INTRODUCTION AND OVERVIEW TO THE CITY
hennai, formerly Madras, is the capital of the southern state of Tamil Nadu. Located on the Coromandel Coast, it is Indias fourth largest metropolis and the 39th largest metropolitan area in the world. The city is over 350 years old, with a lingering aura of its rich heritage and culture tucked away in charming by-lanes and narrow twisting alleys, hidden from the hustle and bustle of modern life. Chennai is home to the 12 km long Marina beach, one of the longest in the world! It also has the unique distinction of having a national park within the city limits the Guindy National Park. The city is also popularly known as the Detroit of South Asia, as it is a major manufacturing hub for automobiles; it is an attractive destination for foreign investments and the outsourcing industry. Located in the north east corner of the state of Tamil Nadu, it sits on a coastal plain with an average elevation of 6 metres. This, combined with it being on the thermal equator, makes the climate hot and humid almost all year round. The maximum temperatures of 38-42 C hit the city in May June and the lows of 18-20 C are in January. The city gets its rainfall from the northeast monsoons from September to December. The estimated metropolitan population in 2006 was pegged at 7 million spread over an area of 1177 km square.

Introduction and overview to the city

The history of Chennai is fascinating it owes its origins to a humble shing village. Ancient Chennai was ruled by the Pallava, Chola, Pandya and Vijayanagar Empires. Then followed a long history of foreign settlements. The Portuguese arrived in the 16th century and left their unmistakable mark through various monuments, the most important one being the port named Sao Tome. The Dutch followed soon, and the British established themselves in the 17th century, building the Fort St. George, which became the nucleus around which the colonial city grew. The British East India Company in 1639 chose the tiny town of Madraspatnam as their permanent settlement. Another town Chennapatnam, was duly merged with Madraspatnam and thus was born Madras, a name favoured by the British. The French took brief control of the city and the Fort, which was later won back by the British under the famous treaty of Aix La Chapelle. Contemporary Chennai still echoes the grandeur of the Pallava dynasty and its several foreign settlers in its cuisine, architecture, culture, language and its places of worship. This city is best known for its classical dance and music heritage, ancient temples and churches, sensuous silk saris, fragrant jasmine owers and the enduring aroma of its lter kapi ( percolated coee). hy Chennai? Thats a question asked by not only newcomers to the city but also by those who call it home. Before the British, or rather the East India Company, there was no Madras.

In 1639, the East India Company was given a grant of land, a spit of sand three miles long and one wide by Venkatadri Nayak, the Governor of the Vijayanagar Empires territory. Here on this strip, the Companys Chief Agent, Andrew Cogan, his subordinate, Francis Day, and their negotiator, Beri Thimmappa, established Fort St. George, and by 1640 Thimmappa had brought in weavers and dyers from his Telugu country, which is now Andhra Pradesh, to settle north of the Fort. It was this Fort that was to grow into Madras, but nowhere in the city are Cogan, Day or Thimmappa, its founders, remembered! When Day was granted that land, Venkatadri Nayak requested the Company to name the new settlement after Chennappa Nayak, his father. The British, instead, named it Madraspatnam, a name for which there are many theories. The storytellers favourite theory is that it was named after the Madeiros family. The Portuguese were the rst European settlers on the Coromandel

Coast, establishing themselves in the 1520s in what they called San Thome. Madeiros, a Portuguese ships captain, became not only the richest merchant on the Coromandel but the family he begat was, well into British times, the First Family of the Coromandel in a manner of speaking. Numerous were the occasions they lent money to the various European councils on this coast! Most signicantly, they funded scores of shing villages on the Coromandel and many of these villages are said to have called themselves Madrakuppam (kuppam means villages), Madra or Madera being the local contraction of Madeiros. And so it is quite possible that Cogan and Day named their settlement after two nearby shing villages that were Madra kuppams. When Thimmappa brought in the textile-makers from the Telugu country in 1640 to produce the cottons for which the East India Company had put down roots on this coast, they were settled just north of the Fort. The Indian settlement, which Fort St. George called Black Town, was called by the settlers, presumably at Beri Thimmappas request, Chennaipatnam, fullling the request that had been put to him by his friends, the two Nayaks. Thus from the very rst days of the founding of the new settlement by the Cooum River mouth, it was called Madraspatnam by the Europeans and those speaking in English or the local pidgin, and Chennaipatnam by those speaking in the vernacular. In fact, not only was this the practice right through the days of the Raj and down to this day, but ocialese has always called it Madras if recorded in English and Chennai if in the vernacular. Both names have survived side by side happily for 360 years now and there was no real need to replace one by the other. Locals, nowadays, still refer to the city as Madras but ocial documents require that Chennai be used. At international airports the destination is still Madras. S. Muthiah

