guide team through
documentation process and green measures implementation process.

8. Communication:

Provide status reports at interval to be determined by team. Coordinate interim meetings and conference
calls to support integrate design process.

9. Documentation Review:

Coordinate Submittal of all documentation to IGBC for preliminary review. Coordinate response to
request for clarification or additional documentation.

10. Credit Audit / Appeal Support:

Provide /coordinate final submittal of all additional information and documentation upon request of the
council. Coordinate response to request for clarification or additional documentation.