he people of Chennai are rooted in their tradition and culture, though outwardly westernization can be glimpsed in all facets of life. While music, dance and the performing arts are cherished and nurtured in this city, the people here equally enjoy McDonalds and a night out at the local discotheques. Families in the middle class place a huge value on good education and careers and most homes will have at least a couple of members holding either a medical, law or an accounting degree. English is understood and spoken by most people in this class. Exposure to western culture is very high as most families have children and other relatives settled overseas and visit them occasionally. People here are warm and welcoming even to strangers and expatriates have found residents of Chennai to go out of their way to help them get around and get to know their city. Religion is inexorably intertwined into everyday life, no matter which faith people practice. Superstitions and myths guide many activities and even nd their way into work life. Learn to work your way around inauspicious times and bad days as the people of Chennai will attribute a lot of value to auspicious times and days before they embark upon anything constructive be it a new job or a new business. dings and naming babies, ground breaking before construction, house warnings, inaugurations of oces and factories and much more. Traditionally, the attire of Chennai (and the state of Tamil Nadu) is the unstitched length of cloth called the Sari draped around the body and brought over one shoulder for women. This is paired up with a long skirt (called a petticoat) worn inside and a short blouse covering the torso. The men wear a shorter length of unstitched material called the Veshti tied sarong style at the waist, teamed with a kurta a loose, collarless shirt or a regular shirt. At the workplace, formal wear is largely the norm. Women continue to wear Indian garments either the sari or the salwar-kameez which is harem style pants paired with a long top and a scarf, while men are invariably in formal trousers, shirts, ties and a jacket or even business suits. Younger women are increasingly opting for western formal oce wear. You will nd most women heavily dressed for evenings out and formal occasions the women of Chennai love displaying their beautiful silk and brocade saris, designer salwar kameez sets and their jewellery!
BECOMING A TENANT

For rst time renters in India, here is some information that will come handy during your property viewing visits and negotiations: Rent Depending on the landlord, rent may be paid in advance or after your stay and the rent due date is determined during lease negotiations. Rents are negotiable and so also the escalation clauses the average annual escalation is somewhere between 7-15% of the base rent. Deposit Deposits are normally set at 10- 12 months rent in advance. This deposit is fully refundable after deduction of damages (if any) and without interest at the end of the lease term. Deposits are paid when the lease is signed. Lease Termination Notice Typically 3 months notice must be given to terminate a lease. This clause forms a part of the lease agreement. Maintenance Costs Maintenance costs vary according to the property. An apartment will typically have a monthly maintenance charge to cover upkeep of the common areas as well as security. Maintenance of installed durables (air-conditioning and generators) is negotiated during the lease agreement discussions. Appointments to View All viewing appointments are arranged through our oce. iving in India is a unique experience you come across something new each day! Consider this a wonderful learning experience and be patient about things which you cannot gure out, and keep your sense of humor handy for things that you cannot change! These are fail-safe formulas for a happy and peaceful stay here. India will teach you acceptance and tolerance, qualities that our ancient religions have instilled in us for centuries. Here are some important facts that you will need to know when living in Chennai: The city gets most of its water supply from the Chennai Metropolitan Corporation through pipelines which ll the sumps (underground tanks) in homes. The water is then pumped into overhead tanks. In apartments, the maintenance sta takes care of ensuring that the pumps are run everyday to give you uninterrupted water supply. In villa style homes, the occupants need to ensure that the pumps (commonly referred to here as motors) are kept running and are serviced regularly. Your sta the maid, security guard or gardener can be trained to run the motors every day.

Getting to know things around your home in Chennai

If you wish to chlorinate your water, you can use locally available bleach liquids and pour some in the sump every day. Many homes will also have a second source of water Bore Wells or ground water. This is usually used for the garden and for the bathrooms as the water may not be t for drinking (due to its dissolved mineral or salt content). Ground water is also pumped up to overhead tanks by motors. In summer, Chennai experiences water shortages. Most of the residents in the city have got around this problem by buying water and having the tankers pump the water up into their sumps and overhead tanks. In apartments, the maintenance sta take care of this. If you live in a villa style home, you will need to enter into an arrangement with a private water supply company to get the tanker deliveries set up. Your property owner or your sta can guide you on this. Drinking Water Please do not drink water straight from the tap or anywhere else unless it has been boiled or chemically treated. We encourage you to buy branded bottled or packaged water which comes in clear plastic dispensers of varying sizes. Packaged drinking water is safe and we recommend going for a reputed international brand. Drinking water supply is available in all convenience stores as well as large grocery outlets. Cooking Gas The medium of cooking here is usually liqueed petroleum gas. There is no piped gas supply in Chennai. Cooking gas comes in cylinders which are hooked up to your stove top. There are government and private suppliers of cooking gas and you will be required to set up an account with them by paying a deposit. Government suppliers may have longer waiting lines than the private suppliers, who are likely to provide you with an immediate connection and supply.

Waste Disposal Although recycling is not commonly practiced in Chennai, we encourage you to separate your wet trash from the dry trash and keep aside all newspapers, plastic, glass and tins to be sent away for recycling. There are many shops in the neighbourhood that will take your daily papers, cans, bottles and other recyclables for a price! They come home to collect it or you can have your maid/driver take it across to the shop. Wet trash is to be bagged and disposed of in the bins that are kept in the yard in apartment complexes. If you live in a villa, please have your maid dispose of the bags at the nearest bin on your street. Trash collection is the responsibility of the city, and this is done several times during the day by the trash vans. There are neighbourhood watches that operate under the banner Exnora to help keep the neighbourhood clean do nd out your nearest watch and get to know the teams. Garden refuse can be recycled as organic manure for your plants and shrubs. Sewage Apartment complexes and villas in the city have sewage lines that are maintained by the city. Some homes, especially on the beach front, do not have this facility and instead make do with septic tanks which need periodic emptying and cleaning by designated agencies. If the home you rent needs this service, please check with your property owner on how this needs to be taken care of. Electricity Electricity supply in Chennai is controlled by the state Government body called the Tamil Nadu Electricity Board or TNEB. Chennai has a 3-phase power supply. In order to have all your appliances and electrical connections working properly, all three phases need to be alive at the prescribed voltage of 220V. In the event of a power outage, you may

nd either one or two phases working or all three out of commission. Most homes have automatic or manual switches installed, to enable you to switch to the phases which are alive and allow you to have uninterrupted power supply during a partial outage. In case of a complete outage, you will need to call your local TNEB oce to register a complaint. The telephone number is listed in your Chennai Telephone book or the Yellow Pages Directory. Restoration can take anywhere from ve minutes to a few hours, depending on where the problem lies. You can have uninterrupted power supply by installing inverters or generators in your home to kick in during a power outage. While negotiating your lease agreement, we recommend that you ask the property owner to provide for this. Telephone/ Internet Connectivity Telephone and Internet services are provided in Chennai by the state government under the name BSNL-Bharat Sanchar Nigam Limited and many private service providers. It is usually a little faster to get connectivity from private service providers. Often, telephone and broadband internet connectivity are bundled together to give you a better deal. Breakdowns around your home Electrical appliances are liable to be aected as a result of uctuations in voltage of the electricity supply. This risk may be minimized by installing a stabilizer in your residence, either centrally or for each sensitive appliance, depending on your needs. Plumbing, carpentry and masonry maintenance work may also be required around your home occasionally. You may check out the local Yellow Pages for service providers in your neighbourhood. Keeping the bugs away If you live in a villa style home with a garden, we recommend that you get the garden sprayed for mosquitoes on a regular basis and ensure that your household sta do not leave stagnant water anywhere as this is a breeding ground for them.

Have your windows tted out with nylon netting which allows you to keep your windows open while keeping the bugs out. The most popular brand of netting Netlon, is easy to x and maintain and comes in two options xed and removable. You may look for the nearest service provider for Netlon ttings from your local Yellow pages. Roaches, ies, ants are common because of the tropical climate in Chennai. Roach bait and ant bait discs are very eective do bring a considerable supply of this in your cargo. Local sprays are also available which work quite well. We recommend you enter into an annual contract with a pest control service so that a service is done prior to moving in and repeated every four months. Contact us for pest control service providers. Rodents can be another problem if your kitchen and garden areas are not kept clean of garbage. Ensure that none of your trash cans are left open or any garbage strewn in the garden area. Wipe down all kitchen surfaces thoroughly after cooking and keep all drains clean by pouring bleach or a drain cleaner frequently; we also recommend that you shut your kitchen windows at night.

The Fort St. George and the Fort Museum:
The rst fort built by the British (in India) in 1639, this literally marks the birth of Madras or Chennai as we know it today. Named after the patron saint of England, St George, it houses the oldest surviving Anglican Church in India St Marys Church, built in 1680. This church witnessed the marriages of two very prominent personalities Robert Clive and Governor Elihu Yale, founder of the Yale University (USA). The Fort is an amazing example of military architecture with massive walls and a surrounding moat. It is this location that is considered as the birthplace of the modern Indian army. Currently the Fort houses the State Government oces.

Places of Interest - Must See and Must Do!

The Fort Museum, completed in 1795, today houses relics of the British East India Company. Visitors are greeted by an imposing 14 ft high statue of Lord Cornwallis. The pedestal carvings depict the poignant story of Tipu Sultans emissary handing over Tipus sons as hostages instead of the ransom that he could not pay the British. Santhome Cathedral The Santhome Church is one of three churches in the world built over the tomb of an Apostle. The remains of St Thomas the Apostle lie here beneath the Basilica. This lovely Gothic Church rises 155 feet from the ground, with a nave of 112 feet by 33 feet, and an imposing sanctuary 62 feet long and 33 feet wide, adorned with stained glass windows depicting St. Thomas and the other Apostles. Inside the sanctuary is a statue of St. Thomas seated. The Marina Beach To the east of the city lies the glittering sun washed Marina Beach, one of the longest in the world (12 km). Head out early on a weekend and take in the shing boats, the gentle waters and the warm sand between your toes! Across from the Marina, you will nd some of the most beautiful buildings of the city the stately University of Madras, the Senate House, and the Chepauk Palace. The Marina beach is an endless source of entertainment for people watchers and to just soak in the essence of Chennai. Kapaleeswarar Temple This 8th century Pallava temple is dedicated to Lord Shiva and his consort Parvati. The temple has inscriptions dating back to the 13th century and is a ne example of the Dravidian style of architecture. The eastern temple tower or Gopuram is 37 metres high and is intricately carved with stories from Hindu mythology. Guindy National Park Commonly referred to as the lungs of the city, the Guindy National Park was originally a game reserve. The biodiversity within the Guindy National Park is

quite amazing, despite the fact that it is spread over a relatively small area of about 275 hectares. The vegetation is mainly of the tropical dry evergreen type, and over 350 species of plants including trees, shrubs, climbers, herbs and grasses share spaces with the Chitals and Blackbucks (varieties of deer).
Excursions out of Chennai:

Vedanthangal Eighty-ve kilometers from Chennai, Vedanthangal is one of Indias largest bird sanctuaries. Its park and lake get over 100, 000 migratory birds visiting every year between November and February. Birds from North Europe, Russia and northern parts of India come here to escape the chilly winters. Vedanthangal is over an hours drive from the city and oers overnight stay as well. Kanchipuram The Golden City of a thousand temples, this is one of Indias seven holy cities, located 70 kilometres from Chennai. The Pallavas, Cholas and the Raya kings left behind their unmistakable stamp of exquisite Dravidian architecture in the innumerable temples and gopurams. The temples are repositories of the art forms of several centuries, as can be seen in the 100-pillared halls of the Ekambareshwar temple and the ornamental ring carvings out of a single stone at the Varadaraja Perumal temple, to name a few. Kanchipuram is equally famous for its silk weaving industry it is here that a million dreams are spun out of the looms of the weavers whose magical ngers create brilliant textures, designs and styles of saris t for princesses and the brides of India. A four hundred year old industry, the weaving is done out of pure mulberry silk combined deftly with gold thread or zari as it is locally known. Mamallapuram or Mahabalipuram Sixty kilometers south of Chennai nestling on the shores of the Bay of Bengal are the remains of a 7th century port of the Pallava kings. Today its ruins include some amazing examples of Pallava art carved in stone. The

spectacular shore temple which once housed both Vishnu and Shiva and the ve chariots or Rathas bear testimony to the Pallava craftsmanship of rock sculpting without the use of brick or mortar. Arjunas Penance is the worlds largest bas relief structure measuring 27 meters by 9 meters. Also famous as a beach resort, Mahabalipuram is the perfect weekend getaway to soak in sun, sand and ancient architecture resonating with the magnicence of kingdoms of yore. DakshinaChitra A unique open air museum, DakshinaChitra is a favourite with expatriates. Located on the East Coast Road, south of the city, the museum showcases living spaces and styles of South India. The homes have actually been torn down and rebuilt brick by brick to give you a truly authentic image of heritage homes. You can interact with local artisans and watch street performances here and pick up some ne pieces of local art and crafts at the gift store.
